Routine maintenance is of utmost importance when owning rental property and Spring is the best time to get in there to inspect the structure and landscaping.

In this episode we cover in detail all aspects of what to inspect on the exterior of the building from the roof to the basement, and landscaping to fences.

Where the interior is 𝙎𝙐𝙋𝙀𝙍 important, we only discuss issues that may have occurred due to inclement weather, like where to look for mold and what to look for with all your mechanicals/HVAC.

As we are landlords who promote professionalism and a business mindset, this episode is a prime example of how to embrace these outlooks. 

Too many landlords take the hands-off approach, thinking their tenants don’t want to be bothered.  That the less contact they have with the tenant, the better.  Maybe they won’t move out, maybe they won’t ask us for any improvements, maybe they won’t complain.  Guess what?  By avoiding the tenants, you’re ignoring your biggest asset, your rental property.

Like your personal home or your vehicle, rental properties need periodic maintenance.  It needs to be checked on to make sure your tenants are caring for it as intended in the lease agreement.  Make your presence known to your tenants so they will feel like you care about your investment and, in turn, them as your “customers”.

It has been statistically shown that rental properties that go without maintenance, have a higher turnover than those with active, attentive landlords.

Let’s get this out there, we are not tax specialists or CPA’s.  We are discussing what we have learned from our own personal research and experience.  OK, now that the disclaimer is out there, we can tell you what we discuss in this podcast episode!

As your rental property grows, you may find you need more help with the everyday tasks that are time-consuming.  These mundane jobs do not really help the growth of your business but are necessary to keep everything operating smoothly.

In this episode, we discuss the tax savings that can occur if you employ your children in your rental property business.  Depending on where you are in your journey, these tax savings can be quite significant.

But it’s not all about you and your business saving money.  We also touch on the personal benefits of employing your children and give several examples of what children of varying ages can do to help take tasks off your To-Do list.

Finally, we discuss options for your children to save or use the earned income and how putting them in charge of their own budget is a really good idea.

05 Jun 2023Our Experience With a 1031 Exchange, Would We Do It Again?00:32:08

Over the last few years, we have been focused on our retirement accounts or should I say, focused on growing our retirement funds to allow us to enjoy the same level of living we do today.

This focus is a constant evaluation of IRA funds, properties owned, income requirements, and desired spending we plan to need.  It’s all centered around how much growth we can obtain over the next 10-40 years.

As our investment properties ARE an integral part and large portion of our retirement plans, it makes sense they are at the top of the list when it comes to scaling and growth of them.  In order to grow and scale, we need to use tactics that allow us to dodge and avoid capital gains taxes whenever possible.  

We are attempting to create a legacy of properties for our children to either continue to grow and scale for their own retirement income or provide a large windfall of inheritance for them to do what they please with.  The last thing we want to do is create a situation where they have to pay enormous taxes on our legacy.

So, Kevin had a large portion of farmland that was gifted to him by his grandmother.  At the time of the gift, the land was not worth a whole lot but as investors know, appreciation is a wonderful thing! After he looked into the value of the land today, Kevin was pleasantly surprised at the value.  What he was not pleasantly surprised at was the amount of capital gains taxes he would have to pay if he sold the property outright.

What option did Kevin have to avoid these taxes?  A 1031 exchange!  So, we did a lot of research and started the process of selling the farmland and purchasing a multifamily 4-plex worth more than double the value of the land.

A 1031 exchange is only as complicated as the timelines and can prove to be a very stressful process should those timelines become tight, which is what happened to us.

We know that ten different kinds of repairs sounds a bit scary, but as rental property owners you may get called for a variety of maintenance calls.

This episode goes over our most common repairs we have to do as landlords.  Some are requests from our tenants but most are found during our inspections we do every 6 months.

Welcome to part one of a two-part series all about creating your rental property team.  
This episode discusses our maintenance contacts that we lean on in our field operations.

We are pretty handy when it comes to maintenance, but at some point, we had to learn how to hand projects off to those who can do it most efficiently.  There does come a time where, even as a DIY landlord, you have to set aside your pride and desires to “do it all” and let the professionals handle things.  Remembering that time is money but letting others shine is important too.

Because we have a multitude of people we work with in our business, we did focus only on the primary points of contact we make. So, we talk a bit about each and every team member we use on a regular basis and then some we don’t use as often, but still play a crucial role in our rental property business.

Next week we will release part two, Developing Your Office Operations and Business Team, which explores all those, including software, that contribute to our efficiency on the business side of managing our rental properties.

Lastly, we briefly discuss the software we rely on and a few we are looking into to continue to streamline our business practices.

For the most part, TurboTenant’s software is free to use so they are perfect for those on a tight budget.

Hemlane is a software that is built to grow with your needs as a landlord. 

For a minimal amount, there's a really good basic package but what we love is the option to upgrade and add 24/7 maintenance management on.  

It gets better!  If you reach a place where you are ready to hand off management to a property manager, Hemlane has that too under their “Complete” option.

Doorloop is relatively new to the landlord software space but they are global and can handle any property in any country and with any currency.

Wow, is this not one of the most frustrating things to happen as a landlord?

You get a good tenant placed or signed on for a lease renewal, giving you the feeling of security and ability to relax a bit.  But noooooo, the tenant contacts you to say that they need to end their lease, either for professional or personal reasons.  

You know it’s not easy for your tenant to give you bad news and know that, depending on the circumstance, you should be compassionate or show support for this change they are experiencing.

Part 2 on Rental Property Insurance!

Last episode, we went over the nuts and bolts of residential rental property insurance.  We talked all about house hackers, single family home rentals, all the way up to multi-family units and what kind of coverage was important to each circumstance.

Part 2 is where we bring in the professional and interview our broker and insurance agent, Ryan Bravo.

Ryan and his brother Michael have been in insurance since the early 2000’s and took over their father’s booming insurance brokerage when he passed suddenly.  These two are killing it in the insurance industry.

They’ve won countless awards and are among the top 150 Farmers Insurance agencies in the country.  Kevin and I are so lucky to have these guys on our team, for home and for business!

Here’s what we discussed with Ryan:

▪️ The current state of the insurance industry and why many agencies are pulling out of states with a high risk of natural disasters.

▪️ The basics of a rental property policy and what it covers and does NOT.  Plus, what are some riders or endorsements rental property owners should consider adding to their policies.

▪️ Umbrella polices, who should have one? Also, are they needed with the protection of an LLC?

▪️ He gave advice to a listener who submitted a question what to do after losing his insurance after filing a large claim.

▪️ Lastly, he gave five questions rental property owners should be asking new insurance agents when interviewing them.  This is common if you purchase your rentals out of state…

Let me start by saying that we are pet lovers.  Kevin and I have owned a pet of some form for the better part of both of our lives.  However, we do not prefer pets in some (most) of our units.

There are good reasons why not to allow pets but the argument on why landlords should allow pets is much greater.   What it comes down to is personal choice.

We knew we had a lot to cover, but we had no idea we had so much to talk about when it comes to marketing your rental property!  We decided to split this episode into two parts, so we don’t take up too much of your, likely overwhelmed, time.

In this episode we take a deep dive into understanding the amenities landlords want to promote for their rental property as well as the area or neighborhood around it.

We do not live in the same areas as our rental properties, so we really do not have a good understanding or feel for what their neighborhoods are like at different times of the day or week.

Fall is the time to prepare for a potentially harsh winter ahead.  So, we are in Northern California and with the exception of our mountainous areas, we don’t see exceptionally harsh winters.  
But that doesn’t mean that we do not prepare our rental properties located here for the winter months.  We still get pretty big storms with high winds and last year, quite a bit of unexpected rainfall.  The point is inspections are always a good idea.  Even more so just before the cold winter months set it.
In this episode we give you suggestions on what fall seasonal maintenance items you should be doing for your rental properties, especially if they will experience freezing temperatures this coming winter season.
We time this preventative maintenance along with our semi-annual property inspections.  This way we can lessen the amount of disruption to our tenants and keep our time on property to a minimum, which also helps us remain efficient in our business.
Where we touch on the things you should focus on inside the unit, most of the tasks are for the exterior of your rental property.  We discuss what to do and why it is important.  The rest is up to you.

It’s got a TON of important information about fire safety prevention with regards to clutter & hoarding, using small appliances like space heaters, air fryers, and crock pots, and items to pay attention to depending on if you have a single-family home or multifamily rental.

This is the final episode where we discuss leases and addendums, part 3 of a 3-part series.  If you have not yet listened to episodes 32 or 33, go give those a listen before you dive into this episode where we are talking all about the addendums that can accompany the base lease used for your rental properties.

We started this series with the base lease (ours is 21 pages), where we discussed each section, paragraph by paragraph, that should be included in every landlord’s lease, and we explained why. 

The first two episodes covered the main components of the lease that MUST be in every lease and items that are more to cover yourself with regards to your criteria or conditions and standards you set for your rental properties.  Things like prohibitions, repairs to the property, and appliances.

This week on the podcast we are taking a step back from the educational focus of the Your Landlord Resource podcast and getting a little bit personal.

We have A LOT going on right now, personally, and professionally, so we thought maybe we would share what’s going on!

We are in the process of selling our last single family home rental which will grant us capital to buy the next multifamily.  So, we will talk all about that process and the alternatives we have to make a decision on.

In our Sacramento complex, we are pivoting and converting one of our studio apartments from a long-term rental into a mid-term rental.  So, we will discuss how that process is going.  We will also talk about a potential remodel to a unit that is much needed as well as some other upgrades we are doing to enhance our tenant’s experience.

Your Landlord Resource has been our main focus for the last year so we will tell you about our plans coming up with that little side hustle we got going.

And don’t fret, we have some personal projects coming up that we will bring you in on as well!

Every new year we all want to focus on some level of change.  Maybe it’s to lose weight, read more books, be more active, or grow your business.

Hey, we are right there with most of these people!  But over the years we have learned various ways that work well for us and it’s not by creating overzealous and rarely achievable resolutions.

15 Jan 2024Deck and Balcony Safety Beyond California SB-72100:20:14

 So, you know how there’s laws in most states now pertaining to the health and safety of rental properties using smoke detectors, dealing with mold, about lead based paint, and how to handle tenants with bed bugs?

Several years ago, California passed a law, SB-721 which basically said rental property owners of certain sized properties had to have their decks and balconies inspected and remedied by 2025 and then within every 5 years thereafter.

This was in response to a deadly balcony collapse with several other instances across the state severely injuring people just hanging out to have a good time.

The point is, many other states have also experienced deaths and serious injuries from decks and balconies that collapsed since California has passed this law.  Now, those states are now following suit to force landlords to repair dry rotted or damaged decks or balconies.

And this my friends is the subject of this week’s podcast.

You may think it doesn’t apply to you but at some point, it will.

It’s risk management at its best!

Where it is not every rental property investors dream to quit their traditional 9-5 job and work at self-managing their units, it is a consideration for many landlords we know.

Some desire FIRE (Financial Independence from Real Estate) where they don’t have many management tasks to take on, some are willing to swap their full-time gig for working to manage their rentals instead.


The desire is freedom.  Freedom from reporting to someone else, somewhere else, for a defined time of at least 40 hours during the week.


Freedom to get up in the morning and go to the gym, travel, spend more time with family, and the freedom to develop, scale, and grow their real estate investments so that they and their family can enjoy a comfortable life financially.


But how easy is this to obtain?  What are the things that need to be considered before making a life changing move like this?

The process of vetting a prospective tenant is likely one of the most important tasks a landlord has.

Think about it.  The person you place to live in your unit needs to have personal and financial characteristics that meet your rental criteria.

For us that means they need to have two positive referrals from previous landlords, a credit score of 725 or above, and net income that is at least 2.5 times the rental amount. But that’s just our qualifiers.

Because income is such an important part of the investigation process for this prospective tenant, we spend a lot of time looking at their credit report.

Sure, it’s likely that if they have our required score they will qualify, but we look deeper into the report to look at debt and if after paying that debt, will they have enough money to still pay rent to us?

In this episode we discuss what we look for when reading someone’s credit report, because it’s a whole lot more than that one little FICO score.

This episode is all about rent control and how it affects landlords. Where we get and understand the premise behind rent control, the issues that landlords must deal with while navigating the laws around rent control can be problematic.

There are several states with cities that already have rent control ordinances, and two states with statewide rent control.  Not to mention more cities and states considering adding laws or ordinances regarding rent control on the horizon.

For landlords, rent control makes it difficult to keep up with maintenance and repairs.  And for tenants, rent control is only helpful if they stay in the same rental for years on end.  Because once they move, they’re paying market rates to landlords who are working to recoup lost income from their previous tenant.

Bottom line, rent control has been found that it’s not all cracked up as it appears to be.

So, way back we did an episode discussing the pros and cons of whether holding your rental property in an LLC is right for you or not.  Well, we had a lot of requests asking us to talk about the actual process of transferring your rental property into an LLC and now here we are discussing it.

She’s here to motivate and inspire you with her stories of triumph as well as hard times and how she nearly lost everything but did not let that setback hinder her goal of owning multiple rental properties.

Sarah also discusses that at some point or another, everyone will deal with some sort of problem in their rental property that is caused by water.  Whether it be a water leak, or old pipes, clogged pipes, frozen pipes, or pipes installed incorrectly, you will find yourself scratching your head about issues with water and water damage.

She has rebuilt her portfolio to include short term, midterm, and long-term rentals along with a few flips here and there.  She has built a great team to support her directly with her rentals as well as developed a network of friends to keep her motivated through all the good and bad that owning and operating rentals throws at you.

When it comes to rental properties and animals, there are a lot of things to consider. You (for now) have the right to refuse pets, but you do not have the right to ever refuse a service animal.

We will say that, for the most part, we do not allow pets in our units.  So, when an applicant or an existing tenant comes to us with a request for a service animal, we are not thrilled to say the least. 

And we are not concerned with service animals in the traditional sense, you know, the ones who guide the visually impaired or the ones who walk alongside someone in a wheelchair and help open doors and pick dropped items off the ground.  Those animals are very highly trained and are certified and registered assistant animals.

Today we are discussing ESA’s or emotional service animals that now have rights through the Department of Housing and Urban Development under Federal Fair Housing laws.  In many cases (not all), these ESA’s are glorified pets.  There is no training, there is no certification.  The doctors who authorize these pets very rarely even meet the pet to see how it interacts with the patient and observe if it is a good fit.

When it comes to these service animals in rental properties, there are many questions that come to mind like, will it damage our units? And then, if it’s a dog, will it cause a commotion and disturb the other tenants? What are WE going to have to do to make this accommodation request amicable? Do we have any rights in the matter of allowing these service animals?

These are all things and so much more that we are discussing in our episode today.  So, grab a coffee and give it a listen while we go over what you need to do if you are faced with this request.

So, this subject might seem obvious to those landlords who are a bit more established but for those newbies out there, this one’s for you!

House rules are your regulations and guidelines that need to be noted within your lease to protect you and your tenants by establishing clear expectations between all parties involved.

Because believe it or not, tenants do need these guidelines to ensure a peaceful living environment and experience for themselves and any other tenants in the property.

And we wholeheartedly agree that house rules define the expectations you have for your tenants when it comes to responsibility, respect, and behavior.

Essentially, you are creating boundaries to minimize any issues or disagreements that may arise down the line.

For us, many of the rules we are talking about today are a bit obvious. However, for many of you, your own rules likely will arise from errors in judgement or prior lack of detail that led you to a place of frustration.

So, a few years ago we bought a 4-plex that was located within the confines of an HOA or Homeowners Association.

And the numbers worked, so that was great, 

And we were told that they handle a lot of the landscaping and care for the parking and deal with all the trash again, which was great.

But we made a crucial mistake and did not thoroughly read the bylaws, which is all on us. There was one item in there that made a really big difference on how well this new purchase would play out.

So, this week on the podcast, we are talking all about what it means to own a rental property within an HOA.

There are several pros and cons to Homeowners Associations.  Some aspects can be fantastic when owning a rental governed by them and others can really affect the value of your rental and the ability to rent it.

Besides the fact that our expenses have increased significantly across the board for all of our properties, we are in a growth mode and are looking to earn as much as we can to continue to scale our portfolio.

This is not us being greedy or money hungry landlords.  We do not impose unfair fees on our tenants or charge for amenities that should be included with the rent.  This is a business strategy where we analyze and evaluate what we can do to increase revenue in our prime location properties.

First and foremost, let us clarify that this is not YOUR landlord property insurance.  Renters insurance is taken out by the tenant to cover their personal possessions.

A few years ago, we only "suggested"  that our tenants take out a policy, but we now REQUIRE it from all tenants because it covers way more than just the tenant’s personal property.

Occasionally, we like to do a landlord Q&A episode because we get a lot of questions from our listeners and followers that are important for all of us rental property owners to know about.

This week on the podcast we are answering several follow up questions that came up about renters’ insurance.  Specifically, can landlords pay for a policy on behalf of the tenant, can landlords REQUIRE tenants hold renter’s insurance, and how do we handle if the tenant takes out a renter’s insurance policy and then cancels it a few months after moving in?

Another question was about what’s better in a rental, gas or electric appliances.  And before you go off on how electric is best, listen to what we have to say about tenants’ opinions on gas operated ones.

We were also asked about what mistakes we have made and how we corrected them.  That was fun to rehash some pretty major errors in judgement!  But we do have really solid solutions on how to overcome and avoid some of those mistakes made.

With the warm weather, landlords are getting asked permission to have a kiddie pool at their rentals.  We have some really important points to consider before just saying yes or no to this request.

Lastly, we were asked about the importance of understanding Fair Housing laws as a self-managing landlord.  So, we addressed this quickly and confidently, offering very easy solutions on how to handle it.

Hoarding goes beyond common house clutter.  It is a mental disorder that millions of people cope with and when it comes to hoarder tenants it is important to know they have legal rights we have to abide by.

In this episode, we are defining hoarding and discussing the health and safety issues that can arise from it. We have personal examples from our property management experiences as well as events noted from emergency services where hoarding has seriously hindered their ability to do their job.

As hoarders are legally protected, we go into to detail about the Fair Housing law and the steps landlords should take if you discover a hoarding tenant in one of your rentals.

Yep. That’s right, this is an episode about mold.  It may seem odd but, in several states, some pretty strict rules have passed regarding disclosures, cleanliness, responsibility, and remediation.

In this episode we are discussing all those things as well as what to do when a tenant reports that they have found mold in their unit.

It’s unfortunate that nearly all the research we combed through was written by lawyers with tips for tenants on what to look for and when it would be appropriate to file a claim against their landlord.

Because of that, we wanted to make sure all landlords were informed of the consequences of not taking mold seriously and tips on how to keep yourself out of the hot seat when it comes to mold.

October 6-12, 2024, is Fire Prevention Week.  Since we have many firefighters in our family who are constantly reminding us of what we need to be on top of regarding fire safety in our rental properties, we thought we would do a shorty episode to go over fire safety tips.

In this episode, we are focusing on who is responsible for what tasks.  So, we are discussing all the fire safety responsibilities that the landlord must take care of and then jumping over to the other side and discussing what the tenants must handle.

And newsflash, even if the tenant has some responsibility in making sure your rentals remain safe, it is up to you to manage that they are following through and doing those tasks. We are also including what landlords need to do to mitigate the risks of tenants not following through.

Holding your real estate license is fantastic and has A LOT of benefits, but only if you have a plan on how you will use it.  Is it only for personal use in your rental property business or do you plan to manage other investors’ rentals as well?  The financial investment into holding that license is something to consider as well.

This week on the podcast, we are doing a shorty episode as an update to a previous episode (#44) on the Deck and Balcony Law, SB721, for California.  There have been some significant changes in the dates and inspection specifications.

Now before you click away and say that this law doesn’t pertain to you, take a minute to listen and learn what California is doing to protect tenants and condominium owners when it comes to the safety of their decks and balconies.  FYI, Florida has already passed a similar law.

Many states have a law like this on the books and are just working out the details so this might just affect your rental property sooner rather than later.

This episode is all about How We Did It, when we renovated 2 out of state units in Idaho, traveling to the units twice, for 4 days each.

We are discussing the condition of the units (one was in bad shape and one not so bad) and the work performed by ourselves and those we hired.  As we did not have a team in Idaho, we also talked about how we quickly were able to put one together.

For the first time, we painted kitchen cabinets, using Beyond Paint Products. So, listen to the process we followed and how they turned out. In addition to the kitchen cabinets, we or those we hired painted these units, installed new lighting, replaced old and dirty plugs and switches with decora style ones, replaced the old yucky carpet with LVP, and replaced Formica kitchen countertops with Quartz counters we purchased for a steal.

Communication, organization, and time management were all key elements to pulling this renovation off and we are here to share how it all worked out!

We have done some soul searching for the last several months and through that reflection, we have found that we are very overwhelmed.  So much so that we have stopped doing the things that we love and have become, well, workaholics.

If we are not working on Your Landlord Resource, we are working on one of the investment properties.  If not either of those, we are playing catch up to chores around the house.

We have been good about spending time with our kids and our parents as often as we can, but there is so much more we want to do.  We just need more time to do those things.

So, in this episode we are talking about our need to step back from this podcast.  To catch up on some much needed us time, maintenance to OUR home, and reset our time management.

This is not goodbye, this is simply “see you soon”.
