On this episode of The Most Dwanderful Real Estate Podcast Ever, Dwan talks about how to pay off your rentals. Contrary to what a lot of other real estate investors do and tell others to do, you should pay off your rentals before paying off your own assets. When you close your first deal, go ahead and quit your full-time job and use the profits from that deal to pay yourself a weekly salary to be a full-time real estate investor. Then when you close your next deal, you can give yourself a raise and/or save up until you can pay cash for another rental property. Once you have 3 rentals paid for and you’re on the way to the Power of 13, then you can start paying off your own assets.

Dwan and Bill just welcomed a new grandbaby and kept little Benjamin’s older sisters for 9 days at their house, so they are still recovering. This August also marks 30 years since Dwan’s life was turned upside-down and she began her life as a single mother trying to find her way. Dwan also shares on this episode about her recent health issues and the continuing journey to find out what is going on. In this weeks podcast I took some inspiration from talking to the “Goddess of Real Estate”, Vena Jones-Cox. She and I discussed what people think investors do. That got me thinking! When you really boil it down to a simple explanation, what is it that we do? Honestly? It’s the same thing that all professions do. In this episode of The Most Dwanderful Real Estate Podcast Ever, Dwan recaps the correct five equities of life and celebrates the eve of a new year, new decade over a healthy, dairy free, sugar free cup of hot chocolate in her favorite Route 66 coffee mug.

As Dwan recaps the decades of her own life, she shares Ecclesiastes 3:1-8 and charges listeners to read it themselves, make a chart of the five equities of life (Financial, Spiritual, Mental, Emotional and Physical), and add a personal thought, weekly, about each equity. This week, she especially highlights the “emotional” equity and expounds with her own personal stories in relation to her “mental” mindset.

Dwan closes this challenge by paralleling the three stages of real estate, “seed, time and harvest” to the Ecclesiastes passage. She expands on each stage with Dwanderful real life thoughts and examples so that the listener can indeed “walk a mile in her shoes.”

If you are thinking that now is the time to start rehabbing homes to sell, you may want to dig a little deeper into the costs of doing so before making a commitment. Why? Because of all that went on with COVID, the cost of building material is extremely high. Dwan tells of trying to find a refrigerator for her mother and it was $1500! If you decide that the rehab you are looking at is still something you want to do, consider saving money somewhere else. Today on “The Most Dwanderful Podcast Ever” Dwan is continuing her series on equity partnering. After many emails telling her that they still don’t understand how to split the profit, Dwan decided to sit down and really break down the figures for you using an example sale. Imagine that the homeowner has a house valued at $300,000 and they owe $175,000. You come in and charge them a “risk assessment fee” of 10% of what the house sells for. That comes out to be $30,000 right off the top of the sale. Then say that they had back payments of $15,000 and that the home needed $30,000 in rehabs. This would leave a profit of $50,000. That split right down the middle is $25,000 each. That’s a pretty good deal for a homeowner looking to get out of their house!

Many homeowners will want to see the math. Take them aside with a pad of paper and show them exactly how that math looks!
