25 Jul 2023278 - Q&A: "I'm Not Interested", Time Management, Expanding Lead Sources00:20:00

In this episode, we address three questions from our listeners. We begin by examining how to handle prospecting objections, specifically when we hear the response "I'm not interested." This objection is common when doing a lot of cold prospecting, but there is an easy way to overcome it. Next, we discuss how to deal with time management struggles. In both real estate and life, there are endless activities to choose from. It's not just about working hard, but about selecting the right activities when time is limited. Finally, we explore the challenges of working with online leads and how we should approach building our business.

0:00 How do I handle the objection, “I’m not interested?” Specifically, when people send this to me over email but also over the phone?

4:21 I’m really struggling with time management. I have a busy life outside of real estate and I’m not sure which tasks I should work on.

9:01 I’ve tried running ads and buying online leads but I’m not getting anywhere. I have plenty of people in my database, but I’m starting to think I need other ways to grow my business.

21 Jan 2022205 - Q&A: Prospecting, video, relationships00:19:39
In this real estate agent training podcast, we have three Q&A topics based on prospecting, video, and relationships.

Question 1:

I hate prospecting, what should I do?

Question 2:

I don’t want to just do market updates over video. I don’t think they are overly interesting. Any suggestions on video content that is easy to create?

Question 3:

What are some lesser-known strategies to build my network?

06 Apr 2021163 - Q&A - Not Feeling Slimy & Fear of Reaching Out00:27:46

This real estate agent training podcast is listener Q&A. These questions have some similarities; both focus on prospecting.

Question 1:

I’m struggling with not sounding so slimy and scammy when I follow up with leads. They all sound so annoyed that I would bother to reach out even though they just input their info on my website... I want people who want to work with me. Who seeks me out. Not click on a house they want to see so they have to put in their email address and phone number and then it’s just awkward because they don’t want to work with an agent/already have one.

Question 2:

I’m struggling with reaching out to people. I feel embarrassed like I’m trying to force a sale on someone. I understand this is a common fear. However, it is holding me back from prospecting.

15 Sep 2020133 - Consistency over Intensity00:13:48

In real estate, it's common for an agent to get excited about a new marketing campaign, sales concept, or new tool. That excitement fuels the real estate agent for a couple of days. However, after this, the excitement wears off and it's back to the baseline efforts.

What if this roller-coster ride of excitement and lack of motivation could become a sustainable and enjoyable approach to real estate? All it takes is building your real estate path with a focus on consistency over intensity.

In this real estate agent podcast, you will learn how to build a consistent schedule.

23 Aug 2020131 - Q & A (Part 2) - Number of Showings and Teams00:11:05

In this real estate agent podcast, we have part 2 of the listener questions for the week.

Here are the questions

  1. I am 3 months into real estate. Do I need to show more properties or less to customers when it comes to leasing?
  2. As a new agent, is it better for me to join a team or start alone? I’ve been invited on to a team of one, a lovely man entering retirement. I think it could be mutually beneficial but he has not sold a lot in the last 3 years.

05 Oct 2019127 - Hacking Success with Happiness00:08:52

In real estate, we are all chasing after the next deal, lead, or agent to hire. It's human nature to have the mindset that having more success in real estate will lead to more happiness. However, what if this is a broken equation and happiness will actually lead to more success?

Shawn Achor demonstrated this with his research at Harvard. As a real estate agent, regardless of where your production is, we need to be finding joy in our careers. Not only will this lead to a more enjoyable life, but studies suggest that we can increase our sales by 37% by changing the way we look at the world.

In this real estate agent training podcast, you will learn how you can hack success with happiness.

16 Jul 2021178 - How to deal with leads who are on the fence00:19:29

In this real estate agent training podcast, we explain four main strategies when dealing with leads who are on the fence. We also call this the "awkward teenager" phase of dealing with a lead.

Commonly, you have spoken with them but don't know the next steps. Or you've shown them a few houses but haven't heard from them in a few weeks. It's usually easy in their home buying or selling journey.

In this episode, we will discuss overdelivering, delighting customers, asking questions, and responsiveness

20 Aug 2021183 - How to determine the most important tasks00:23:27

As a real estate agent, you will have more than enough tasks that you "could" be doing, but "should" you dedicate the time to the given task? In this podcast, we show you a shortcut to determining the most meaningful tasks to place your focus on.

To illustrate this, we unpack the Eisenhower Matrix (or Eisenhower Box). This framework, has you classify potential tasks into important & urgent, important & not urgent, not important & urgent, and not important and not urgent. We then discuss which one of these quadrants should occupy the majority of your time.

13 Nov 2020138 - Q & A - Selling Yourself and Getting Back Into Real Estate00:20:09

In this real estate agent training podcast, we have two fantastic questions coming your way. They are similar in that they focus on either beginning in real estate or trying to reignite your career, but they are quite unique.

Question 1:

Hey I’m a new agent about to start my career! I’m very disciplined so I don’t think scheduling and doing the “dirty” work (ie. cold calls) and prospecting will be an issue. However, do you have any tips to improve on sales skills/selling yourself? I feel like this will be my biggest learning curve. Thanks!

Question 2:

I received my license in 2017, and did great my first couple years as a part time agent. I had some really good transactions in the buyers market for luxury properties. In 2019 I became pregnant with my third baby and gave birth in January 2020. . I slowly stopped working in real estate during the end of 2019 due to the holidays, and I had big close at the end of November so I decided to take it easy. Then covid happened in March of 2020 and all hell broke loose with all three of my kids at home including a newborn. Now we are in October and I am trying to get back in Real Estate and I am finding it very difficult to get back on track.. Luckily my kids are back to school, and I am finding help with my youngest so I am ready to work and get back to business. My question is for someone who has been MIA and wants to come back during this time, what can I do to get myself back out there during COVID times. I can't do open houses, I do not door knock, and I barely see people anymore , since there are no networking or functions going on. What do you suggest and the steps to take. I feel like a completely new agent. Help! Thank you !

You can ask a question anytime by going to revrealestateschool.com/q-and-a

Not only that, at times, they can have lead overflow and need someone to help work some of their leads.

In this episode, you will learn how to strategically pick the right agents to connect with and how you can have a mutually beneficial relationship.

10 Sep 2023281 - FSBO & Expireds - Are They Worth It?00:15:21

Are FSBOs, Expired Listings, and Cold Calling really worth it in the real estate game? In this video, we'll dive into these strategies and discuss why they might not be your best bet for building a successful real estate business.

🔹 It’s not that you want to avoid these strategies altogether (stay tuned for reasons they can be helpful), but you don't want them to be your main source of business.

🔹 Starting with a disadvantage: These calls are usually not well received, putting you on the back foot from the get-go.

🔹 Transactional nature: When you make these calls, you're essentially trying to convert a call into a deal, which can be challenging.

🔹 Weak leads: In most cases, the clients you acquire through these methods are rarely your strongest leads. Your database might end up filled with clients inferior to those acquired through Sphere of Influence (SOI) based leads.

  • Expired Listings often didn't heed their agent's advice previously.
  • FSBOs often don't see the value in working with agents.

🔹 Illusion vs. reality: While these calls might give the illusion of building a business, your time is often better spent building genuine relationships within your community.

🔹 The case for these calls:

  • Improves your ability to handle rejection.
  • It's better than doing nothing.
  • Enhances your ability to handle objections.

In this video, we'll explore the pros and cons of these real estate strategies and help you determine if they're the right fit for your business. Don't miss out on essential insights for your real estate journey! Subscribe now and hit the notification bell to stay updated with our latest content.

16 Mar 2023268 - 3 Skills To Develop in 2023 That Will Change Your Business00:14:22

Real estate is a multifaceted business that requires a diverse set of skills from its agents. Not only do they have to advise clients on real estate matters, but they also need to analyze market trends and communicate effectively with different stakeholders such as buyers, sellers, and lenders. In addition, they have to create effective marketing strategies to sell properties, be excellent salespersons, and build strong community relationships. As if that wasn't enough, they also have to play the role of a part-time therapist, helping clients navigate the emotional rollercoaster that often accompanies buying or selling a home.

But of all the skills that real estate agents require, which domain is the most important? In the following video and podcast, you'll discover three incredibly valuable skills that are essential for excelling in the real estate industry. While it's true that other skills are also important, these three areas are critical for achieving high levels of success in this field. By mastering these skills, you'll be better equipped to provide exceptional service to your clients and stand out as a top-performing agent.

21 Oct 2022249 - Seller Doesn’t Want to Pay Buyer’s Commission00:13:10

Asking for your buyer’s commission from a seller or builder can be a delicate situation and conversation. How do you ask for your fee when the seller or builder is not offering your full fee? With practice, approaching this conversation can not only lead to a positive result, but it can also even strengthen the relationship with your buyer.

In this video and podcast, we discuss how to ask for your full fee when a seller or builder is not offering your commission. We start by discussing the three potential outcomes of commissions. From there, we dive into how to discuss this with your buyer. The key comes down to letting buyers know how you get paid, why you get paid, and what happens if you’re not getting paid. This all hinges on bringing up your fee in this exact order.

From there, we discuss how to approach the seller when they aren’t offering your fee and how to approach the conversation when the seller refuses to pay a commission.

This is very important when considering builder listings and FSBO listings.

08 Jan 2021140 - Q & A - Staying Focused, Avoiding a Poor Reputation00:19:45

In this real estate agent training podcast, we have two listener Q & A questions coming your way.

Questions 1:

How do you stay focused on your daily routine, never get off track, and be absolutely disciplined about it?

Key Takeaways:

  • Never miss 2 days
  • Easy Choices = Hard Life. Hard Choices = Easy Life
  • Falling in love with the process
  • Small wins

Questions 2:

In response to Episode 125, if I don't care what others think, and they think negatively of me, is that going to harm my reputation in my market?

I live in a relatively small town and as a new agent, I've been concerned with proactively generating leads by cold calling/mailers/etc.

With these tactics it's my fear I am bothering these people and in turn giving them the opportunity to create a negative opinion of me. This then results in a damaged reputation that hurts my ability to grow my business. Where is my thinking flawed?

Key Takeaways:

  • Use CBT for limiting beliefs
  • The Rule of 7 in real estate agent marketing
  • It's your duty to be known in your community
  • Focusing on your financial goal

08 May 2019105 - Tips for Introverted Real Estate Agents00:10:16

For years real estate agents had this image of being loud, over the top, salespeople. Many new real estate agents are concerned that they will not be able to succeed unless they are extroverted. 13 Apr 2023272 - Asking For Business (In Reverse)00:22:40

As a real estate agent, asking for business is a crucial part of the job, but it's not just about winning the client over. You also need to ensure that the client is the right fit for you. Some important topics and takeaways.

  • Asking for business can be challenging because of the fear of rejection, but it's important to reframe rejection as a learning opportunity and part of the path to success.
  • You'll learn about the "winner's equation."
  • This equation can help us understand and cope with rejection and emphasizes the importance of putting in the effort and taking action to increase our chances of success.
  • When going into a listing presentation, agents should also consider if the client is the right fit for them.
  • As part of the listing presentation booklet, there are five tasks for the seller, with the last one being "I don't work with everybody." This line indicates to the client that the agent is not a hundred percent committed to working with them yet, causing them to want to work with the agent more.
  • It also helps the client understand that the agent is a busy agent and does not take on everything, which helps with conversion.
  • The agent should differentiate themselves by choosing three to five things that make them stand out.
  • The chosen differentiation should be tailored to the property and include things like knowledge of the area, creativity and out-of-the-box thinking, and marketing strategies.
  • Agents should educate sellers on the fact that getting an offer is just the beginning of the home-selling process.
  • Agents should communicate their ability to solve problems with the seller.

10 Aug 2022237 - Overcome Social Anxiety in Real Estate00:12:40

Anxiety is more common than we think in real estate. As an agent, we go through periods of fear, uncertainty, and doubt. We have times of discomfort when conversing with clients or generating leads. Often we think that we are the only ones feeling this, but this couldn’t be further from the truth.

Every agent experiences anxiety in sales; however, some have learned to manage it, and as crazy as it sounds, you may start to enjoy parts of social anxiety. Sometimes it’s telling us that we are doing an activity which could improve our business. Take, for example, networking - you’re anxious because you can about growing your business.

In this episode, you are going to learn the exact strategies you need to know to overcome anxiety as a real estate agent with a focus on social anxiety since this is one of the largest contributors to overall anxiety in real estate.

You’ll learn about detaching from the outcome, how to build your confidence, how to start making calls in low-stakes environments, focusing on questions, and understanding the concept of faking it until you make it.

05 Aug 2022236 - Predict Your Real Estate Market + Free Tool00:11:09

Wouldn’t it be great to know what the real estate market is going to do in your city in the future? Well, an easy way that gives us an answer to this within a reasonable degree of confidence.

Predicting the real estate market involves various inputs like net migration, consumer confidence, interest rates, job growth, unemployment, price trends, inventory levels and more. And even if you knew all of the inputs, there would still be unknowns. For example, will interest rates continue to rise, or will they hold steady? We all have a view on this, but nobody knows with full confidence.

In this video and podcast, you are going to learn how to easily predict any real estate market using the free months of inventory prediction method.

With this, you can predict any real estate market; all you need is the last 6 months of inventory for the community or product type. Months of inventory is a power prediction metric because it accounts for both supply (listings) and demand (sales).

You’ll learn how to calculate months of inventory in real estate and how to determine if you are in a buyer’s or seller’s market.

09 Apr 2021164 - Asking Friends and Family for Referrals in Real Estate00:22:05

Asking our close friends and family for business is a different ballgame. Should we ask them? If so, how do we ask a close friend for business? What if it impacts our relationship?

Friends and family can be a great source of business, but we want to approach it with the right intention and strategy.

Also, we want to ensure the relationship outweighs our need for business from that person. Said differently, relationships over the business when it comes to friends and family.

In this real estate agent training podcast, you learn strategies to approaching asking for referrals from family and friends.

In this real estate agent training podcast we have listener Q&A. It's that time of the week when we answer your questions. The first question discusses some of the hurdles when starting in real estate and ensuring that we are on the right track. The second question asks what are the rules we should follow as real estate agents in order to succeed.

Question 1:

I finished my schooling and received my license October 1st 2020. I have been able to shadow the agents and learn a fair bit. Since I started October 1st I have got 1 end. This is from a friend from school and I helped her find her first home.

Since then I have spent a fair amount of money with advertising like website, my personal branding, social media posts, curated social, paperless agent, flyer drops, etc. and I have received no leads. I am not sure if I am doing something wrong or it is what it is?

Question 2:

What are your top 3 rules for real estate?
