Typically when a loan defaults it can be cured pretty quickly. 

This particular deal had it all.  Foreclosure, Judgement, Bankruptcy workout...OH YEA.. and having to sue an insurance company out of state in order to collect on an insurance claim after the fully renovated house burnt down!  One more twist... That was the 3rd fire this gigantic house had...

On this episode of the Private Lenders' Podcast we check in with updates as we have seen them through the end of May.  Seems like real estate has continued to be 'open' and buyers and sellers have continued to buy and sell houses.  Inventory is low and its almost seems like a sellers market (at least in the DC and Baltimore area).

Do you know the blueprint for any successful business?  Jason and Chris go through their exact blueprint they set up for hard money lending but this can be used for any business.  Are you doing transactional or Business owner activities daily?  Do you even know the different between the two?  Good business owners are focused on marketing, operations and finances.  This podcast will go into detail on how to relate all of this to your private lending business.

As a private lender or hard money lender you should think though what you want out of your business. Its important to set a realistic time frame to grow your business based on your resources. Daily tasks should be marketing for new opportunity (loans) and creating relationships with potential investors. Although deploying money takes time you need to have the right foundations in place to deploy capital responsibly.

First off, we are not hating on Appraisers at all. But you have to realize what their role is-- They get paid money to determine a reasonable market value of a property.  They don't have a vested interest in your deal. Zero risk in what happens with your loan. So why would you take your value from this third party??!!

This episode is understand your highest level role as a private lender is determining the value of your asset so you can base you loan amount off it.  

Do YOUR OWN due diligence on your projects and not just rely on other parties.  Yes, feel free to chat with appraisers, realtors, lenders, other investors etc... (we actually encourage you to get help from others) but it is your job to know the value of your property, just like any other asset you invest in.

In episode #3 Jason and Chris describe the different types of income streams from being a private lender.   Depending on what capacity you are involved with.. ex.. brokering, originating, servicing, lending other peoples money, investing your own money, lending your own money etc. can determine your income streams.  Jason and Chris go into details on each aspect so you can determine which income streams you can expect from lending.

After you understand the concept of closing loans and assigning them to private investors and/or other companies, investors, self-directed IRAS etc. its a pretty replicatable process.

There are many different models but this is an affective one.  Make sure to check with your legal counsel and CPA first to ensure this is the right strategy for your setup.

Although we live in the private capital space its good to understand what other financing options are available for real estate investors and commercial property owners.  What 'were' the terms of alternative capital over the past years and what are they today (since many things have changed).  We interview Bryant Mason from Mid-Atlantic Financial Group.  Bryant places capital for borrowers looking for fix in flips, rental products and commercial mortgages.   Bryant has sent us many deals in the past locally but also has the ability to do deals outside of private capital.
