It's crucial that you grasp this concept; everything you do complements everything else. A Facebook post compliments an email. That email compliments a postcard you sent to every door in a neighborhood. An IGTV video complements that postcard. It's all one big branding system that you build on every time you put your name, brand, or message out there! While this could be really awful news for someone who's message is turning people off, it's fantastic news for every other real estate agent or mortgage loan officer.

Ask any marketing agency and they'll tell you that it takes AT LEAST 7 different touches before the consumer will end up buying your product or service. Choosing a real estate agent or getting a mortgage is not an impulse buy. It's going to take time, and the consumer seeing you everywhere before they finally remember you and see you as an authority or as a credible brand. It's Marketing 101, but it's pretty awesome, if you're willing to put in the work.

When you finally understand how all these seemingly separate pieces of content actually all work together to build your brand recognition, then you can make better decisions on what to put out there, how often, where to post it, etc. Please though, don't overthink this.

Would you describe yourself as confident? Confidence is the underlying theme and common denominator to high performing Realtor success. If you want to have control over your business, confidence is not optional.

Today on the Massive Agent Podcast, host Dustin Brohm shares some great advice on how we can build confidence as real estate agents. The first key to building self-confidence is finishing a difficult task or commitment. Keeping promises we made to ourselves should be the norm, not the exception. This little action seems small, but has massive impact. Not only will these accomplishments help us build confidence, they will also push us toward our bigger goals.

She now has 20,000 followers and one post with nearly 8 million views! This simple strategy keeps Paige top of mind with her sphere of influence. This week's show is different. It's a call to arms. We need to talk about some serious issues facing our entire profession, and it needs to be heard by both real estate agents AND mortgage loan officers. We are being attacked like never before... class action lawsuits attacking Realtor commissions, margin compression hitting the loan officers, Zillow, Opendoor, technology and automation, giant hundred Billion $ companies taking aim at us, the economy overdue for a recession, and more. But if real estate agents and mortgage loan officers start working together right now, and start doing the right things, we'll be able to survive. Most of our competitors? Not so much.

Honestly, some of this stuff is pretty scary, and this week we're not sugar coating anything. If you're worried, that's good. Use that worry about your future to inspire you to make the necessary changes. There is a solution, but it's going to take us all joining forces right now.

It's about damn time we stop focusing only on ourselves as Realtors, or as mortgage loan originators, and start learning how to work together to build our businesses and gain the trust of the consumer, despite any fancy new app that may come out.

Someone needs to be the voice of ALL of us, not just Agents or not just lenders. So I'm stepping up. In coming weeks, you'll learn more about something I've been working on. You'll learn about Industry: Connected.

Eyes open, it's game time. Time to put on your big boy pants and address this shit.

While getting comments, likes, reactions, hearts, pins, and views on your content is fantastic, nothing is more beneficial to you than getting your content shared. Especially when you find the right social influencers who are willing to share your content with their huge audience... which can lead to THOUSANDS of social shares. But how do you find these brands or people willing to share to their large followings? We'll tell you exactly who you're looking for, and how to reach out to them.

When someone shares your article, video, or post with their network, the number of people who can see it just grew. Your content can now be seen by their network. On top of that, Google factors in how many social shares a piece of content gets into it's SEO algorithm. A share is the perfect indicator to Google that your content is high quality... otherwise why would people be sharing it? Getting shares of our content should be a top goal for any content creator.

This week, you'll learn how to find massive brands that have similar interests and business objectives to you, and then approach them to ask that they share it. You'll hear how I found a few brands who shared a couple of my blog articles and how it led to thousands of social shares and placement at the top of Page 1 of Google!

Leaving a team to become a solo agent is not an easy decision. There are many pros and cons to consider. Here are some questions you should ask yourself:

  1. Are you losing transactions because you’re stuck as a buyer or listing agent? 
  2. What do you want your business to look like in 5 years?
  3. Are you staying put because you’re comfortable and afraid of the unknown?
  4. How much have you paid in commission and fees over the last 2 years, and what value did you receive for those dollars?

On this episode of the Massive Agent Podcast, host Dustin Brohm talks with top producing real estate agent Jeff West. Jeff went from a barista to becoming a long time buyer’s agent, and now a top producing Icon Agent with eXp Realty. He tells us the story of how he fearfully decided to take the leap after missing out on several listings to his team leader.

Jeff advises us to make sure we’re receiving value for the dollars we are paying to our brokerage. His income nearly doubled when he made the switch. Maybe the final question we should ask ourselves is, “Are we more dedicated to our brokerage than we are to our income and to our individual growth?” Making the change isn’t hard when you’re really ready. At the end of the day, we’re still helping families and serving clients. Just build on what you already know, surround yourself with supportive people, and take action.

Finally... the real estate agent websites episode. Ultimately, I believe that every Real Estate Agent and Mortgage Loan Officer needs their own website. It's a must have. But not everyone has the same website needs, and one size does not fit all. We'll tell you which website providers are a great value, and which ones flat out suck and should be avoided.

We'll also help you to figure out what your needs are; what your overall strategy is so that you can choose a website that fits your needs. A Realtor planning to build a local media company with tons of content needs more features and customization than a Realtor who just wants a basic home search website. We'll walk you through some website options for both approaches.

As real estate agents we understand the importance of using social media to stay “top of mind” with buyers and sellers. That means we are constantly trying to find relatable content for our online audience. We know we should be posting something almost every day; but what should we post, and where do we start?

Today Dustin Brohm, host of the Massive Agent Podcast has some very specific instructions for us when it comes to “edutaining” audiences on TikTok and Instagram. That is not a typo or mistake. Yes, as you'll learn this week from Joy Gendusa, Founder and CEO of PostcardMania, sending out postcards and direct mail can actually be extremely effective, profitable, and even have a digital component to it. With so much technology available today, this really isn't all that surprising if you take a step back. But we're so used to looking down on direct mail as an inferior marketing strategy.

Hell, if you've been listening to me for any length of time, you know I'm pretty firmly against spending your money on direct mail. To be fair, in may cases, it's still a waste of money compared to better marketing and real estate lead generation options, like Facebook Ads. Our guest, Joy Gendusa, even said as much herself in the interview!

So if direct mail sucks, except for if done a certain way... then how should it be done to be effective? This week you'll learn how a postcard mailer campaign in conjunction with Facebook Ad and Google Ad retargeting, and a trackable call to action on each piece of mail, and multiple mailers sent over time. Do you ever say to yourself, I feel completely stuck? Stuck in a place where your goals, wants, and needs do not align with the day to day life you live? In the life of an agent, this overpowering sensation of being stuck occurs more often than not. Whether you feel trapped on a team, in a neighborhood/home, or even in your own mind, there is ALWAYS a way to get unstuck, and it starts with recognizing your comfort zone.

On this week's episode, Dustin Brohm sheds light on his own experience of feeling stuck in an environment that was detrimental to his productivity. It all came down to abundance, or lack thereof. In Dustin's case, it was his living environment that was holding him down. So, he listed his home on the market. Was it a pain in the ass? Yes, but so is staying in the same place forever.

It's impossible to operate at full capacity when your environment is holding you down.  We as humans tend to let minor inconveniences hold us back from making the changes necessary to better our lives. Changing a team or moving offices sounds like a hassle on paper, but that is where we have to challenge the mind to think bigger. Growth only happens outside of the comfort zone, and facing minuscule setbacks head on will allow for growth and abundance in years to come.

Should you cut costs during a recession? That's the million-dollar question quite literally. In short, the answer is yes. You should audit/cut costs during a recession only if they are the right ones. Consider this an opportunity to get your ducks in a row and become more thoughtful about your investments.

On this week's episode, Dustin Brohm throws Realtors a life preserver in hopes to save them from a mountain of headaches. Many agents that have entered the industry in the last ten years have yet to experience an actual recession, resulting in a lack of preparedness. The reality is you need to be ready to pull the plug on certain costs if you do not see a return.

Inflation is not showing any signs of slowing down soon. So, If you are frightened by this, change your perspective. Rather than "keeping your powder dry," recognize that there is less competition in a market like this. When people step back, that's when you lean in and double your spending on what is working, and cut out what is not.

Has your business slowed down? Your answer is most likely yes, even for those who have been killing it lately. Within the last couple of months, many agents have been met with a lot of extra time on their hands.  Some choose to take a vacation, and some take advantage of these tough markets. Prior guest Matthew Kane is a prime example of someone who is utilizing his time wisely by learning a new skill set, and it's going to pay off in the long run.

I bet you've never thought of this before! This week I learned a very clever new strategy and use for Facebook Ads. It's awesome! When you think about Facebook Ads, most of us immediately think that getting leads is their primary value. Rightfully so, Facebook Ads are a fantastic way to produce real estate leads. But what gets lost in the conversation is what else they can do.

When you boil it down, the Facebook Ads platform is a tool for putting a chosen message in front of a select group of people most likely to be interested in the message they're being shown. With that in mind, there are so many other AMAZING uses for running a Facebook Ad campaign aside from just generating leads. 

On this episode we decided to interview two of YOU guys, our Massive Agent Podcast listeners. We spoke to two real estate agents with very different perspectives in the real estate business, and who are using Facebook Ads in very different ways. So you'll hear from Dan Parker, a Realtor w/ eXp Realty in San Diego, and Cynthia Nina Soto, broker/owner of Nina-Soto & Company in Salem, MA.

So we have one relatively new real estate agent on the east coast, and a "seasoned" veteran real estate broker w/ their own brokerage on the east coast. Dan uses Facebook Ads to bring in a consistent daily flow of new leads, while Cynthia uses her knowledge of Facebook Ads in a very different way. You'll surely learn something new and useful from these two amazing Massive Agent Society members and real estate agents.

WTF is happening with Zillow and Opendoor? If you haven't heard, Opendoor was fined $60+ Million by the FTC for falsifying consumer promises and cheating home sellers out of thousands of dollars. So what did they do? They partnered with Zillow as a target lead source. What does that mean for day-to-day Realtors? It means you need to button up your business because the eyes of the government are on us.

On this week's episode of the Massive Agent Podcast, host Dustin Brohm stresses the importance of articulating the correct value you provide for the fees that you charge. You might already be doing that, but today's urgency is more significant than yesterday's. No, normal-day Realtors are not going to have to leave the industry. Ken Gaffga is a Realtor based out of the Denver, Colorado market, who found great success in a short amount of time. What percentage of your business comes from referrals? Are your referrals mostly agent to agent, or are they client to agent? Do they come from social media, or word of mouth? When establishing your credibility in the industry, you should ask yourself these questions. Getting referrals from past clients sounds tough on paper, but it's easier than you think (if you put the extra mile in). If you're not putting the extra mile in, take some notes.

On this week's episode of the Massive Agent Podcast, Realtor and founder of the RVA home team, Shannon Milligan, joins host Dustin Brohm to explain how 95% of the business she receives is from referrals. Shannon has prioritized using Facebook over other social media platforms to make it more interesting. Combining that with highly authentic posts, her sphere is genuinely interested in what she has to say. While it didn't come overnight, she stuck to her roots, thus creating a sense of comfort for her audience.

One huge misconception in building great partner relationships between lenders and realtors is the expectation that lenders have to be handing over leads. Value lies in working with lenders that have a high level of trust and their service standard matches yours, regardless of a lead. Thriving businesses are built on quality relationships, not a barter system. Understanding how to generate those trusting relationships is the key to longstanding success.

Phil points out how affective marketing is the balance of trust and attention. Creating an in-person experience through social events, such as happy hour, community events or other gatherings leads to the development of trust with likeminded people. Social media and and digital technology is important to maintain an open line of communication and provide valuable content resources, but creating a real world experience will always have a greater impact on generating fruitful long lasting real estate agent/lender relationships.

Who couldn't use some solid advice at times? Here's a piece of advice that is super controversial, but in reality, it has an awesome underlying message. The problem with it is the communication from one agent to the other. Somewhere, it gets lost in translation, in turn making it "bad advice". Well screw that, I'm here to tell you that is GREAT advice, and it is up to the agent to really understand what this message means. 

Even Glenda Baker from TikTok has said this is the worst advice ever, but I disagree. What is hard to understand is that the house stays the same (location, neighborhood, etc...), but what doesn't stay the same is the mortgage or the monthly payment, they are malleable. Marry the house date the rate is not controversial, its factual. You are not stuck with the mortgage, aka date it! 

The issue is when your telling consumers they CAN refinance when interest rates go down. We need to change that too IF  interest rates go down, if they can qualify, then hell yeah, refinance. The problem is when you lead them on to think refinancing is a sure thing when it's not. As long as your communicating the concept correctly, its an IF, not a guarantee.

Hopefully, things are going well for you right now. And if they are, keep up the great work...BUT what if you could have done two or three times better? See, 2023's forecast does not seem to be the best for agents. It's estimated about 40% of ALL AGENTS will leave the industry in the upcoming downturn. However, the market for the next 12 months is what the other 60% has been praying for. You can be in that 60%, and here's how.

On this week's episode of the Massive Agent Podcast, host Dustin Brohm is here to tell you how to increase your visibility and impact through conversations. While video on social media is still required, what about your real-life interactions? We can let those go unchecked. What is one thing that agents DO NOT want to do constantly? Move. Markets. Changing markets for agents is the equivalent of an employee's first day at a new job or a student's first day at a new school. It's an adjustment period that no one really wants to undertake. However, agents move to new markets all the time. Whether it be for family reasons or a job opportunity, moving markets doesn't have to destroy your real estate career. In reality, it can do quite the opposite for you.

On this week's episode of the Massive Agent Podcast, Host Dustin Brohm sits down with Realtor Shelby Traylor to talk about the difficulties and benefits of moving markets as a Realtor. Shelby just recently moved from North Carolina to Austin, Texas. Meaning she left the sphere of influence that she built and entered a place where the business proceedings are different.  Seems intimidating, right? Well, not for Shelby. After a small adjustment period, she was able to hit the ground running.

Listen to the conversation as Shelby goes into detail on how moving markets helped refine her goals and ideas of success. After being on a team for about a year, it didn't align with her lifestyle, so she made the necessary changes to get off said team. Yes, things matter outside of real estate. But Too many agents use "life" as an excuse to fail as a Realtor. Changing your mindset will allow you to flourish in a new market without feeling a sense of imposter syndrome.

Too often, agents are drawn to post what they THINK will do well without looking into the details. You see, there is a method to content creation, and it starts with recognizing and delivering what your audience wants.

On this week's episode of the Massive Agent Podcast, host Dustin Brohm invites Mortgage Consultant and content expert Arjun Dhingra, on the show to lay out the blueprint for gaining business traction through social media content. Arjun notes you must be conscious not only of what you want but what the end user wants and needs. Essentially, "do not sell the customer a hamburger if they are asking for a burrito". An easy method Arjun recommends clarifying the news for those who may not understand it, that way, you also never run out of ideas.

Too often, individuals look for instant gratification when they post. To make it in the social media world, it takes trial end error. When adjusting your content, don't only focus on what you are doing now but what you were doing wrong before and how to correct it. Remember, social media is not an "add-on" to door-knocking and cold calling. It's there to enhance and simplify business development. Its a must-have that you need to implement to make things better.

Not only that, but he has scaled his team, The Davis Group, to 25 agents. This was not always the case.. Jared did not start out with a team of 25 agents working along side of him, but he had to start somewhere.

Listen to the conversation as Jared and Dustin discuss how the overwhelming majority of agents know what they need to do, they just aren't doing it. Too many agents aren't making investments into systems that set them up for success, they just keep rinsing and repeating the same old shit that has proven to not work. If you're going to take anything away from this episode, it would be that 2023 is not the year to be sitting on the sidelines.

It is now 2023. That means new years resolutions should be in full effect, right? You're taking cold showers and reading a book while running a marathon each day like you're supposed to, right? I'm only half kidding.. It's important to keep your end goal in the front of your mind, but it's also okay if you get off course for a short period. What matters is coming back to that goal.

Even though Realtors help buyers and sellers navigate the biggest financial transactions of their lives, the vast majority of Realtors still live commission check to commission check themselves. Despite the possibility of such large paydays, most Realtors still fully rely on closing the next deal in order to make a living. Even the most successful real estate agents, those with a nice buffer of cash in the bank, still have a huge vulnerability… if they ever stop showing homes and taking listings, their income disappears. 

To be fair, this is not just an issue for us Realtors, but for all people in all industries. We as a society are terrible with money; more specifically, making certain decisions and putting systems in place now to ensure that we’re moving towards financial freedom. We think it's so much easier to just plan on that paycheck coming in, rather than laying the groundwork for multiple streams of income that do not rely on our own personal activities to generate income. 

This week, we’ll talk about some very specific ways you can start building a nest egg, and working towards financial freedom. Specific, yet simple ways you can develop and implement a few extra streams of income *without* the need t start new, unrelated businesses or distracting you from what you’re currently doing as a real estate agent.

You may disagree with this but the way I see it, we’re doing ourselves a huge disservice by telling people that we are “real estate agents.” See here’s the thing; Realtors don’t have the best public perception. The average person questions whether or not they even need us. They’re irritated and annoyed by real estate agents because they’ve been harassed, spammed, and bothered by some of our overzealous, needy colleagues. 

Go ahead and Google “Why do Realtors…” and then read the auto-complete suggestions that Google fills in. As you’ll hear in this week’s show, these most commonly searched for terms do not bode well for us real estate agents. 

If the public doesn’t think highly of us, thinks we’re not even needed, and has an incomplete or inaccurate perception of what we do (or don’t do)… then why do we want to tell people that we’re just like the rest of them? When you run into an old high school friend, or meet someone new at the dog park, eventually you’ll get asked what you do for a living. When you say “Ohh, I’m a real estate agent”, the other person unconsciously lumps you in with all the annoying agents they’ve been spammed by recently, or with the 13 other Realtors in their immediate family. Not sure about you, but I don’t want to be lumped in with the rest of them!

Instead, why aren’t we simply telling people that “I’m a real estate advisor”? See, the average person has no idea what that means. They have no idea what a real estate advisor does… but it sounds great! Who doesn’t want an advisor? If I’m being honest, I’ll take an advisor over a salesman any day. By announcing your profession as a "real estate advisor,” now YOU get to paint the picture of what you do for a living. 

After you hear the full context in this week’s episode, I think you’ll see the advantage in changing the way you introduce yourself to others. Or, maybe you’ll completely disagree with me and point out something I’m missing or not considering. If so, please let me know in a comment on any of our social media posts about this week’s show. At the very least, I hope this episode inspires some thought about how others see us based on the information you give them.

It makes sense, you’ll stick with it long enough to win if you love doing it. But HOW do you do that exactly, especially if you’re a real estate agent? How can you sell more homes by focusing on what you love doing or talking about?

This week we talk to Sean Mitchell aka the Tesla Realtor, a real estate agent in Denver who is doing just that, and turning their love for Tesla and electric vehicles into closed real estate transactions. As a relatively new real estate agent, Sean has successfully leveraged his Tesla hobby, and the network of people he’s met through that, into a database of like-minded people who then reach out for help buying or selling homes.

Sean is quickly becoming known as the Tesla Realtor both in Denver, and online. In Denver, Sean is the President of the Denver Tesla Club and has grown the membership from 75 to nearly 1,000 in a couple short years. Online, Sean has built one of the fastest growing EV-related YouTube channels and brands out there. Since recording and publishing his very first Tesla YouTube video in 2017, he’s now exploded to 25,000 subscribers… up 250% in just the last 6 months!

Not only will you learn some great tips on leveraging your hobbies and passions to help you sell more homes, but he also shares some great YouTube tips and strategies.

When you get business organically from Google, life is good! Take it from someone who built their local real estate business on Google, nothing beats an organic (aka FREE!) lead who found you on Google! Obviously everyone wants to be found on Google whenever someone searches for a local real estate agent, but we can’t all be winners, now can we!? 

You can launch a website, blog your ass off for months, become a pro at SEO and paid traffic strategies (like Facebook Ads), which definitely pays off big after a period of time. OR… you can be found by accumulating a bunch of great Google reviews and “citations”.
