In this episode we discuss the NRLA’s (@nrlassociation) Renters’ Reform Bill response, outlining the NRLA’s proposals for a post-Section 21 PRS.

Presenters NRLA CEO Ben Beadle (@BeadleBen) and Richard Blanco (@richardblanco_) talk to guests landlord and campaigner James Fraser and landlord and agent Susan Aktemel on the potential implications of the bill and the NRLA response to the plans.

James outlines landlord concerns over the impact of the bill on both landlords and tenants and gives his thoughts on the NRLA proposals and how they could work in practice.

Susan, who runs Glasgow-based letting agency and property management company Homes For Good, shares her experiences in Scotland, where the equivalent of Section 21 – Section 33 - was scrapped in December 2017 and replaced with 18 grounds for repossession.

Russell Quirk

Russell Quirk has been a property professional for more than 25 years as an agent, house builder, planning committee chairman, PropTech CEO and media pundit for BBC, LBC, TalkRADIO and GB News. He is also a columnist for Property Industry Eye. Always quick with a data backed opinion on the housing market and never short of a view on many aspects of the property industry and its participants.

Teresa Wallace

Theresa Wallace is Head of Lettings Customer Services at Savills and leads a department covering all aspects of lettings legislation and processes as well as customer complaints and feedback. Theresa has operated in the lettings industry for 30 years. She sat on the ARLA Propertymark board for three years and in 2015, she set up the Lettings Industry Council (TLIC), a group comprising industry stakeholders with the aim of ensuring that there is one ‘lettings’ voice. In 2019, she set up LARG (Large Agents Representative Group). Theresa’s expertise and experience is widely acknowledged, much respected and frequently sought.

Vanessa Warwick

Vanessa Warwick is co-founder of landlord forum and community, PropertyTribes.com , as well as being a landlord since 1992 and a portfolio landlord since 2004.  Vanessa is in regular demand for her commentary and insights, and has contributed commentary to mainstream media such as The Sunday Times, the Telegraph, the Guardian, and Estates Gazette.  She also co-hosts the “Landlord Lens” webinar with NRLA CEO, Ben Beadle, where they discuss trending topics for landlords.  Being a community manager, Vanessa has her finger on the pulse of what is causing landlords pain, and the topics that are engaging them and she writes many articles to educate landlords on best practice, risk mitigation, and how newbies can get started in BTL safely.

Jamie Fraser

James has been a landlord and small developer for 25 years. An adviser with the NLA for 10 years and an accreditation trainer with the NLA/NRLA for 13 years, he was also the admin organiser on the Axe the Tenant Tax campaign against Section 24.

Last month an influential select committee announced it would be recommending NRLA proposals on rental reform to the Government.

This month Chair of the Levelling Up, Housing and Communities Select Committee and Labour MP Clive Betts joins presenters NRLA Chief Executive Ben Beadle (@BeadleBen) and Richard Blanco (@richardblanco_)  to explain why the plans – on everything from court reform to a review of landlord ­ tax – are so vital when it comes to reforming the sector.

During a wide-ranging discussion he criticises the lack of a proper strategy for the PRS, arguing that the Government 'should be clearer about what they see as the long-term role of the private rented sector', concluding 'good landlords are important' to the provision of rented housing that so many people need.

With Ministers committed to ending Section 21 repossessions, Betts agrees with the NRLA that there is a 'great danger' the Government’s proposed changes will not work without proper court reform to speed up legitimate possession cases. 

He also brands controversial changes to Mortgage Interest Relief, brought in by former Chancellor George Osborne ‘unfair’.

Ben and Richard talk to James Kent of NRLA compliance arm Safe2 about the decision and what it means, and to landlord Jill Lloyd who had already sold homes over fears they wouldn’t meet new standards, as well as paid for expensive improvements to others.

Danny McKeown-Henshall of the NRLA Landlord Advice Team joins us for our regular update on the hot topics on the support line, and, with the Bank of England estimating that by 2025, 40% of landlords will not have enough rent to cover their mortgage payments, we look at the affordability crisis facing the sector.

Mortgage broker Peter Vandervennin and Andy Ralph MD of Lettings at Leaders Romans Group join the team to discuss just how many people are affected and how they are coping.

The supply crisis facing the private rented sector has been looming for some time, with latest statistics showing the sector will need to provide an additional 230,000 homes a year by the middle of the decade. 

The data comes from a report by consultancy Capital Economics, commissioned by the NRLA, which has now set up a Rental Supply Working Group to tackle the issue. 

Made up of stakeholders from across the sector, it is meeting regularly to establish what the current challenges are, develop workable solutions and lobby Government for change.

David Cox joined the Rightmove team as Legal & Compliance Director in 2020, with responsibility for keeping agents up-to-date on latest industry legislation and compliance. Chief executive of ARLA Propertymark from 2014 to 2019, David has a strong background in lettings, legislation and government liaison. 

Ian Fletcher, Director of Policy (Real Estate), British Property Federation (BPF).  

A former Head of Policy and Chief Economist at the British Chambers of Commerce, Ian is Director of Policy (Real Estate) at the BPF – the trade association for the property investment sector. Ian speaks for the sector and his team covers a wide range of housing, commercial property, planning and sustainability issues.  

Chris Norris NRLA Policy Director  

Chris Norris is responsible for policy and campaigns at the National Residential Landlords Association (NRLA). A private landlord and former letting agent himself, Chris has represented landlords for more than a decade, joining the NLA’s policy team in early 2007.

The most recent data from the Federation of Master Builders (FMB) shows that 87% of FMB members said the cost of materials has increased and 75% said that this would lead to an increase in the price they charge to the customer. More than half - 51% - said the lack of available labour had delayed jobs.

Ben and Richard talk Jeremy Gray, Head of Policy & Public Affairs at the Federation Of Master Builders and developer and landlord Charlotte Edwards, about their experiences, and whether things are starting to change.

Joseph Taylor of the Landlord Advice Team joins us for our regular update on the hot topics on the support line, before we talk to Sandy Bastin Head of Tenancy Deposit Services at TDS about outdoor spaces, including where responsibility lies when it comes to tending gardens and common areas of dispute.

Julie Ford - mediator for the Property Redress Scheme

Julie has over 25 years’ experience in the private rented sector predominantly in lettings and property management. A formal specialist housing adviser for Citizens’ Advice and having previously worked as portfolio caseworker for a local homeless charity, Julie bring years of experience to her role as mediator for the Property Redress Scheme

Chris Grose – Head of Housing Advisory Service, Capsticks.

Chris leads the Housing Advisory Service which consists of a range of consultancy and training services. Chris has worked in the social housing sector for 22 years in a number of roles including leading an ASB team, a national ASB Advisor at the CIH and a consultant.

Chris has worked closely with a range of agencies both locally and nationally, including working directly with the Home Office in the development of the ASB, Crime and Policing Act 2014, which included giving evidence at the House of Commons Select Committee.

Malkit Purewal and Sanjay Kumar are childhood friends who embarked on their property journey over 20 years ago by purchasing a property in auction while both in fulltime employment. They continued building their property portfolio while working until 2008 when they embarked on adding value to property by developing or extending properties. 

In 2010 they purchased an HMO in auction which was used for LHA tenants.  They used this HMO as a template to learn how to provide modern contemporary co-living HMOs for the working professionals.  The now manage more than 300 tenants in HMOs for themselves and landlords in South East England.   

In 2013 Malkit and Sanjay took advantage of prior approval planning rules to repurpose commercial properties to residential use. From 2013 till to date they have repurposed numerous commercial properties to residential use which was recognised in 2020 by the Property Investor Awards where Malkit and Sanjay were named Commercial Property Developer of the Year.

In this episode we discuss the Government’s plans to increase energy efficiency in rented homes, the challenges faced by student landlords and whether furnished or unfurnished lets are more popular.

James has carried out energy improvements on his Edwardian rental home to raise its EPC rating to almost an A. He explains how he did it and shares his top tips to landlords who want to do the same.

Kate is senior project manager for the Centre for Sustainable Energy and talks about the challenges of making improvements to older homes, as well as opportunities and exemptions.

James Tanner

James is a developer, landlord, letting and managing agent and member of the NRLA.  He and his wife completed an eco-retrofit on an Edwardian house whilst retaining the original features to minimise energy use and CO2. They have written a checklist for landlords, detailing low-cost improvements that can have a significant impact on the energy efficiency of your rental, which can be read here.

Kate Thomas

Kate currently manages a range of projects across the West of England supporting householders to reduce their energy use and fuel bills while still keeping their homes safe and warm. Kate manages CSE’s volunteering initiative recruiting and training volunteers to work alongside trained advisors and providing peer support to older householders. She also manages projects supporting landlords.

Zoe Bywater

With almost 18 years’ lettings experience, Zoe provides information to clients on the buy to let market and sources the best deals and best products for clients. Level 4 Qualified and a Member of ARLA Propertymark she is an influential industry figure and advocate of the regulation of property agents (ROPA) . A landlord herself, she has organised  several successful landlord events for the Bedford Landlords Network and enjoys a close relationship with the local community. She also authors the Bedford Property Blog.

Hosted by presenter Richard Blanco (@richardblanco_)  the show examines responses to the long-awaited Government White Paper, published in June this year.

While the two organisations may seem poles apart in their approach - most notably over the Conservative’s manifesto pledge to abolish Section 21 repossessions - there are areas of common ground, with both organisations calling for an end to the freeze on local housing allowances and the need for more social housing.

The conversation covers everything from individual responses to the white paper, property standards, supply issues and public, media and political attitudes to landlords and tenants.

Ben said: “Pitting landlords and tenants against each other helps no-one. We want to end the anti-landlord rhetoric so prevalent in some sectors of the media and Government to show we are willing to engage in healthy debate and constructive discussion to create a thriving private rented sector that works for all.”

No-one can fail to have been moved by the sight of tens of thousands of Afghan people flocking to Kabul Airport following the fall of the city to the Taliban in August. 

The UK Government is funding a scheme to welcome and house up to 20,000 refugees from Afghanistan with 5,000 expected in the first year and this month presenter Richard Blanco (@richardblanco_) talks to Dr Krish Kandiah, (@krishk) Director of charity coalition Afghan Welcome about how private landlords can help. 

Krish and Richard are joined by landlord Jo Sherring who houses a refugee family from Syria and is about to house an Afghan family in need of a home. She talks about her experiences and what you can do if you want to help.  

Elsewhere in the show Dan Cumming of the NRLA advice team talks about the hot topics on the phonelines throughout the month, including questions about property inspections. 

Later in the show we look at hoarding disorders. It is estimated that hoarding is an issue for around 6% of people – and with 4.5million people living in the PRS there is a chance you could have a tenant who is affected. 

We talk to hoarding expert Jo Cooke of Hoarding Disorders UK (@hoarderdisorder) about signs to look for and advice on how to approach the issue while supporting your tenant. She is joined by expert trainer Jack Moore (@respectmystuff) who will be delivering a new NRLA course on hoarding and how to deal with it.

Ben and Richard are joined by Stuart Adam, a senior economist at the Institute for Fiscal Studies, who believes that measures introduced by former Chancellor George Osborne are harming tenants by forcing rents up.

He says that in his opinion the Government should restore the deduction for finance costs in full (mortgage interest relief) and get rid of the additional dwelling supplement in stamp duty, changing the existing tax system to make it fairer for landlords.  

With XL Bully attacks and the new Government ban making the headlines in recent months, Samuel Blackhurst from the NRLA's Landlord Support Team talks about some of the calls the association has received on the issue.

And later in the show we are joined by former landlord and letting agent Claire Empson, who has sold her rental properties to invest in a holiday let, and Avril Roberts, Senior Policy Adviser from the Country Land and Business Association.

Avril says more and more members, many of whom operate in the agricultural sector, are diversifying into holiday lets to mitigate the impact of Brexit, which has seen them lose important farming subsidies.

Lorraine Thomas 

Lorraine took a leap from a successful career in business development for the legal sector to property development for herself. Over half of the investment property that Lorraine is renovating at present has a social element attached to it. She is a strong believer in helping young disadvantaged adults get on the ladder and have a decent place to live. Lorraine with her business partner focuses part of her business on renting solely to young people at an affordable rent to give them a start.

Elena was left struggling after her tenants stopped paying and she lost her job. She says there is little help out there for landlords left in the lurch.

Andy talks about demand for debt advice over the past 12 months – and what the charity expects to see over the next year – as well as outlining the Government’s new Breathing Space scheme. Breathing Space is being introduced next month and will see tenants given a ‘break’ from debts to set up repayment plans.

In this episode of NRLA podcast Listen Up Landlords presenters NRLA CEO Ben Beadle and Richard Blanco look at the renewed popularity of Houses in Multiple Occupation (HMOs) and address the issue of mental health in the private rented sector.

Ben and Richard are joined by Russell Anderson, Commercial Director at Paragon Bank and HMO landlord Andy Graham to talk about the increase in the number of landlords investing in this type of property.

A recent report from Paragon showed increasing numbers of aspiring portfolio landlords are targeting HMOs, with NRLA research revealing the number of landlords with HMOs in their portfolios has risen from 17% to 22% in the last decade alone. We look at the reasons for this, the changing face of HMOs and the challenges facing the sector over coming years, particularly in the student sector.

Landlord support team leader Danny McKeown Henshall fills us in on the hot topics on the NRLA phone lines this month, and, to mark the launch of two new courses from the NRLA Training Academy, we shine a spotlight on mental health.

The award-winning academy’s new mental health in housing course will help private sector landlords identify common mental health disorders and develop strategies for prevention, intervention, and support.

The Listen Up Landlords team is joined by expert trainer Mike O’Hara to talk about the issue of mental health in the PRS, what landlords can do to support tenants and, where they can turn for support, if they find themselves struggling.

Gavin Dick

Gavin has worked at the NRLA and legacy organisation the NLA for nine years, specialising in liaising with local authorities on areas including housing safety and standards. He has worked in Westminster on environmental policy and energy efficiency and in the private sector, providing low carbon energy solutions. He also served as a councillor within a local authority for eight years, including time as cabinet member for environment, transport and planning.

Tim Frome - Associate Director at Hamilton Fraser

Tim is responsible for the running of two Hamilton Fraser subsidiaries, HF Resolution Ltd and CM Protect Ltd. HF Resolution runs the Property Redress Scheme and the Cosmetic Redress Scheme while CM Protect runs a Client Money Protection scheme for letting agents. Tim was previously a Legal Services Manager for the mydeposits tenancy deposit protection scheme, where he was responsible for legal matters and managing the disputes and adjudication teams.

The supply crisis in the Private Rented Sector has worsened, with latest figures from Zoopla indicating on average 25 people are looking at every available property to rent.

But its not all doom and gloom.

The NRLA has seen wins in areas such as rental reform, with the Government making a number of concessions as a result of NRLA campaigning, as well as u-turning on the introduction of unrealistic minimum EPC C energy efficiency standards.

It has also announced plans to reverse the freeze on Local Housing Allowance (LHA) rates and end the practice of disaggregating HMOs.

In this episode we discuss new adaptations guidance for private sector landlords, which was launched by the NRLA this week, and look at the unique challenges faced by younger landlords starting out in the business.

With an ageing population and research showing four out of five disabled people are living in properties that do not meet their needs, demand for adapted homes is high, however supply is low.

Presenters NRLA CEO Ben Beadle (@BeadleBen) and Richard Blanco (@richardblanco_) talk to guests Sallie Stone Bearne and Josh Wintersgill about the new guidance, designed to help landlords whose tenants request adaptations, and look at what more can be done to boost the supply of adapted homes.

Sallie is the founder of Branch Properties, which specialises in finding accommodation for disabled people in the private rented sector, and has worked with the NRLA to inform the guidance.

Josh is a wheelchair user who has struggled to find a property to meet his needs within the private rented sector (PRS) and is still looking for a suitable home.

Elsewhere in the show Catherine Behdad, of the NRLA advice team talks about the hot topics on the phonelines throughout the month, including electrical safety.

The NRLA has made representations to MHCLG asking for clarifications to its guidance after reports from members that some electricians are, as standard, issuing certificates only valid until a change of tenancy.

Supported by the NRLA, Daryn is spearheading a campaign to change the law to prevent this happening. He explains the impact of disaggregation on landlords and what he wants to happen next.

Danny McKeown- Henshall, of the NRLA advice team, looks at the issues concerning landlords contacting our support line this month, from mould and condensation to changing legislation in Wales.

Rising utilities charges have been hitting the headlines for a number of months, and with the energy bills price cap set to rise from £1,277 to over £2,000 in April we look at how landlords – and their tenants – will be affected.

Presenters NRLA Chief Executive Ben Beadle (@BeadleBen) and Richard Blanco (@richardblanco_) talk to landlord Elahe Taylor, who offers rentals with and without bundled bills about how she is planning to manage the impact of increased charges.

They also welcome Susan Aktemel, of ethical lettings agency Homes for Good, to find out how tenants are coping with rising bills and what support Government could offer to help them.

Elsewhere Catherine Behdad of the NRLA advice team talks about the hot topics on the phonelines throughout the month, including issues with gas and electricity bills.

We also shine the spotlight on training. The NRLA has recently signed a new deal with Milton Keynes Council, which is paying for private sector landlords in the area to become members of the NRLA, where they can work to become accredited by the association.

The move is part of a bid to drive up standards across the area and Ben and Richard are joined by Lucy Tucker, the council’s private sector housing manager, who talks about how the new partnership will work, along with local landlord Leah Musana who discusses the benefits of accreditation from a landlord’s perspective.

Elahe Taylor

Elahe began her rental business in South Manchester nearly 25 years ago, investing in two-bedroomed terraced houses to be let to families. After moving to the south-east she invested in licenced HMOs for students from the University of Hertfordshire. She is part of an accreditation scheme for landlords, called “PAL” (Partnership Accreditation for Landlords) established by Welwyn Hatfield Borough Council and the university and holds Gold status.

Susan Aktemel

Dr Susan Aktemel is Executive Director of Homes for Good Social Business Group.

Susan started her career in adult education. In 1991 she committed to using her skills to help people improve their lives. From 1994-2012 she created and grew Impact Arts, now a leading, dynamic Scottish charity.  Susan then combined her property experience with her commitment to improving people’s lives to create Scotland’s first social enterprise letting agency, with the aim of changing the private rented sector for people who need homes most. Since 2014 she has raised over £17 million in social investment for Homes for Good, a whole of market letting agency, with particular interest in supporting people on low incomes.

Lucy Tucker

Lucy is private sector housing manager at Milton Keynes Council and has been instrumental in sitting up the training partnership between the local authority and the NRLA.

Leah Musana

Leah, from Milton Keynes, has been a professional landlord since 2015 and became accredited with the NRLA shortly thereafter. Her portfolio has grown to include standard buy-to-let properties, HMOs and a short-term accommodation business specialising in the corporate sector, which includes insurance companies and relocation agents.  She is passionate about raising the standard of accommodation in the private rental sector and her mission is to provide warm, safe and comfortable homes.

26 Jul 2023Episode 31 – Call to reverse benefit freeze and giving something back to your community00:24:41

In this episode of Listen Up Landlords, presenter Richard Blanco (@richardblanco_)  discusses NRLA calls to reverse the decision to freeze Local Housing Allowance (LHA) rates – a move which has seen more and more tenants struggling to make ends meet.

LHA rates are used to calculate benefit payments for housing costs. Historically rates were set at the average rental price for an area, with the sum regularly reviewed. However the rate was reduced to the 30th percentile in 2011.

They were frozen between 2016 and 2020 when they were realigned to the 30th percentile once more at the outset of Covid, based on rental prices as of September 19.

They have remained at this level despite real-world rents going up by more than 10%.

In just over two years to August 2022 the number of households facing a shortfall in their housing benefit increased by 50%. The NRLA has been campaigning on the issue for some time, asking the Government to reverse the freeze, to support both the 38% of private renters in receipt of housing benefit, and the landlords housing them.

Richard is joined by Leeds Landlord Jessica Reehal who owns 22 properties in Leeds and rents mostly to families in receipt of benefits and Julie Ford, who is a tenancy mediator for the Property Redress Scheme and runs the NRLA course on Tenant Finance.

They talk about the issues they are experiencing on the ground and what needs to change.

Joseph Taylor of the Landlord Advice Team joins us for our regular update on the hot topics on the phonelines, before Richard talks to landlord MaryAnn Richmond-Coggan, who built a successful rental portfolio in South East London, before opening a farm and community garden in Kent, running a charity enabling youngsters from the city to experience the great outdoors.

She talks about buying at the right time, the challenge of refurbishment and giving something back.

Our 50th episode of NRLA podcast Listen Up Landlords sees hosts NRLA CEO Ben Beadle and presenter Richard Blanco examine the latest Government proposals around Minimum Energy Efficiency Standards (MEES).

Landlords whose rental homes have an EPC rating below ‘C’ will need to spend up to £15,000 per property to reach the new minimum standard, with just five years to go until the 2030 deadline.

Ben and Richard are joined by James Kent, the NRLA’s chief innovation officer; Andrew Parkin, from the Property Energy Professionals Association and Chris Rogal, a London-based portfolio landlord, to unpack the plans and what they mean for landlords.

Danny McKeown-Henshall a team leader on the NRLA support team, shares some of members’ most common questions to the advice line since the proposals were published.

We also run through the NRLA's calls when it comes to the plans. The association wants the Government to increase the lead-in time for change to 10 years, introduce a comprehensive funding plan to support landlords making improvements and commit to tackling the massive shortfall in qualified tradespeople.

Later in the show we are joined by Charlie Pugsley, Assistant Commissioner at London Fire Brigade, who shares the latest data on ebike and e-scooter fires – the fastest growing fire risk in the capital.

Last year alone three people died and more than 50 people were  injured as a result of fires started by these vehicles, with Charlie discussing advice you can give to your tenants, to keep them – and your properties – safe.

In this episode of Listen Up Landlords presenters NRLA Chief Executive Ben Beadle (@BeadleBen) and Richard Blanco (@richardblanco_)  examine the controversial issue of rent to rent and look north of the border to see how changes in the rental market in Scotland should act as a warning over the potential impact of rental reform.   

This week we learned the outcome of the Rakusen v Jepson rent-to-rent appeal, in which the Supreme Court ruled a Rent Repayment Order cannot be made against a superior landlord where the rent-to-rent firm has failed to license a property. 

The ruling had yet to be made at the time of recording, however Ben and Richard spoke to Al Mcclenahan of not-for-profit tribunal organisation Justice for Tenants and rent to rent specialist Stephanie Taylor to find out more about the practice. They explore what rent to rent is, what can go wrong and – if you think rent-to-rent is for you – how to do it right 

Joe Taylor, of the NRLA advice team, looks at the issues concerning landlords contacting our support line this month, focussing on changing legislation in Wales. 

And later John Blackwood, Chief Executive of the Scottish Association of Landlords (SAL) looks at the changes that have taken place in Scotland over the last five years. Many are similar to those set to be introduced in England, and John reflects on the knock-on effects on landlords in Scotland – and what lessons can be learned. 

He also discusses recent changes brought in in Scotland as part of the response to the cost-of-living crisis. SAL is currently pursuing a Judicial Review against the Scottish Government – supported by the NRLA – over what it describes as an ‘unfair and discriminatory’ rent freeze and eviction ban.

29 Jun 2023Episode 30: Building safety funding and challenging times in Wales00:28:48

In this episode of Listen Up Landlords, presenter Richard Blanco (@richardblanco_)  is flying solo to examine the thorny issue of funding for building safety works. 

In the wake of the Grenfell Tower tragedy new fire safety requirements have left tens of thousands of tower blocks across the country requiring vital remedial works, with the argument over who should fund these works still raging.  

The Building Safety Act was intended to provide financial remedy for blocks of 11m or higher (so called ‘high-risk’ buildings) In some cases, the developer is responsible for rectifying defects and in other cases leaseholders must contribute, up to a certain amount.  

However no financial help is available for an estimated 1.3 million leaseholders with flats in low rise blocks, and so-called Non-Qualifying Leaseholders in taller blocks, many of whom are landlords. 

The implications are far-reaching for landlords who own more than three properties in the UK, who don't qualify for protections. The NRLA conducted a survey recently to gather data to bolster its campaign for a building safety remediation scheme that would fund all necessary remedial work, irrespective of ownership.  

We are joined by Alison Hills, Senior Associate at Tees Law and Maggie Brodie, co-leader of the Unqualified Leaseholders Campaign Group to examine the issues and potential solutions. 

Danny McKeown-Henshall of the Landlord Advice Team joins us for our regular update on the hot topics on the phonelines, before we look to Wales to examine the impact of the new Renting Homes (Wales) Act. 

New Ministry of Justice figures reveal that since the announcement of the new Act at the start of last year, possession claims in Wales have increased four-fold.   

We speak to the NRLA Operations Manager in Wales, Steve Bletsoe to find out more about whats going on and, in the wake of the release of new NRLA paper State of the Welsh Private Rented Sector, what the NRLA wants to see happen to boost the supply of homes to rent.

An exclusive new research report ‘A housing market that works for everyone: Rethinking the role of the private rented sector’ has been commissioned by the NRLA, highlighting the unique social and economic function of the PRS.

The research was carried out by Chris Walker from the economic consultancy ChamberlainWalker, who is also a former Head of Housing at the thinktank Policy Exchange and an ex-Government economist.

He joins Ben and Richard on the show, along with Richard Rowntree, managing director for mortgages at Paragon Bank and Nigel Lewis, editor of The Negotiator.

They discuss the findings, which highlight the essential role PRS landlords play in providing vital homes to let to increasingly diverse demographics, as well as the need to change the narrative around the sector if it is to thrive.

Copies of the report have now been forwarded to Government officials in the Department for Levelling Up, Housing and Communities, HM Treasury and Number 10, along with invitations to further discuss the findings.
