HDA 050: When To Get A Contractor Involved On Your Custom Home Project

#50: There are a few options on how early to bring in a contractor for your custom home project. The first option being early on as part of the team and the next being after the design and construction drawings are completed where you might get multiple bids. There are pros and cons to each option which I describe in this video. The most important thing is finding what works well for you.
#051: What is construction contingency funds? Often times homeowners think that they can spend up to their max budget in construction. This is a big mistake as there will always be surprises and unforseen conditions while building or renovating your home. By setting aside money as contingency funds you can have a buffer for when things don't go as planned, or if you want to increase the quality of your materials.
#052: Construction allowances are misunderstood by many homeowners who have never built a custom home or renovated their current house. Allowances are easy to understand, they are a placeholder value for a particular item that will be used in the construction of your home. This allows you as the client to defer the selection of the item until a later date and allows the contractor to begin construction before all of the final decisions are made. If what you choose is more expensive than the allowance value carried, you pay more. If what you choose is less expensive than the allowance value carried you pay less and a credit gets issued towards the overall construction budget.

When you are building a new custom home or planning a major renovation project it is always beneficial to hire a contractor for pre-construction services. Even though it may result in more cost up front to pay the contractor for this service, the benefit in the overall project is priceless.
First off, it is a good way to determine if you and the contractor are a good fit, before you sign a contract with them for the construction of the home. Next you get the contractors input on the budget of the design. This preliminary contractor pricing will almost always be more accurate than an architect's estimated cost based on the square footage of the home. Then you get the contractor's input on the structure, envelope, mechanical systems and finishes. They can also provide you with different options and work with your architect on the final details.
Having the contractor engaged early, as part of the team is a better way to approach your project. Don't think that you need to wait until the final plans are complete and then go out and get three bids to just choose the lowest price.

#002: In this episode we discuss the methods I use to finish a basement. Water and humidity are the typical problems with basements in the Northeast. I want everyone to be very mindful that using standard (above-grade) construction methods in a basement has a high potential for mold to grow.
You also need to be very careful with what materials come into contact with a concrete foundation wall as water can wick through the wall and allowing that moisture to provide the conditions for mold to grow.

Imagine this - you’ve saved and dreamed for years, you bought some land and now you are getting ready to get started building the home of your dreams. You are very excited and have so much anticipation on how great it will be. You can almost picture the house in your mind – but the big problem is… where do you get started.
As hard as it might be, I ask you to forget about what the house will look like. Forget about everything you have dreamed… Forget about the kitchen, the decorations and finishes…. For just a moment.
I want to take you through an exercise called Performance Programming – this will help you determine exactly how your house will work for you – how you live – what makes you unique. This just might be the difference between having a nice house and having a house that is custom tailored to you and your family.

The cost of lumber in the spring of 2020 is skyrocketing, many people are canceling, postponing or rethinking their projects. I feel this is an opportunity to re-think the way we build and implement advanced framing strategies.
Advanced framing is nothing new, it has been around for decades, but there are still some people who are skeptical. Maybe they remember some poorly built houses in the 60's or maybe they are just ingrained with the thinking that the way they have been doing things for 20 years is the best method.
Utilizing advanced framing methods can potentially eliminate up to 30% of the total lumber material for a project, this can result in some significant cost savings and as a benefit the added insulation will result in lower heating and cooling bills.

#032: I can't count how many times I am called by a homeowner who wants to undertake a major renovation / addition project and through talking with them I learned that they have either replaced their windows, siding, or roofing in the recent years.
I cannot stress enough how bad of a decision this is. If you are even considering a major renovation / addition project and you can get by, even for a year or two with your old siding, windows or roofing and then replace them as part of the larger project you will be much better off.

#035: Today we are talking with Terry Alsberg the CEO and inventor of the warmboard radiant heating system. Terry will discuss the benefits and features of warmboard and why it is superior to all other radiant heating systems.
Forget everything you think you know about radiant heating. Warmboard is a fully engineered system that uses routed panels topped with conductive aluminum allowing the radiant heating to be a whole house heating system and not just something that warms up the floors. Warmbard is more effective and efficient than pipes embedded into a concrete slab and is a healthier way to heat your home than forced air.
The system comes complete with boilers, pumps and controls that are pre-commissioned so that when they arrive on site it is simply a plug-and-play installation for your contractors.
The warmboard panels also act as your structural subfloor and are installed and secured the same way a plywood subfloor would be.
