    In this episode, I'd take the opportunity to share my love for older buildings and how they can be recreated to provide very inspiring workspaces. I talk about the controversy surrounding the Marks and Spencer building on Oxford Street in London, which was slated for demolition to make way for a new glass tower. There are arguments for and against preserving older buildings, but the super important issue from an investment point of view is the finite supply of historical spaces and the growing demand for quirky, grounded, and emotionally resonant environments.

      I'm joined by Ross Smith from Anderson Smith Insurance Brokers to discuss recent changes in Scotland regarding fire safety regulations. It may not be long until the same changes affect the rest of the UK. We delve into the new process for getting the fire brigade to respond to fire alarms, which now involves contacting key holders instead of immediately alerting the fire brigade, and also highlight the potential risks and liabilities for property owners and the importance of having a robust fire safety risk assessment and monitoring system in place.

      1. The cost of living crisis is creating a huge amount of uncertainty for business. All inclusive licenses can provide the certainty businesses crave. 
      2. The WFH (Work from home) revolution is beginning to bite back. Employees and freelancers are beginning to feel the pinch working from a home they have to heat and power. More of our clients are moving into local flexspaces to save on the bills and to meet other humans. Similarly the employers that downsized their space are having to seek out larger spaces as more employees come back to work.

      There is always opportunity during times of disruption and uncertainty. Our job is to stay calm and find them. This episode will give you an insight into how we are responding to this ever changing market place.

        You can have all of the property investing knowledge in the world, but if you are not doing anything with it, then its worth nothing.

        Most investors find it hard to keep a steady focus and to maintain the resilience required to build a successful portfolio and property business. Sometimes overwhelm can set in and the fog descends. Decisions become harder and a clear focus on why we are doing this property thing can be is almost impossible. 

        When you can't remember why you are doing all of this work it can be hard to progress forward. We look around for reasons but sometimes we just need some hacks to get past ourselves, to trick ourselves into taking action.

        In this episode Jerry talks about some of the techniques he has used to break that cycle as quickly as possible. 

        The key is knowing yourself and when that anxiety strikes what to do: Reflect on what works for you and concentrate all your efforts into pressing that start button, once the engine is firing on all cylinders you just need to get out of your own way.
