The housing market is tipping into correction before our eyes. Home sales are dropping nearly 50% in certain markets. Listings inventory is ballooning. Price reductions are spiking.

Perhaps this is all as should be expected when mortgage rates double in the span of a single year. But this is only just the beginning warns housing analyst Nick Gerli. He expects the price corrections to get much deeper as we head into 2023.

The financial markets enjoyed a banquet of steady stimulus in the decade following the Great Recession, and unsurprisingly rose to unprecedented heights by the end of 2021.

But that support was yanked away as inflation became a problem. As a result, 2022 saw painful losses in both stocks and bonds.

Car prices went bananas after COVID hit -- propelled by inventory shortages from disrupted supply chains & the unprecedented stimulus sent to businesses & households.

Now here in 2022, the boom may be ending. Used car prices which nearly doubled post-COVID, have fallen for much of this year -- though still remain much higher than their pre-pandemic lows.

Also, lax lending standards in extending auto loans during the recent boom are coming back to bite lenders -- the percentage of loans that are at least 60 days delinquent hit 1.65% in the third quarter, the highest rate for 60-day delinquencies in more than a decade.

As governments increase their debt, servicing that debt becomes a bigger and bigger problem.

That's especially true if the pile of debt is growing much faster than the underlying economy, which has been the case for decades.

This forces central banks to print more new currency in order to enable their governments to handle the debt service payments.

But once inflation starts becoming an intractable problem & interest rates can no longer be suppressed, the system breaks. History is clear on this.

So, are we close to such a seminal breaking point?

The rally that started 2023 is now appearing overbought.

It is over?

We've frequently commented on this program that it's hard to be an 'investor' over recent years because central planner policy has been by far the big driver of price action.

Instead, we're forced to be 'speculators', placing our bets based on what we think those few policymakers will decide to do next.

Last week's near-death moment for British pension funds is a classic example of how a change in policy can disrupt everything in a heartbeat.

So we should try to get the best bead we can then on where policy is most likely headed. To this end, Wealthion has recently spoken to former Federal Reserve senior economist Lacy Hunt and former Fed advisor Danielle DiMartino Booth.

I've said several times recently on this program, perhaps the most important and yet least appreciated trend that will drive our economic destiny in 2023 will be the lag effect.

This refers to the delayed shockwaves the economy experiences when central banks make changes to monetary policy.

In continuing "higher for longer", the gravitational force weighing on the economy from current elevated interest rates will compound, resulting in "weaker for longer" economic growth. Powell knows this and re-emphasized (once again) that the full force -- i.e., the lag effect -- of the Fed's hiking & tightening regime has not yet manifested. Key takeaway: conditions are going to get harder from here, especially through next year.

The Fed is expecting the labor market weaken and unemployment to rise. I agree with this forecast, though the Fed's projected 2024 unemployment rate of 4.1% seems far too rosy, IMO. We are already at 3.8% in October 2023 and, as mentioned, the lag effect has yet to substantially materialize. Consumer spending will likely slow, corp profits will likely be further pinched, layoffs will likely rise -- and if a recession hits (which I think is likely but the Fed is trying to downplay), then the employment situation gets a lot worse.

Interestingly, when asked directly, Powell downplayed expectations of a "soft landing". He said it still "possible", but his Fed-speak strongly suggested that he thinks the firmness of the Fed's policies will result in a harder-landing.
