Paul Rhodes started his multifamily career 29 years ago, picking up trash at a Roswell, GA, community. Before going national, his on-site history included working in multiple service-focused roles for all property types and as a pool builder.

In 2005, Paul changed focus to educating the multifamily maintenance industry as the Lead Instructor for HD Supply Customer Training, where he expanded the reach of apartment education by increasing the use of digital facilitation tools. In 2011, he became the National Maintenance Instructor for the National Apartment Association Education Institute, responsible for maintaining the Certificate for Apartment Maintenance Technician curriculum.

He delivered the program to Associations and Management Companies Nationwide while updating it and other NAAEI credentials and programs.In 2020, when the pandemic canceled all classes, he joined The Life Properties as the Director of Maintenance Operations, writing policies, organizing the structure of and leading on-site repair operations. 

Paul joined Brookfield Properties as the Senior Manager of Maintenance Learning in June 2022, where he is creating a Maintenance Learning team focused on growing the skills of technicians and maintenance teams at Brookfield Properties communities.

In 2024, Paul started The Maintenance Mindset Podcast as a part of the Multifamily Media Network and founded Directional Maintenance Services.

Both of which share information with the goal of developing industry professionals and expanding knowledge in all related areas.

He continues to be involved in all areas of Multifamily Maintenance management and regularly speaks and is a part of conferences, webinars, or any other event where learning can occur.

Paul holds the following designations: CAMT, CAPS, CAMT+E, CAMT+L, EPA 608 Universal, PHTA-CPO Instructor, OSHA OTI 510+511, and maintains membership in NAAEI Faculty.

Amanda Cox serves as the Chief Operating Officer for Bellaire Services Corporation and Bellaire Multifamily Management.

Within Bellaire Services Corporation, she leads the team in asset acquisition efforts and monitors performance through the lifecycle of the portfolio.

Within Bellaire Multifamily Management, Amanda supports the property operations team, leads value-add initiatives, and spearheads business development efforts. She is passionate about being a solution to underserved Texas syndications and has successfully built the third party business for the firm directly through referrals who have witnessed and attested to her leadership.

Ms. Cox has spent the last 17 years in multifamily property management, and before joining Bellaire Services Corporation, she was overseeing 11k units amongst 8 markets across Texas, Oklahoma and Arkansas as a Regional Vice President of Operations with one of the largest Texas based property management firms.

She is a member of the Institute of Real Estate Management, of which she served as the President of the Austin Chapter in 2020, and actively holds a seat in the International Governing Council for the organization.

She is a mentor to many and is also a strong believer in knowledge growth, thus she is continuously expanding her industry knowledge beyond her B.A. in Business Management from Texas State University by achieving her CAM in 2013, ARM in 2014, and earned her CPM designation in 2016.

Renee Zahn is a Managing Director of Real Estate for Greystar and oversees the management operations for the Central West division that includes offices in Austin and San Antonio. Her responsibilities include leading the teams that support a 51,000+ unit portfolio, strategic operations for both current and new clients, as well as pre-development consulting.

Since joining Greystar in 2002, Renee has served in every onsite role and operations leadership role. She is very active in the local and state level Apartment Associations. She served the Austin Apartment Association as President in 2018 and will serve as the Texas Apartment Association President in 2025.  Renee works alongside the government affairs team and represents the industry testifying in front of the state legislature on industry related bills.

Renee received her Bachelor of Science in Communication Studies from the University of Texas. Additionally, she holds her Certified Property Manager designation through the Institute of Real Estate Management and a Women’s Leadership Certificate from the Yale School of Management.

Tina West is an Executive Vice President for Sares Regis’ Client Advisory team.

In this national role, Tina is focused on growing the firm’s 3rd party management footprint beyond its 7 state and 37,000-unit portfolio.

Ms. West has more than 30 years of experience in the multifamily space, most recently as Executive Managing Director for the West Region at Cushman and Wakefield covering a portfolio of 110,000 units from Texas to California.

In this role, she also served as the firm’s National Mixed-Use Leader. Just prior, as the Multifamily Practice leader at CBRE she launched the first ever Multifamily Management Practice and led the Mixed-Use Specialty product line. Her role as COO of Capstone Real Estate overseeing the management of over 36,000 apartment units predicated both national roles.

She also held senior leadership roles at LMC Living (Lennar), Sunrise Management, Monarch Group and has owned her own business focused on brokerage and property management of both multifamily and residential properties.

She has experience in new development, reposition, market rate, affordable, active adult, HOA, and purpose-built single-family rentals.

Tina has built several management organizations from the ground up and has been successful in the launch of third-party endeavors at each. She is a seasoned leader and has led organizations with over 10,00 team members.

A dedicated industry professional, Tina serves on multiple boards and leadership forums.

Jeff is currently Chief Operating Officer at Middle Street Partners.

Melissa Joy is a Senior Vice President of Operations for Village Green, a National Property Management firm with 40k units and $9.5 Billion in Multi-Family Real Estate under management.

As a 25+ year industry professional, she has experience in every facet of Property Management, having started her career on-site, progressing to portfolio level and ultimately executive level management.

Melissa is a 2022 graduate of the NAA Leadership Lyceum Program, has been a multi-year featured Apartmentalize Conference speaker and industry leader for the National Apartment Association as well as the Greater Cincinnati Northern Kentucky Apartment Association. Currently she is the President of the Greater Cincinnati Northern Kentucky Apartment Association.

Melissa serves on the Operations Committee and the Education Advisory Board for NAA. She holds a Bachelor of Arts Degree from Xavier University, is a licensed Realtor in the state of Ohio, member of the Ohio Association of Realtors, National Association of Realtors, and numerous local Apartment Association affiliates across the country.

After his family relocated him from Ft. Worth Texas to live in Dallas where he eventually graduated from HS from Noth Dallas High in 1984. Ron decided to enlist in the USAF Reserves where he served our country honorably and for next four years. While serving as an active service member in the U.S., Air Force Reserves Ron also attended Brookhaven Community College in Dallas for two years and eventually transferred to Texas Tech University where he earned his Bachelors of Arts Degree in American History in 1988.

Rather than simply jumping into the family business head first, he ended up joining a relatively new property management company called American Residential Property Management Company and at the age of only 19 years old. He did this while he was still enrolled in school, and as a new Leasing Consultant, here is where it all began.

He also managed to find and carve out time to eventually become the Apartment Association of Greater Orlando’s President in 2010 and then, he eventually became the Florida Apartment Associations President in 2015. Prior to co-founding and establishing Vesteco Real Estate Management Services, LLC., in Orlando, Florida and as the firms new President and Managing Member, Ron worked in various positions ranging from Regional Manager, Area Vice President, and Regional Vice President and over the past 15 years for two other national multifamily companies.

Everything great that he has learned from the many great companies and leaders he has had the privilege of being associated with the Multifamily real estate industry was used to create an even better company called Vesteco. He has been responsible for overseeing a combined 50+ class A and B Multi-Family assets–with a combined portfolio of more than 15,000 units–located in Florida, Maryland, Virginia, Texas and Arizona.

Ron has over 38+ years of experience in the multifamily industry now, and he is also the Qualifying Broker for Vesteco Real Estate Management Services, LLC.

Kristina began her career in multifamily in Atlanta as a part-time leasing consultant in 2000, seeking an opportunity that allowed for flexibility as she navigated returning to the workforce after being a stay-at-home mom. She quickly moved through the ranks, becoming Property Manager of the 400-unit community where she began her career.

During her time as a Multi-site Property Manager, Regional Manager, and Regional Vice President, Kristina successfully repositioned multiple assets through renovations and value add programs, with a specialized focus on reducing AR and maximizing NOI for ownership and investors. She has led teams in managing multiple asset classes ranging from C to A+ including tax credit, student housing, conventional, lease ups and new construction communities. She directly supervises sites in Austin, Texas and Huntsville, Alabama while she supports regional teams and the assets that they are responsible for throughout the Southeast.

Kristina currently holds the position of Vice President of Multifamily Operations with Fortis Property Management. Joining Fortis in 2021, she works with the executive team to grow both the organization and the individuals that make up the Fortis site teams. She has facilitated the rollout of a number of successful initiatives and through focus groups and a culture of collaboration works to encourage opportunities for professional growth and development for all team members.

Mary Gwyn, CPM, Chief Innovator of Apartment Dynamics, operates an innovative management company which successfully implements her marketing and maintenance strategies. A skilled in-person and web presenter, her training is based on proven solutions tested in her own company and designed to enhance revenue and improve the work experience for Maintenance and Leasing teams. Jennifer joined Western Wealth Capital to launch their in-house property management company, Western Wealth Communities, in 2020. Jennifer was responsible for building out the property management platform and hiring the team to support the growing business of over 15,000 units. In 2023, she broadened her role to include strategic direction of Western Wealth Capital’s people and technology departments in addition to her existing oversight of operations, property marketing, training, revenue management, human resources and technology for Western Wealth Communities.

Jennifer began her career in the multifamily industry nearly 25 years ago. Since that time, she has served in numerous capacities at two of the nation’s largest property management firms focusing on all areas of property performance.

Jennifer holds a B.A. in French from West Chester University and an M.A. in International Commerce & Policy from George Mason University. Jennifer is a regular guest speaker, facilitator and moderator at many of the industry’s most renowned conferences as well as an active participant in NAA, NMHC and AZCREW. She gives her time to various industry advisory boards such as the AMA, LeaseLock, Entryway (Phoenix Chapter), Nurture Boss and Connexus Living. Steve F. Hallsey was most recently the Managing Director for Wood Residential. He oversaw the management, marketing, leasing, maintenance, and accounting for the company’s portfolio from coast-to-coast – including Wood Partners’ owned assets and a growing third-party management portfolio. Steve has nearly 40 years of experience in the multifamily industry and serves on the board of directors for NMHC. He is a frequent speaker and panelist at NAA events and other industry meetings and is often quoted in national publications. Prior to joining Wood Partners, Steve was the President and CEO of AMLI Management Company for 14 years. AMLI is a national management company owned by the Prime Property Fund, a real estate fund managed by Morgan Stanley. Previously he served as the Managing Director of Operations for Charles E. Smith, a publicly traded REIT in Washington DC.

Mike Brewer is passionate about people, technology, and real estate. Mike’s investment in technological advances and education improves the team member experience and elevates customer engagement.

Marcie Williams is the CEO of RKW Residential overseeing of all aspects of property management operations, new business development and strategy.

She has more than 30 years of multifamily experience spanning owner/manager REITs, third-party management and start-up companies. Marcie has a track record of success at companies including Greystar, Camden Property Trust, Summit Properties and GID/Windsor.

Immediately prior to joining RKW Residential she served as Senior Director of Real Estate at Greystar, where she was responsible for management operations and new business development for more than 20,000 units across the Southeast.

Marcie holds several professional designations including Certified Apartment Portfolio Supervisor (CAPS) and Certified Property Manager (CPM®). She has been a prolific contributor to the Greater Charlotte Apartment Association (GCAA) for which she served on the Board of Directors and acted as Board President. She was a founding member of the GCAA’s Education Foundation and served on the GCAA’s Education Advisory Council.

She is the recipient of several industry awards from GCAA, including Volunteer of the Year, Instructor of the Year and The Lex Marsh Award (Lifetime Achievement). In 2021, Marcie was inducted into the AANC Hall of Fame.

Lisa Gunderson is responsible for the strategic planning, operating performance, and financial success of existing Bristol communities.

Prior to joining Bristol, Ms. Gunderson was responsible for Asset Management at Covenant Capital Group, overseeing a billion dollars’ worth of real estate investments. She also has eight years of previous property management experience, including Regional Manager roles overseeing several communities in Florida, Tennessee, Kentucky and Alabama.

Sherry was most recently the Executive Managing Director of Property Management for RangeWater Residential overseeing the property management group which has oversight for over 100,000 multifamily units located in 15 states.

Sherry joined RangeWater in 2021 with over 20 years of multifamily experience. She is a strategic leader and change initiator with global experience in multifamily housing. During her career, Sherry has overseen over 300,000 units, offering leadership, mentorship and operational expertise to drive business performance which results in business growth. Sherry has extensive experience in high density U.S. markets, Europe, South America and Asia Pacific with emphasis on age restricted developments, lease ups, ESG and corporate/short stay partnerships.

Sherry holds a Bachelor of Business Administration in Marketing from Radford University. Since joining Sunrise Management & Consulting in 2016, Dave has been instrumental in setting new standards for resident retention, operational efficiency, and maximizing property performance.

As co-founder of Property Gauge, Dave spearheads business development and marketing, using his deep industry knowledge to deliver innovative SaaS solutions that streamline property management processes.

Dave serves as the 2023-2024 President of the IREM NY Capital Region Chapter, where his leadership has expanded the chapter’s reach, forged valuable partnerships, and enhanced educational offerings. He is also a finalist for the prestigious 2024 IREM REME award for CPM of the Year, with the winner to be announced at the IREM Global Summit in October.

Richard Friedman joined Greystar in 2014 through the Riverstone Residential Group acquisition and is currently a Managing Director of Client Services & Strategic Partnerships.

Over the past decade, Greystar has successfully grown its US Property Management business both organically and through select strategic partnerships and acquisitions.

As Greystar continues to look for opportunities to grow their geographic footprint across the U.S. and Canada, Mr. Friedman leads a small team with dedicated resources to facilitate intentional pursuit of these opportunities.

Prior to his current role, Mr. Friedman spent the last 15 years responsible for the business development process in California, which included lead development, predevelopment consulting, underwriting, market assessment, and strategic planning for both potential and new assets under management.

Prior to joining Greystar, he held the role of Vice President for Riverstone Residential Group in both an operational and client services capacity.

Mr. Friedman started his career in property management in 1994 with R&B Apartment Management Company, and in 1996, joined Trammell Crow Residential Services, which later transitioned into Riverstone Residential Group.

Mr. Friedman earned a Bachelor of Arts degree from the University of Miami, FL.

Steve's impressive background spans operations, accounting, training, marketing, revenue management, and human resources. With leadership positions at Redwood Residential, Mandel Group, Banner Property Management, LLC , and Sherman Residential, Steve brings a wealth of expertise to the table.A graduate in Finance and English from the University of Wisconsin, Steve holds multiple certifications including CPA, CPM, ARM, and PHR. His dedication to the industry extends beyond his professional roles, as he actively contributes to national and local apartment association boards and committees, university advisory boards, and as a speaker and thought leader.In recognition of his outstanding contributions, Steve was named one of Crain’s Notable HR Leaders in 2020 and received the prestigious CPM of the Year award from IREM’s Chicago chapter in 2018.

Jesse Miller is a three-time, national award-winning real estate executive with over two decades of property management experience.

He is the founder of Pacific Housing Association, leads Greystar Hawaii, and serves as a university instructor at Portland State University.

Miller is passionate about training and education and has taught at multiple conferences, industry associations, and academic institutions in the US, Japan, the United Kingdom, China, and Malaysia.

As a first-generation graduate who owes much of his career growth to strong mentor influence, he now pays this forward by bridging academia with industry to mentor others about dynamic career opportunities in property management.

Due to his industry contributions, Miller was named a 2022 National IREM REME CPM of the Year Finalist and was awarded the 2020 NAA ACE Industry Practitioner of the Year, 2019 National IREM REME ARM of the Year, and the 2018 NAA Credential Holder of the Year Honors.

Starting his career in 1990, Carlyle's journey in multifamily residential management includes an impressive combination of corporate and on-site operations.

His expertise covers management, marketing, strategic financial planning, acquisitions, and third-party management.

Carlyle has successfully managed diverse asset types including REIT portfolios, conventional and military housing, low-income tax credit, and HUD communities.

His success stems from his proven ability to lead organizations and teams in executing strategies that maximize NOI goals, enhance asset performance, reposition challenged communities, and strengthen team dynamics.Carlyle holds multiple industry certifications, including CPM & ARM from IREM; HCCP, SHCM from NAHB; C3P from Spectrum; CAM from NAA; and a Military Designation CDPM II from PHMA.

He has been a VA Licensed Realtor since 2005, further solidifying his expertise in the field.

Kristyn Monticup is the Vice President of Operations at Gables Residential.

Most recently, Kristyn was with Haven Residential as Executive Vice President-East. Her previous experience includes key positions at Rangewater Real Estate, TriBridge Residential and Greystar Management.

Kristyn brings expertise in both owned and third-party management, budgeting, and financials, leading due-diligence and lease-ups as well as collaboration across all corporate support departments to ensure optimal performance while maximizing 501.

Kristyn studied at University at Buffalo, and resides in Atlanta, GA.

Bob Knakal has been a broker in NYC since 1984.

Over that time, he has brokered the sale of over 2,329 buildings having a market value of approximately $22 billion.

For 26 years of those years (1988-2014), he owned and ran Massey Knakal Realty Services which sold more than 3x the number of properties as the #2 firm in NYC from 2001-2014.

Running the firm with a Servant Leadership management style, focusing on empowering everyone on the team, intensely training them and building their self-esteem, led to this overwhelmingly dominant platform.

The firm was sold to Cushman & Wakefield in 2014 for $100 million.

The Massey Knakal Legacy is illustrated by the fact that today in the New York City investment sales market, there are 29 companies, or divisions of companies, that are either owned by, or run by, folks who learned the business at Massey Knakal.

Bob is a prominent thought leader in the commercial real estate business, frequently writing about the market, lecturing on the market and appearing podcasts and national television shows on networks like Fox, CNBC and MSNBC.

Karen Key is a Division President and leads the Southeast region for Asset Living’s conventional portfolio.

She has worked in the industry for over 20 years, gaining experience and expertise in new developments and lease-ups, value-add and repositions, and build-to-rent communities across the East Coast and Sunbelt regions.

At Asset Living, her goals include driving property operations and assisting clients with evaluating existing and potential investments while cultivating a culture that fosters engaged team members.

Karen is an Executive Certified Property Manager (CPM) through the Institute of Real Estate Management (IREM), past president of the IREM Georgia Chapter, and 2022 recipient of the J. Wallace Paletou Award from the IREM Foundation. Karen holds a Bachelor’s Degree of Hospitality Administration and Business Management from Georgia Southern University.

Ms. Druckman brings over 25 years of real estate industry expertise and leadership to Legacy Partners. As Regional Vice President, Sheri is responsible for overseeing all aspects of Legacy’s regional property management operations in the Pacific Northwest including multifamily, mixed-use, new development, lease-ups, renovations and client relations.

Prior to joining Legacy Partners, Ms. Druckman was the Senior Vice President of Portfolio Management, overseeing the long-term asset management performance across office, retail and multifamily property types, ensuring effective execution throughout the lifecycle of investments including acquisitions, debt financing, investment strategy and performance, marketing and leasing, operational oversight and capital projects. Ms. Druckman previously served as Vice President at Sares Regis Group, scaling SRG Residential’s management platform, implementing comprehensive programs, initiatives, and strategies.

Prior to SRG, she was the Director of Real Estate at Greystar. Sheri has expertise in managing portfolios including stabilized, major rehabilitation and new construction projects. Prior to Greystar, Ms. Druckman held Senior Management roles with Security Properties, Simpson Property Group and Trammell Crow Residential Services, executing due diligence, underwriting, acquisition, and dispositions.

Sheri is the recipient of the NAA, National Apartment Association 2020 Excellence Award for Outstanding Service to an Affiliate and the WMFHA 2014 Portfolio Manager of the Year Emerald Award. She serves as Vice Chair for Partnership for Affordable Housing, Vice Chair of the NAA Affordable Housing Committee, and is Past President of WMFHA, the Washington Multifamily Housing Association Board of Directors. Ms. Druckman is also a member of the NAA Legislative & Regulatory Committee and WMFHA Government Affairs Committee. Sheri holds a State of Washington Real Estate Broker License, a Certified Apartment Portfolio Supervisor, CAPS, designation and is an NAA Leadership Lyceum graduate.

Lisa Taylor is a Senior Managing Director for Greystar’s US Client Services. Lisa has an extensive background in property operations for multifamily and build for rent and strategic positioning of assets to include new construction, lease-up, acquisition, renovation, and repositioning of financially and physically stressed assets.

Prior to joining Greystar in 2005, Lisa was a Vice President at Trammell Crow Residential Services and prior to that, she was a Senior Regional Property Manager with Summit Properties, Inc.

She is a Certified Property Manager through Institute of Real Estate Management, a Certified Apartment Manager, and Certified Apartment Portfolio Supervisor through the National Apartment Association and is a frequent speaker at industry events.

Lisa currently serves on the Executive Board for the Apartment Association of North Carolina (AANC) as President 2023-2024 and has served on the Greater Charlotte Apartment Association Board of Directors in many roles including President. She is a GCAA’s Lex Marsh Award recipient (Lifetime Achievement) and recently honored by the AANC as a Hall of Fame inductee for her significant impact and dedication to the industry.

She serves on the National Apartment Association board as a Regional Vice-President (Region IV). Lisa also holds a Broker-in-Charge license for North Carolina.

Lisa graduated from the American Business & Fashion Institute (now known as The Art Institute of Charlotte) in North Carolina.

As a frustrated (repressed?) architect, David Ohlrich credits Mike Brady with starting him on his real estate journey.

From his first drafting class in high school to his current role running property operations at a fast-growing, boutique, alternative asset management and investment firm, he enjoys all aspects of the built environment and is fascinated by the future “use of space” discussion that much of the commercial, residential, and hospitality world is engaged in.

An accomplished multifamily operations executive with over 25 years of real estate experience, David Ohlrich has successfully led growth and improvement strategies at several of the most innovative and respected real estate operators in the country.

His experience in a wide variety of locations, property types, and ownership structures gives him a unique and valuable perspective on the industry. He thrives on creating and leading teams in pursuit of improving operations and driving value.
