The Bank of Canada has once again dropped their key policy rate, this time by .25%. This rate drop will most likely cause Canadian banks to drop their prime rate by .25%, which would bring prime to 5.2%. For those with Variable Rate mortgages, Adjustable Rate mortgages, and Home Equity Lines of Credit - you will see a change to your mortgage (either payment or amortization period). For those with Fixed Rate mortgages, there will be no change. Just a reminder that in general, fixed rates follow long term bond yields and are not directly impacted by the Bank of Canada rate changes like variable and adjustable rates are. Join Pete, Sue and Mindy as they discuss construction financing. They also interview builder-turned-realtor Mark Imhoff about the builder/developer perspective. In 1983 Mark was bitten by the entrepreneurial bug, purchasing the first of two restaurants he would own. In 1988 Mark sold the restaurants to pursue a new career in the building industry. Working for a project management company from Vancouver, building Seniors Homes in Victoria, Mark started at the bottom and quickly rose to the top. Helloooo Bank of Canada! Join us for another special feature highlighting the Bank of Canada rate changes.
This morning, the Bank of Canada raised its overnight interest rate, this time by 75 basis points, or ¾ of a percent. This will eventually trickle down to your lender’s prime rate. At some point in the next month your lender will most likely increase their prime rate by the same amount, resulting in an increase in your mortgage rate. The Bank of Canada has said it will continue to increase interest rates in the coming months in order to bring inflation back to normal levels.
This may feel overwhelming. Please reach out to your mortgage broker to have a conversation about your options moving forward!

Effective December 15, 2024 there are some MAJOR changes to insured mortgages. One big change is that purchases of up to $1.5M can now be insured mortgages which means your down payment can be less than 20%. Another change is bringing back 30 year amortizations on insured mortgages. Buyers who are considered first-time home buyers or buyers of newly built homes can now get a mortgage with a 30 year amortization. When he’s not in the office, Jess likes to spend time with friends and his family. Married for a little over 10 years, Jess and his lovely wife have an adorable 8-year-old daughter and two dogs.
