Details of his most recent deal can be found in YPN Magazine, which involved the purchase & Conversion of a hotel/bar/restaurant into his own home, resulting in over £500,000 of equity in this one deal.

As a property trader, Richard's typical deal is pretty simple - he buys a property for cash and immediately trades it on with minimal or no works. For this strategy to succeed, he relies on other people marketing properties badly - in fact every deal he's ever bought is as a result of bad marketing.
They all have some problem or issue that stops them being sold easily, so Richard finds them, removes the problems, and remarkets them through a more suitable channel.
In addition to his own trading, he's also created one of the largest and fastest growing facebook groups called UK Property Traders where almost 10,000 people discuss all aspects of property investing and share their advice freely.

Paul's previous career was one that he absolutely loved, as a biology teacher for 20 years. Along the way he bought a couple of buy to let properties in order to supplement his pension, but at the time he thought that would be the extent of his property investing.
But after some changes at his school, he decided he needed to find an income stream that gave him a better work life balance, and came across the PIN Property Mastermind programme where he was able to build a portfolio of 14 HMO properties with a JV partner generating almost half a million in annual rent in just 1 year.
Since he was recognised as one of the top performers on his programme, I've been chasing him to join us and share his story, and I'm delighted to say that finally, we have him.

Andy's start in property was almost by accident, after trying a few jobs that didn't work for him, but after 20 years as a successful chartered surveyor, he's clearly found his niche.
During that time he's also been investing in property, and has built up a portfolio worth £1.5million that delivers a positive cashflow of £50,000 a year.
He left the job 3 and a half years ago to set up Urban Village Property Investments, which offers sourcing consultancy, and spends his time between this, joint venture projects, and Grace Kelly Churchill Property Ventures, which is another JV portfolio investment that focusses on larger developments and HMOs.

Today we are going into detail on our quarterly goal setting process looking at why 12 week sprints are the most effective time period to focus on, what some of our focus areas were from the last 3 months and how successful or not we were in hitting them, and how the feedback from that helps us shape not only the next quarter but also how we approach the goal setting itself. We look at our property goals as well as some of our business goals, and reference our recent podcast with Mike Clay a lot so make sure you check that out as well if this is an area that interests you. The second voice you’re going to hear is Alex Riddick. Alex is an electrician by trade who spotted the potential for student accommodation while working as a contractor on other people’s projects. He then went onto buy his first HMO in 2016 and, as most trades tend to do, he got very hands on with that first project. Since then, he has systemised his business and has built an enviable portfolio with some of the highest standard student properties in Liverpool. The real beauty of their story comes when the pair met, and by bringing their collective experience and complementary skills together, they are braced for huge growth in both sides of the business, the construction side and the investment portfolio side. The one downside to taking a break from our regular interviews in order to do these monthly property updates is that it makes me very aware of how quickly the days, week and months are passing by.
On the positive side though it gives me real motivation to make sure I'm pushing our own property investing forward so that I have something interesting and hopefully valuable to share with you.
It's why we decided to do these updates after all. It's not to try and show off about the houses we're buying or the income we're generating, because let's be honest, I interview a dozen other investors every month who put our own portfolio to shame. The reason we decided to do them is to give some real world insight into what progress can be made by a couple with a reasonable income, some free time, and a lot of determination. I've taken so many direct lessons from our guests that have shaped our strategy and allowed us to make leaps forward in our investing, and we've also invested in growing our network and educating ourselves.
It all seems to be moving us in the right direction. Prior to 2015 we'd bought an average of about 1 property per year which gave us some great additional income as a side business, but since I started taking it more seriously we've bought 3 properties in the first 6 months of the year and will hopefully do another 3 by the end of the year.

We've obviously shared some details of our story before in our monthly updates, but never have we looked at the HMO aspect in isolation, and whilst we've expanded our focus in recent years, HMOs got pretty much all of our attention between me leaving my day job, and Victoria then being able to do the same several years later. They are without any doubt in my mind the highest consistent income that can be achieved from residential rental property, and I know what you might be thinking, it's easy for us because some of the first deals we did were quite a while back when property was cheaper and competition was less intense, but towards the end of the episode you'll hear about our most recent HMO project which we completed this year, and we've got plans to do many more. As the father of the pair, Richard has been investing in property for almost 40 years, since he was 18 years old. Following a similar path to his father, Brynley has also been involved in property since the age of 18, making him the 3rd generation in a property development family. He studied landscape design & construction before working on projects for the BBC as well as his award winning show garden for the Royal Horticultural Society. Brynley has worked as a building contractor on development sites of various sizes playing an integral role in design & build projects.

Rob spent 12 years as a pilot before taking the decision to leave early in 2011 when he realised life was too short to be away from his friends and family.
Unfortunately though, leaving early meant he lost out on his military pension, which is when he discovered that property could be a great long term replacement.
He started investing on his own but when progress began to slow down he got training from the Progressive Property Network, and has gone on to build up a portfolio of almost 30 properties with almost 60 tenants, as well as running a letting agency that specialises in HMOs and LHA tenant, a sourcing company, and a training company along with past guest John Paul that focusses on teaching investors how to run their property business like a real business.

During his time as a member of the British Army, Mark served in the Falkland Islands, Kosovo, Iraq and Afghanistan among other places. This gave him a good income with little free time to spend his money, which is when he started investing in property.
After a while it got to the point where he was making more from this side line than he was in the army, and as nobody was trying to kill him in the property industry he made the decision to move into this world full time.
Since then, he has pursued many different property strategies and is now at the stage where he has developed a phenomenal rent to rent business that's on track to hit a £10.5 million rent roll by the end of this year.

Jason originally qualified as a Chartered Surveyor and worked as a planning consultant on large commercial development projects. He started investing in property in 1991 alongside his job but had only one property up until 1997 when he started investing more seriously.
He became a full time investor in 2000 and built his business rapidly to around 200 properties within 7 years. He also bought and sold more than 30 properties in that period. The credit crunch did prove very challenging but he successfully steered his business through that difficult time and still owns and manages a portfolio of nearly 200 properties which he is now expanding using creative financial strategies.

Rob started his career in the police at the age of 16, and 34 years later was still serving as Chief Inspector responsible for training delivery for the whole force. During that time he'd also had stints patrolling the beat, performing riot control duties, and liaising with social services on child abuse cases, but eventually decided to leave in order to set up his own company as a hypnotherapist and self-development coach.
A few years after that as austerity measures were introduced into the police force, his wife Nicola who was still in the police realised it was time for her to leave as well, so together they embarked on a property journey to replace her wages. They've been through Simon Zutshi's Property Investment Quick Start, the Mastermind Accelerator and the full Mastermind programme, and were in a position where Nicola didn't need to return to work only 7 months into their journey.
They are now hosts of the Hull PIN meeting and Rob is a mastermind coach. And to give you an idea of the types of projects they're working on, we had to bring the time of this interview forward as Rob has a site meeting for a development of 70 houses. Pretty impressive after only a few years.

Nick began investing in 2008, saving up deposits one by one and slowly growing his portfolio the traditional way. Today I'm delighted to be joined by Richard Nicholls, founder of The Property Advantage which as far as I can tell is the larger specialist HMO brokerage in the UK, helping landlords by selling HMOs they no longer want, and investors buy ready-made income-producing assets. Richard's approach is to view every HMO the company sells, so with hundreds of transactions completed he's probably got a better insight into what makes a good HMO, and as importantly, what makes a bad one than virtually anyone else in the UK. So why's he on the show today? Well, his business partner Jessica contacted me a few weeks ago and we had a good chat about the HMO industry and their unique insights into it.
