29 May 202444. Being a 30 Under 30 Finalist: Moti Shiferaw & Isaiah Hazward00:22:17

It’s rare for two real estate professionals from the same area and same brokerage to be named as REALTOR Magazine’s 30 under 30 Rising Stars finalists. But once you meet Moti Shiferaw and Isaiah Hazward, you realize they are truly special people.

Moti and Isaiah join us on today’s episode. We learn about their backgrounds and motivations. Moti comes from an Ethiopian immigrant family who never owned their own home, which is why he now specializes in working with that community to help folks achieve home ownership. Isaiah’s parents were contractors– by the time he signed up for his real estate license at the age of 19, he already knew the developments in the DMV and Baltimore area like the back of his hand.

These young men share with us wisdom beyond their years: How they handle adversity, build their businesses, and connect the black community to home ownership. Take a listen and know that the future of real estate is in good hands.

23 Oct 202463. Adapting to Shifts and Elevating Client Value00:40:12

Change is inevitable; growth is optional. The real estate industry is undergoing significant changes, but good leaders will leverage this shift for growth. In today's episode, we go over the terminology and mindset shifts that need to happen.

We talk about shifting the value conversation from "commission" to "compensation" and creating a menu of services for our clients. We also discuss how our conversations with other real estate agents need to be more on point to ensure the process works for everyone.

Most importantly, we talk about how to adjust leadership styles during this time of change. We discuss the importance of clarity, prioritization, and preference for action. Now is the time to reconnect, redefine, and re-communicate who we are and where we're going.

25 Oct 202313. Empowering Communities Part 1 with Bo Menkiti00:28:00

Today our conversation is with Bo Menkiti. We had to break it into two different episodes because it was so good!

In this episode we learn about Bo’s background–growing up on the “other side of the tracks” in an immigrant neighborhood–he talks about how this shaped his perspective on finding value where others may not have seen it and his educational experiences at Harvard University.

Then he takes us back to when he was COO of the nonprofit College Summitt and he had six weeks of mandatory vacation time on his hands. So he decided to buy and resale the six vacant houses next to him in Columbia Heights, DC.

Fast forward and he now is CEO of the Menkiti Group, an integrated real estate services company focused on a double bottom line, measuring success in terms of positive social impact and financial returns. Bo is also the CEO and founding partner of Keller Williams Capital Properties, a residential real estate brokerage managed by the Menkiti Group.

The Menkiti Group and Keller Williams Capital Properties have been recognized by Inc. magazine as being among the fastest growing private companies in the nation. They have also been named as two of the fastest growing inner city businesses in America by Fortune magazine.

As his company grew more and more successful, it invested in eighteen different minority-owned development companies. With the investment from the Menkiti Group, these development companies were able to secure the financing they needed to make deals, catapulting them to success.

There are a ton more fascinating life stories and development lessons that we can’t even fit into this description. So take a listen! And don’t forget to stay tuned for Part 2.

What role does mental health play in building success and generational wealth? We sit down with Dr. Troy Waller, a board-certified mental health specialist, to explore how mental well-being intersects with success, leadership, and wealth-building—especially in communities of color.

Dr. Waller dives deep into the unique pressures faced by Black professionals, from carrying the weight of representation to overcoming stigmas around seeking mental health support. We discuss the impact of internalized stress, the importance of therapy (or as we like to call it, "mental health coaching"), and strategies for fostering resilience and confidence. Dr. Waller also shares practical tips on setting boundaries, building a supportive network, and taking actionable steps to improve mental and physical health.

This candid and insightful conversation highlights the critical role of self-awareness and emotional well-being in creating a sustainable path to success.

18 Sep 202458. "Flippin' In Heels" with Rashuana Scott00:37:27

Today, Rashuana Scott leads a real estate investor community called “Flippin’ In Heels,” but it all started when she was wearing safer shoes on abandoned lots. Rashauna is our guest in this episode. She’s here to share her real estate journey and advice on personal and community investments.

Rashuana got her lending license at age 18. She never stopped learning and growing from there. The investment formula she learned along the way was: find it, fund it, flip it, and exit. She explains how to identify and capture value at each stage of that formula.

We dissect how group economics can have a positive impact but how it can also hold us back. Rashuana teaches us her approach to community investments, including how to have tough conversations.

22 May 202443. The Grow, Relationships, Invest, Develop (GRID) Network00:33:00

“Go make friends” is the number one item on Rob Chavez’s and Justin Myers’ to-do list every day. Rob is the Founder and Justin is the Director of Expansion for the GRID Network. They join us today for a conversation about the importance of relationship-building among agents and real estate investors.

GRID stands for Grow your network, Relationships transform lives, Invest in people and assets, and Develop leaders and build wealth. What started out as Rob meeting up with five likeminded people has grown to a network of 30,000 people across 40 different cities. Today, GRID is a broker-agnostic community that puts agents at the center of real estate investment conversations.

We have a great discussion with Rob and Justin about the power of “being in the right room.” We also talk about how real estate agents, no matter where they are in their journey, need to grow their leadership capabilities. Plus we touch on long term investments and turning cash machines into wealth machines.

There’s nothing like a good conversation with folks who understand the power of community and real estate to close the wealth gap in America. Enjoy our chat with Rob and Justin!

06 Sep 202306. Your Big Why00:40:53

We're taking a step back today to discuss something fundamental: our 'big why'. It's the driving force that propels us out of bed each morning and informs our every decision. Our big why is the reason, the purpose, and the motivation behind the choices we make, especially when it comes to wealth creation.

Joining us for that conversation is Koren Bowman. Originally hailing from Newark, New Jersey, Koren is not only a proud graduate of Virginia State University with a degree in economics and finance, but she's also a trailblazer. In 2021, she made history as the first African-American woman to assume the owner and operating principal position at Keller Williams Premier in the Carolinas region. Nationally, she's only the seventh to achieve this honor.

Beyond these commendable professional milestones, Koren also has an impressive service record. Serving on the social equity task force, she's been recognized as one of the national ambassadors, and she founded the nonprofit, Christ Saves Hearts Foundation, which champions heart health awareness while generously providing scholarships to minority students and families in dire need.

Koren's advocacy doesn't end there. A staunch believer in wealth accumulation via homeownership, she, along with her husband Marcus, have established a multimillion-dollar real estate investment enterprise. Their mission is clear: to reshape the real estate sector, inspiring and uplifting individuals and local enterprises through impactful wealth-building initiatives. Her mission aligns seamlessly with our very essence here at The Color of Money.

17 Apr 202438. Collaboration Over Competition with Richard Spears, Charles Holloway, Rod Williams and Tre Adams00:46:51

Collaboration is the bloodline for any big business. And it's a key to an abundance of resources. On today’s episode Richard Spears, Charles Holloway, Rod Williams and Tre Adams share with us how they first connected to create the mastermind group that they are today.

They talk about feeding off each others’ intentionality, excitement, and visions. They also talk about putting aside egos and scarcity mindsets, while embracing vulnerability and abundance mindsets. Not only do these men support each other in business, but also in their personal lives– they help each other become better husbands and fathers.

Richard, Charles, Rod, and Tre are incredible examples of what pouring into each other looks like. Everyone in the real estate industry, and the world, can learn a lot from them.

27 Nov 202468. Development without Displacement with Anthony Kimble00:28:58

Areas with predominantly Black populations, especially inner cities, have been intentionally divested from for decades. How do we reinvest in those areas without displacing that same population, given the reality of the political and economic system we live in today? Anthony Kimble joins us to discuss exactly that.

If bank presidents, government leaders, and every seat of power that created divested areas decided to intentionally reverse those actions, then the problem would be solved. But that’s probably not going to happen any time soon. So how, as real estate professionals, do we do our part?

Anthony gives us his perspective as a successful developer in Baton Rouge, including the importance of starting with small projects. He lays out a passionate but grounded case for how we need to unite and build long-lasting economic and political power.

This is an episode you’re going to want to listen to over and over again.

06 Mar 202432. Her First Home with J. Rene Walker00:35:50

Our guest today is business leader and best-selling author, Ms. J. Rene Walker. Ms. Walker is currently the managing broker for Compass Texas, overseeing almost 4,000 real estate agents in the state of Texas. She's been past president of the Austin Black Real Estate Professionals and past president of Williamsburg County Association. She has also been named Realtor of the Year and Businesswoman of the Year. On top of all these successes, Ms. Walker has something that makes her leadership truly invaluable: She has the lived experience of being a black woman buying her first home.

We discuss Ms. Walker’s book, “Her First Place,” which she says is both a how-to book and love letter to black women. She lists the steps the reader needs to take to buy their first home, including all the questions to ask about mortgages, home history, etc. But she also makes sure to tell the human side– her book includes story after story of black women successfully buying their first home. Her bottom line message: You can do this, and you are not alone. In fact, based on the book, Ms. Walker started her own foundation to help black women cover the down payment to their first home.

From denying the right to land after the Civil War, to red lining, to predatory practices today, there has been multi-generational, intentional action to impoverish black people in America. Ms. J René Walker is an inspiring, powerful counteracting force. Tune in to hear her story, her vision, and her plan.

02 Aug 202301. Closing the Wealth Gap00:48:00

It's time to acknowledge the truth about the color of money: it's green, and it spends the same way, regardless of who's spending it.

In this episode, we're diving deep into the concept of wealth building and its significance to the Black community. Join us as we explain the wealth gap and its implications. With the average white family holding $184,000 in wealth compared to $23,000 in the average Black household, the disparity is glaring. These differences extend to other areas too, like education and home ownership.

Let's unpack the complex issues around wealth, the racial wealth gap, and the vital role of education in narrowing this divide. We'll primarily be exploring strategies to overcome these barriers and shrink the racial wealth gap, starting with home ownership, a principal means of wealth accumulation in the United States.

20 Mar 202434. Closing the Homeownership Gap with Tre Adams00:35:47

Minneapolis has long had one of the largest home ownership gaps in the country. In the last five years, though, that gap has started to shrink. Black home ownership is slowly on the rise. Tre Adams of the Signature Group Real Estate team is part of the reason why. He’s here today to tell us how he’s been successful in helping first-time Black homebuyers in the Minneapolis area.

Tre is an example of how powerful a real estate professional can be, not only in changing individual lives, but moving the needle on major social issues. He comes to the job equipped– he’s ready to talk about credit scores, down payment assistance programs, and anything else that can help somebody get closer to their goal of owning a home. He surrounds himself with a team of people as passionate about closing the home ownership gap as he is: Loan officers, title professionals, etc.

Just like the homeownership gap was intentionally created through racist laws and practices, we can do our part to intentionally close it. Our conversation with Tre will inspire and equip you to take on this challenge.

Coaching, teamwork, recruitment, stats, and a passion for winning — the way Emerick, Daniel, and today's guest, Keith James, talk in this episode, you might think it's an NBA podcast. But they're talking real estate.

Keith is the co-owner of Coalition Properties, a powerhouse business that's done over $700 million in sales since 2019. With stats like that, you'd think the wins come easy. But this year has been anything but straightforward for Keith and his team. From navigating a slow start to restructuring budgets and scaling up recruitment, Keith had to focus on consistency and doubling down on what works — and on top of it all, he faced an Achilles injury that forced him to lean into his team and systems even more.

In this episode, Keith shares the lessons that carried him through these challenges, reminding us that "It doesn't matter how you start; it matters how you end." This episode will leave you ready to tackle whatever's in front of you — and maybe even inspire you to hit the court!

24 Apr 202439. Building Blocks: Real Estate, Community and Impact with Harrison Beacher00:29:03

The fundamental building blocks for growing a real estate company and impacting a community are the same. Harrison Beacher from the Coalition Properties Group joins the show today to explain how.

Harrison’s company has served over 1,700 families for $650 million in sales volume in the DC metro area since 2019. During that time, they’ve also facilitated over $1 million in charitable contributions. How has he managed to do so much for the community while also building a super successful business? He explains that real estate sales and building relationships in the community overlap well, if you are generous and selfless.

Harrison’s three building blocks are: First, learn about your community and reach out to people. Second, get to know them and what they need. Third, provide them what they need. Those building blocks work for lead generation as well as helping nonprofits with your time, talent, and treasure.

If you have a head for business and a heart for impacting the world for good, you’re going to find a lot of useful information this episode.

08 May 202441. Buyer Representation for Homebuyers with Patricia Long00:38:40

Worried about how you’re going to earn your buyer commission after the Sitzer-Burnett lawsuit ruling? You definitely aren’t alone. But Patricia Long, broker and co-owner of Keller Williams Preferred Properties, is here to talk us through it.

On one level, nothing has really changed. You should have already been requesting your client sign a buyers’ agreement that says they will pay you if the seller does not. You should have already been showcasing your value and going above-and-beyond for your clients.

On another level, this could be devastating for first-time home buyers who can barely afford the down payment, but can’t afford to pay the buyer commission out of pocket. These buyers are often black. They will likely either be left behind, taken advantage of, or not catered to.

So what can we do? Tune in to hear Patricia’s advice on engaging politically, fine-tuning your value proposition, and doubling down on relationship-building.

22 Nov 202317. Single Black Women with Oglah Gatamah00:39:47

Today, we're confronting a critical issue head-on: Black wealth, specifically focusing on single Black women. We'll be diving into startling statistics that reveal a profound wealth gap. For instance, while single white women aged 36 to 49 have a median wealth of $42,600, single Black women's median wealth is shockingly low – as little as $5. This disparity is not just a number; it's a reality affecting countless lives.

Joining us is Oglah Gatamah, an inspiring leader, philanthropist, and the operating principal owner of Keller Williams Legacy Realty in Orlando, Florida. With over two decades of experience spanning across continents, Oglah is not just a successful businesswoman; she's also a single black homeowner and mother of four. Her unique perspective and experience make her the perfect guest to discuss the solutions and strategies for empowering single black women in their financial journey.

Wealth is vital, not just as assets minus debts, but as a crucial factor in managing financial emergencies, passing down wealth, and building more wealth through avenues like home ownership and entrepreneurship. However, wealth isn't equally accessible, and for Black women, this gap is starkly evident.

Highlighting solutions is key, and this episode focuses on two: homeownership and supporting Black women-owned businesses. These solutions come directly from Black women and aim to provide practical pathways to narrowing the wealth gap.

27 Mar 202435. Understanding Credit and Credit Worthiness00:30:33

Credit is a game with its own rules– rules that don’t even make sense a lot of times– but it’s a game all of us Americans have to play if we want to be ok financially. In this episode, we dive into the basics of ‘the game’ and talk about why you really need to work with a professional when it comes to building your credit.

We have a lot of “did you know” moments in this episode. Like: Did you know using more than 30% of your credit card limit is bad for your credit score? That’s right– getting your credit utilization rate right will do more for your score than paying off some collection accounts.

We also get into the weeds a little bit, for real estate professionals. We cover how the FHFA has started to allow lenders to use FICA 10T and VantageScore models to evaluate borrowers.

There is a lot to chew on in this episode. You’re going to have the urge to take some notes and then look up your nearest reputable credit professional. Enjoy!

25 Sep 202459. Learning Before Earning: Tiffany Curry’s Real Estate Journey00:44:01

Tiffany Curry’s grandmother taught her how to read before she even went to kindergarten. She instilled in Tiffany the life lesson that if Tiffany’s education was where it needed to be and if she knew what she needed to know, she would never be inferior in any room. Tiffany learned the lesson well—she now owns the first 100% black-owned Berkshire Hathaway franchise, and she is one of the most powerful real estate executives in the US.

Tiffany joins us today to share her life story and business strategies. We talk about learning before earning and what’s needed to create a good learning environment. We also talk about the importance of confidence and putting people, not money, first.

Finally, we dive into the intricacies of owning a franchise. She explains her decisions around office space, managing a team, and growing globally.

Tiffany is one of the most well-educated, thoughtful real estate professionals you’ll ever come across. Enjoy this interview.

19 Jun 202447. Mid-Year Reflection: Navigating the Changing Real Estate Landscape00:28:44

Don’t wish it were easier—focus on getting better. That’s our mantra as we do our mid-year reflection and preparation for what comes next.

Inventory is down, interest rates are up, and the legal landscape makes it harder for agents to get paid. If you do the same amount of work the same way you always have, you’re probably going to earn less moving forward. But don’t dwell on that because there is a way forward.

We dive into the solutions. Get better at your listening and dialogue skills to create “emotional stickiness.” Brush up on your knowledge of financing. Make strategic investments.

The real estate market swings. It always has. We’re focused on being resilient in the hard times to be prepared to reap rewards in the good times.

26 Jun 202448. Preparing for Opportunity: Beyond Just a Conversation00:25:00

It’s only an opportunity if you’re prepared. If you’re not prepared, you’re just having a conversation. That’s why, in this episode, we’re going to coach you on being prepared to seize opportunities as they arise.

We talk about getting your mind right: meditating, journaling, and developing a vision for your life.

We discuss getting your resources prepared, whether that means money or other resources like education, relationships, etc.

We also go through the checklist you should have on hand to evaluate opportunities when they do arise. What’s the biggest benefit possible? What’s the biggest risk? How much work is involved? How passionate are you about it?

As real estate professionals, opportunities will arise if you pursue them and are prepared. We hope this episode helps you do just that.

04 Dec 202469. Six Generations of Entrepreneur Excellence with Marki Lemons00:36:34

If you go to the south side of Chicago and look around at what used to be 75th Street, you’ll see a sign: James B. Lemons Way. James B. Lemons was legendary for his barbeque, selling more pork rib tips than anyone else in the city. He and his brothers became self-made millionaires. Our guest today is Marki Lemons, granddaughter of James B. Lemon and business mogul in her own right.

The way Marki teaches a lesson with every sentence she speaks, you can tell she’s spent her life immersed in entrepreneurship. Her wisdom and experience are only outmatched by her wit and intelligence. She is an icon in real estate but doesn’t rest on her laurels. Right now, she’s a leader in using Artificial Intelligence to develop content and generate leads, even guiding her own son (the sixth generation of Lemons entrepreneurs).

In this episode, Marki preaches the sermon, collects the offering, and calls the congregation to action. You’ll hardly be able to catch your breath. Enjoy!

21 Aug 202456. Mega Agent Camp Special: The Power of Community00:34:41

Recently, we convened at the annual Keller Williams Mega Agent Camp, and more specifically, as the KW Black Real Estate Network (BREN). In today's episode, we reflect on that experience.

At the KW BREN events, we found a space to build deeper relationships, feel our value, be celebrated, share common struggles, be reenergized, exchange knowledge and resources, and remember our own definitions of success. We each share our stories of how this network supported us and how we, in turn, supported others.

This podcast is part of that connection. We are grateful for each other as hosts, and we are grateful for you, our listeners. We hope you feel reenergized by this conversation and that you'll share this show with anyone who wants to be part of growing this network.

07 Aug 202454. Revisited: Owning Real Estate with Ryan Butler00:35:48

An episode so nice that we had to publish it twice—this time with video.

Ryan Butler was our guest on our show in 2023 and will soon be featured in Keller Williams' new video series about role models in the industry. So, in honor of the occasion, we dug back into the archives and found the video recording of the episode.

Ryan Butler is not just any real estate mogul; he's part of the real deal, the Coalition Properties Group. If you're in the Maryland, DC, or Virginia area, you've probably heard of them. Over the last four years, they've sold 1100 homes, closing over 500 million in volume. Ryan shares his inspiring journey from Mississippi to becoming a top real estate agent in Washington, D.C. He also talks about how his team has given over a million dollars to charity.

Ryan emphasizes the benefits of owning real estate, such as financial security and retirement income, and provides practical advice on financing options like NACA. He also highlights the importance of building a strong team and working together to achieve greater success. We also discuss the value of community involvement and the power of group economics in real estate investments.

Be sure to head over to The Color of Money playlist on the Keller Williams Realty YouTube channel to watch this episode on the big (or small) screen.

28 Feb 202431. Unpacking the Impact of a College Education with Dr. Melissa Noland Chester00:39:43

In today's episode, we're tackling an issue that touches millions of lives: student loan debt. This topic is particularly significant in the Black community, where student loans often represent the highest form of debt. Our conversation is sparked by insights from last week's discussion on budgeting—or as we like to call it, spending plans—and the overarching impact of debt.

We are thrilled to welcome Dr. Melissa Chester, a figure of immense knowledge and experience, to dive into this conversation. Dr. Chester, the current chapter president of the National Association of Real Estate Brokers (NAREB), is not only a broker and owner of Red Phoenix Realty in Jackson, Florida, but also the proprietor of a real estate school and the director of economic development at LISC, a nonprofit organization. Her extensive background is further enriched by 15 years as a professor at the Florida Agricultural and Mechanical University (FAMU), a prestigious HBCU and the National Black Champions of 2023.

Join us as we explore the complex landscape of student loans, the importance of college education, and their implications on the Black community. With Dr. Chester's unique perspective—combining real estate, economic development, and educational leadership—we aim to uncover strategies to manage student loan debt and discuss the broader impact of education on financial wellbeing.
