Our founders both sought to improve wellbeing for people and the world we live in, but from diverse perspectives: green architecture and brain fitness. These unique paths converged thanks to a shared love of technology, sustainability, and travel. Operto was born from a desire to make life better for property managers, who are the busiest people we’ve ever met.

Originally called Slickspaces, our first goal was to reduce the environmental impact and energy consumption of short-term vacation rentals. Like many problems, it was simple in theory but challenging to solve. Convincing guests to turn off lights and thermostats was impossible, so we turned to technology - using smart locks to automate the process.

These early days of managing guest access revealed a much greater need. Property managers were spending countless hours getting guests in and out of their properties. They had almost no visibility into the status of their units and no centralized system from which to operate. While smart home technology was becoming increasingly common, nothing brought solutions together to create a truly cooperative ecosystem.

That seed brought us to where we are today: the world’s leading operating system for property managers across the full spectrum of guest accommodations.

Solving housing affordability challenges is going to take many approaches. Ben Bear joins us to discuss the strategy his company, BuildCasa, is executing in several California markets.

BuildCasa addresses housing affordability by unlocking unused land in neighborhoods. BuildCasa buys extra lot land from homeowners, sub-divides, and prepares the land for a new home to be built. This approach is helping existing homeowners realize significant financial gains from their unused land, and is added inventory to local markets where new homes are increasingly tough to find.

Ben answers a few of the obvious questions I had such as how does this affect future values for the homeowner selling the land, and what is the total market opportunity to sub-divide land from homeowners and to build on (hint: it's probably more than you think!).

Inc Magazine just published their annual list of the fastest growing, private companies in the US. Proptech had a great showing out on the list this year. The list below (which I discuss in this episode) isn't likely the exhaustive, entirety of all proptech companies on the list. However, this should satisfy giving you an idea of the types of companies working at the intersection of real estate and technology, that made the 2023 list of fastest growing private companies.

The Inc 5000 ranks private companies, based on the self-reported percentage of growth over the last three years. Each company in this cohort had to have generated a minimum of $100,000 in gross revenue for 2019 and a minimum of $2,000,000 for 2022.

In a very short amount of time, Wander has exploded on the scene for vacation rentals. They're approach: verticalize the entire business. When I say the entire business—I mean everything! The tech, the management, property selection, the marketing, and oh the brand. Wander has masterfully build an incredible community around their brand of high-end, luxury smart homes that serve as vacation rentals. Wander is vertically integrating the vacation rental space, creating a radically better experience for travelers.

Wander is the only network of smart homes built for the future of work—there are currently 15 properties (more to launch in 2023) in stunning locations across the US. Everything from unlocking the door, turning on the lights, lighting the fireplace, and opening the Tesla in the garage (which each home is equipped with) can be controlled from the Wander mobile app.

Wander recently secured a $100M credit line from Credit Suisse in November to turbocharge growth.

Frank originally hails from Germany. Early attempts at becoming a child prodigy violinist were unsuccessful which forced his parents to abandon any hope or supervision. Left to his own, Frank quickly became famous for wrestling rattlesnakes and kayaking. His sister meanwhile became the child prodigy violinist. Looking for a brighter future, Frank moved to California where his first job was a choice between watering marijuana plants in the Northern California mountains or building a neural network-based prediction engine for horse racing results. Ever focused on doing the right thing, he built the neural network for horse racing. Several other lucky turns led him to stay in the US and eventually graduate from the Wharton School at the University of Pennsylvania with a BS in Economics. Since then, he’s been a consultant at Oliver Wyman, started an online insurance company, spent 4 years at FICO, and grew Nomis from <$2M to $25M+ in ARR before selling it. His most recent challenge is building Ownify - a new path to ownership for the ~2M first-time homebuyers each year.
