Tom Reynolds is TikTok architect, a real architect who shares his experience and love for architecture with his audience of almost 15,000 followers on TikTok. The idea for this episode came from a listener question. The question was- How to expect the unexpected? I immediately thought of asking the men at Behind the Studs, a home improvement podcast that I have been listening to lately. We discussed architect/contractor relationships and the importance of working together, and narrowed down what can come as a surprise during construction. About the guests this episode, Colin Shaw and Jimmy Driscoll Colin was raised on the CT shoreline. He's a husband, a dad, soccer coach extraordinaire, and all around awesome guy. He is the owner of Shaw Remodeling, a renovation company based out of Niantic CT. You'll most often find him out on job sites, at the grocery store, or any where his kids are. He loves home improvement, and especially enjoys the transformations from beginning to end during the projects. Most of all, he loves the crazy stories that come with the territory. Jimmy was born and raised in Methuen, then bounced around Massachusetts. Left for NYC in '86 and moved to CT in '94. He's been an actor and a rock star, written, directed, and produced. College was good but he still hasn't graduated from that school of hard knocks yet. Ahh, but it's getting better. Nothing like swimming down stream. And if that isn't enough, Jimmy also owns Dreyfus Construction, a home improvement company in Clinton CT. 3rd episode in the three part series on lead, asbestos and mold in the home with Ron Peik of Alpine Environmental (https://www.alpine-environmental.com) Do you have mold issues at your house? Are you ready to address the underlying issues? Listen to this episode about mold with expert Ron Peik and learn what you can do to improve your indoor air quality before and after a renovation. About this week's guest: Ron earned a Bachelor of Science degree in Mechanical Engineering from the University of Massachusetts Lowell, with a focus on thermodynamics, HCAC systems and indoor air quality. He worked for tow years as a civilian engineer for the US Air Force before getting into the environmental remediation industry in 1988. He founded Alpine Environmental with his father, Ed Peik, in 1991. Ron served as president of the Leand and Environmental Hazards Association (LEHA), a national industry organization, from 2013 to 2016. He is council- certified by the ACAC for Microbial Remediation and a member of the Indoor Air Quality Association. He is also active in several New England area contracting associations, including the Eastern MA chapter of the National Association of the Remodeling Industry (EM NARI) where is both a board member and Government Affairs Committee co-chair. Ron has been featured as a lead paint and mold remediation expert on episodes of PBS's "This Old House." His dedication and professionalism have earned him a great deal of respect in the contracting world. Outside of Alpine, Ron has a very active family life, enjoying outdoor activities and traveling with his wife and their five children. This week's renovation story comes from an instagram account I have been following, @ourgreekrevival. Deepa and Eric moved into their Hudson Valley New York house about a year and a half ago and have been working away at reversing some improvements, insulating the house, they've perfected lime wash painting and gotten to know a bit about the history of the property. The original part of their house was built around 1794, most of it built in 1830. Historic homes can seem like a bother to maintain, but make no mistake: many of these properties are often still sound investments that just need a little TLC. So strap yourself in as we take a look at restoring and preserving these old homes for new households. In this episode, Katharine MacPhail sits down for an interview with Hugh Siler, President of Historic Home Row and a historic home enthusiast. Hugh discusses finding and buying your first historic house, finding the right people to restore it and looking for those hard-to-find items to fix up your new home. About our guest: Hugh Siler's innovative historic home restorations have been profiled in numerous local and national publications including the National Trust for Historic Preservation which said this: Hugh Siler has been making waves with his innovative restorations of homes in the Old Towne Historic District of Orange, California located five miles from Disneyland. Working with a variety of artists and artisans, Hugh infuses these cottages and homes with an undeniable cool-factor and rents them out to ecstatic tenants. In all, Hugh has restored a few dozen homes and his approach is quite unique: he finds the properties, figures out how to pay for them, handles all of the design, and even serves as the general contractor/owner builder by overseeing every aspect of the restorations – then he turns them over to discerning tenants with an eye for architectural uniqueness. And yes, there is a waiting list to rent his homes. His two most recent projects were: restoring a city block of 5 homes that ultimately won the local preservation association’s top award for restoration excellence. And, earlier this year he finished converting a 1920s dilapidated carriage house into one of the coolest tiny homes you’ll ever see. Ted’s Garage in Old Towne as it is known is 256 square feet of sheer uniqueness. What is geothermal? What is a ground source heat pump? What is the difference between that and an air source heat pump, and how do I know which is right for me? Patrick O'Gara of Dandelion Energy joined me to answer all of my questions. I believe this is/was a missed opportunity for an architect to dig into how to address one of the common problems with modern home renovations: the attractiveness of mini splits hanging on the wall and exterior. Being an architect and going through this process would be a huge benefit to your listener audience! I'm sure you can come up with some really interesting solutions. There are several ways to hide the mini-split mechanicals, including installing them into custom cabinetry. She calls her renovation a pretty good renovation which is in keeping with the principles of the pretty good house (https://www.prettygoodhouse.org) which is building better than required by code until it doesn't make financial sense. Like all of us, she encountered scope creep and has some advice based on her experience. Emily received her Bachelor of Architecture degree from Penn State University and is a Registered Architect in Maine, New Hampshire and Pennsylvania; she has also previously been registered in New York and Texas. Emily is a member of the National Council of Architectural Registration Boards (NCARB), the Maine Indoor Air Quality Council (MIAQC), and the Natural Resources Council of Maine (NRCM), the state’s leading organization working to protect and preserve the environment. We talked about how much time a renovation really takes, working with a spouse and building a local community. In this episode, I am joined by Erich Kruger from Deconstruction Works in VT. Their tagline is Recycling the built environment. Deconstruction is the deconstruction of a building and recycling or reusing the materials vs demolition which is just tearing down the building and disposing of the material. We talk about what deconstruction is, what happens to the materials, what is involved with donating materials from your deconstruction for a tax donation, what kinds of houses are prime candidates for deconstruction and if you are like me, by the end of the episode you will be sold on this approach for your project. About our guest: Erich Kruger has been in the building trades since 1997 when he was teaching carpentry in Antigua, West Indies as part of the Peace Corp/Crisis Corps. In Vermont he has worked for several general contractors and on his own. In 2005 he founded the non-profit ReNew Building Materials & Salvage, and has consulted with, and later ran, the deconstruction program at Finger Lakes ReUse in Ithaca, New York . He holds a degree in Wildlife Management & Environmental Ethics (minor). Erich is happiest when he is diverting building materials at a job-site in the company of other like-minded conscientious deconstructors, or on the wood floors of a local contra dance with his family. She can also be reached through her website https://www.christine-williamson.com About our guest: Christine Williamson’s professional experience includes building-science consulting for the restoration of Belvedere Castle in New York City’s Central Park, forensic investigations of building failures at the air-traffic control tower of LAX, and the Wheeler Opera House in Aspen, among other projects. She offers new-construction risk-mitigation consulting for residential towers, mid-rise mixed-use buildings, and production homes, as well as some of the most extraordinary private residences in the world. She has worked across North America from the Canadian Arctic to the Caribbean. She began her career working for architect Chris Benedict in New York City, where she performed blower-door tests on gut rehabs in Harlem and Washington Heights and assisted in the design of one of the first multi-family Passive Houses in the United States. In her current practice, she reviews drawings and makes recommendations that promote appropriate water control, air control, energy efficiency, constructability, and durability. For clients with a portfolio of upcoming projects, she assists in developing design standards commensurate with their tolerance for risk. During the construction phase, she reviews work in progress and addresses conditions or changes in sequence or scope that were not anticipated during the design phase. In existing buildings, she investigates failures related to enclosure design and mechanical systems as well as material and installation defects. Failures include leaks, corrosion, rot, mold, odors, poor indoor air quality, and discomfort due to poor temperature or humidity control. Her experience in new construction and attendant understanding of the division of labor among the trades, and typical sequencing and construction practices inform not just her analysis in forensic cases, but also her repair and retrofit recommendations, which are designed to minimize disruption in occupied buildings. Christine Williamson is a member and former chair of ASHRAE Technical Committee 1.12, Moisture Management in Buildings. She is an associate member of the American Institute of Architects (AIA) and is a member of the Northeast Sustainable Energy Association (NESEA). She is the founder of @buildingsciencefightclub (BSFC), an Instagram community dedicated to teaching building science and construction to architects and other building professionals. I started following Kemp Harper on Instagram a while ago, his account @thecolonial_on_park. We talked about his experience with his 1930s/40s Brick colonial in Brazil, Indiana. He is a true artist who has infused his interior and exterior spaces with charm. about our guest: Nestled in the middle of an Indiana small town stands a stately 1930 brick colonial home. This maturely-grown 3 city lot property is home to Kemp Harper and partner Kevin Boling. For eight years, the couple has worked to preserve and restore this Indiana relic. The home boasts country amenities with a chicken coop (home to 8 hens) and a beehive. Kemp documents this and more through his Instagram titled: "The Colonial on Park". Mitra Shahri is a well known and very successful attorney licensed to practice law in Oregon and California. After giving up on the idea of ever finding love, she bought her first ever property, a 2 bedroom 2 bath penthouse unit in a sought after downtown highrise in Portland Oregon with amazing views of river and mountains. She hired a general contractor with a great reputation that was highly recommended by several credible friends. A project that was scheduled to be completed in 3 months and for $55,000, turned into a 2-year nighmare that cost her over $250,000 and invited a lawsuit against her by a flooded unit 9 floors below her. The project came to a hault after she fired the second general contractor. Frustrated, she took over the project on her own. She hired several subcontractors to fix the mistakes and complete the project. Three months later, she owned a beautiful overpriced unit that she had to sell at a $400,000 loss a year later during the housing market crash. Why did she have to sell? Because she had fallen head over hill in love with the electrical contractor she had hired to finish the project. I was copied on an email recently from a client to a contractor referring to me as “Katharine who is-oh-so-fond-of-walls”. Was I supposed to see that? I don’t know. The truth is, I am fond of walls. Walls form our spaces, create privacy, allow differentiation, block sound. In this particular case I am really failing in my attempt to persuade this young couple that opening up their long living room wall to the long central hall in their new-to-them but classic 1920s house will not create the space they think it will and certainly won’t be worth the money. Open plan is so overrated and misunderstood. I would have thought that after many people spending weeks and weeks in their homes with their families, all on zoom calls and trying to stay out of each other’s way, would finally result in an appreciation in walls, doors, and the need for varied “public” spaces in the home. Unfortunately, carefully curated photographs on Houzz and Pinterest create this illusion that removing the walls in your home will result in an impressive space. I made a video about my warnings over open space last year, see the link here Don’t get me wrong, I love a kitchen open to living and dining space. I understand that that is the heart of the home. But those big open spaces need to be balanced with public spaces that can be closed away, what Sarah Susankah calls “away spaces” in her book the Not So Big House. Just opening up walls randomly isn’t going to create useful space, especially not combining a living room with a center hall that contains a radiator, coat closet and stair to the second floor. Taylor and her family moved from a 1950s split level into their 1764 farmhouse affectionately named “The Moneypit” during the pandemic. While she anticipated the usual old-house problems, Taylor soon realized she needed to learn how to triage an antique house. Taylor and her dad, Christopher, are old house enthusiasts and spend much of their free time working on big and small projects at the Moneypit. Hugh Siler is back with me on this episode talking about the renovation of the J.W.Wilson House in Old Towne Orange, California. Hugh was the guest on episode 70- How to Find, Buy and Restore Your First Historic Home. About our guest: Hugh Siler has been making waves with his innovative restorations of homes in the historic district of Old Towne Orange, California located five miles from Disneyland. Working with a variety of artists and artisans, Hugh infuses his restorations with an undeniable cool-factor and rents them out to historic home-loving tenants. Old Towne Orange is the largest district of historic homes in California. In all, Hugh has restored a few dozen homes and his approach is quite unique: he finds the properties, figures out how to pay for them, handles all of the design, and even serves as the general contractor/owner builder by overseeing the restorations. Then, he turns them over to discerning tenants with an eye for architectural uniqueness. And yes, there is a waiting list to rent his homes. Six months ago, one of his homes, The J.W. Wilson house built in 1905, was awarded The Sweet, Sweet Orange Award, the City of Orange’s top honor for restoration excellence. Ward Schraeder has noticed that many of us don't really know how to complete simple projects ourselves and he is giving us the opportunity to learn. Through his YouTube series Working with Ward he is reaching out to people who did not grow up learning how to build and create. This is a really great show, if you like home renovations then you'll enjoy this one. They transform their houses into incredible properties. Inspiring! About this week's guest, Ward Schraeder: "My love for renovation started at a young age when I grew up on a ranch in Western Kansas. A ranch is a great place to become a jack of all trades because you learn how to be self sustaining.My grandfather and father built things and taught me along the way. It became a family thing. The philosophy was that if we needed something done we did it ourselves. Mistakes were made, but knowledge was developed and passed down from generation to generation. Luckily, I was able to share this philosophy with my children and hopefully my grandchildren as well. In the summer, when my boys were needing work, I had them build us a 40 ft by 40 ft barn. As exhausting as it was, we did it all. Dug the foundation, ordered the cement, built the walls and rafters, installed windows and overhead doors, all from scratch. All children are mischievous and especially mine. My co-star on Bargain Mansions and my daughter, Tamara, talks frequently about all the times I made her hang sheet rock for discipline when she broke curfew. I guess it was a good lesson because now we can look back and laugh since it’s what she does for a living! The best part of co-starring with your daughter is the time we get to spend together. Personality wise, she is my clone which makes for a very easy relationship while filming. It is a wonderful thing to have a purpose we both can enjoy... We revisited episode 62 this week, 2 years later. High Performance Architect Emily Mottram joins me in this episode to talk about the renovation she is undertaking at her home in Maine. She calls her renovation a pretty good renovation which is in keeping with the principles of the pretty good house (https://www.prettygoodhouse.org) which is building better than required by code until it doesn't make financial sense. Like all of us, she encountered scope creep and has some advice based on her experience. About our guest: Emily is the founder and principal of Mottram Architecture, a boutique practice specializing in new homes and renovations that are beautiful, functional, comfortable, healthy, and durable. Emily received her Bachelor of Architecture degree from Penn State University and is a Registered Architect in Maine, New Hampshire and Pennsylvania; she has also previously been registered in New York and Texas. Emily is a member of the National Council of Architectural Registration Boards (NCARB), the Maine Indoor Air Quality Council (MIAQC), and the Natural Resources Council of Maine (NRCM), the state’s leading organization working to protect and preserve the environment. An educator at heart, Emily also teaches building science and sustainable design at a local community college and has served as a consultant for projects in a secondary school trade program. This episode we are revisiting episode 9 with British architect Debbie Bentley. Designing your house for the future: Build less Do you really need to build more and increase your footprint? Think about how you use your house now and list everything that you would like to change. Are there areas in your house that are under-used? These days that is often the formal dining room. Can you change how you think about your spaces and alter them to suit your needs? Many clients are looking for extra room as their children grow, but once they fully grow you will no longer have the space issue. Instead of building onto your house, think about temporary creative solutions. If you need more space for occasional guests, is there a nearby hotel or air bob that they could use? Everyone likes a little bit of space during a visit and would cost a lot less in the long run. Will you stay in the house until you are quite old, intending to age in place? You can plan for that now by increasing door widths and hallways- for example. Since you are investing in your house, make sure it is a place you can easily adapt to as you age. Climate Change How will the climate in your area change in the years to come? Massachusetts will be getting much more rain and will have more freeze/thaw issues. How do we plan for that? A renown building scientists states that there are 3 issues that affect the longevity of your home, water, water and water. So if your in a climate which is going to have more wet weather, start thinking about how your going to keep the water out of your home. Simple roof design, with minimal junctions, as junctions are what fail in building material. Roof overhangs, bigger gutters, more down spouts, and a plan to keep water away from foundations. At the same time, the water will need to stay on your property and not run over to the neighbor's. In densely populated areas this may mean installing an underground system. It will be easier to implement all of that during your renovation rather than combatting the problems later. d Remember how our grandparents use to live.
Use windows wisely No more than 30 percent of your walls should be windows so pick where they go carefully. Consider restoring or rebuilding your original windows and add storms- you don’t need to replace them with vinyl windows. Maximize your views of nature as that will improve mental health. About our guest Jake Krokowski is a Landscape Architect and Residential Designer based in Greenville SC, and founded JWK DESIGN in 2015 “to help families create their comfortable, modern homes”. He received his Bachelors degree in Landscape Architecture at Cornell University in 1999, followed by a Masters in Construction Management in 2003. Jake started his career in high-end residential work in the New York City area, but also spent years in resort planning & design, working in both San Diego and New York, on projects from Southern California and Baja Mexico to the Mediterranean and Middle East. He then put his construction knowledge to use in rebuilding the World Trade Center and surrounding streetscapes following the 2001 attacks, a project he says he’s the most proud to have been involved in. But, following a move to Greenville with his wife Kate in 2012, a sometimes grueling schedule as a traveling construction manager for a hotel developer, coupled with the pending arrival of his first son pushed him to return back to residential design and start his firm in 2015, a move that he says “felt like coming home”. In 2021 I interviewed designer Cara Newhart about her mission to empower women to tackle home improvement and renovation projects on their own. Architect Wendy Brown talks about her 1894 Italianate house in Western Massachusetts that she and her husband have been working on for 24 years. Should we remove vinyl siding from these old houses once they've been covered and what are the challenges in doing so? What is Passive Survivability? About our guest: Wendy Brown is an architect located in western Massachusetts, licensed in Massachusetts and Vermont. She graduated from RPI with a Bachelor of Architecture degree, and a B.S. in Building Sciences. She got her first job drafting for a construction company during high school, and later worked for that same company after college. As a result, she prefers to use the Design-Build method for projects. Her work is focused on Passive Survivability, making decisions and choosing materials that enable buildings and communities to be more resilient in the face of climate change. Wendy and her family live in an 1874 house that was originally built for the owner of the local woolen mill. They have been renovating it since they moved in 24 years ago. Join me as I speak with landscape designer Carol Moyles about how to go about planning your landscape renovation. About this week's guest: Carol A. Moyles is a landscape designer with more than 25 years of work and 300 completed projects. Her portfolio includes a wide range of academic, recreational, real estate, and residential projects. Carol strives for conceptual clarity in shaping landscapes, collaborating with owners, municipalities, institutions, and the public as part of an integrated design process. By listening to project requirements in relation to understanding context and specific site and environmental conditions, she is able to synthesize issues and solve problems—and create beautiful landscapes. Carol’s love of horticulture and design began at the University of Delaware, where she received an undergraduate degree in Plant and Soil Sciences. Her early work experience in the mid-Atlantic region included landscape design, horticulture, and the nursery trade. She holds the Master of Landscape Architecture degree from Cornell University and has lived in Washington DC and Boston, with professional experience working in small and large multi-disciplinary landscape architecture firms in these metropolitan areas. An Accredited Professional in Leadership in Energy and Environmental Design (LEED), Carol has been an active participant in completed LEED projects in New England. In addition, she has given presentations on the role of landscape architecture at the Society for College and University Planning (SCUP); the National Intramural-Recreational Sports Association (NIRSA); and Athletic Business (AB) Conferences. Frank Cesaro and Jim Jones joined me this week to talk about the project they've taken on- a Queen Anne Victorian in Scranton PA. “Frank was born and raised in New Jersey and Jim in Pennsylvania. They met in 2018 when Jim relocated to New Jersey for work and as they say, “the rest is history!” Frank holds a project management role in business banking and Jim is a project manager in pharmaceuticals. While handy, neither of them have prior experience in restoration or home building. In 2021, they purchased their first old home in Denville, NJ. After living there for 2 years and completing minor cosmetic work, they came across a Victorian home for sale on Facebook. On a whim, they decided to check it out. Three months later and three days before Christmas, their pods were packed and they were ripping out 70 year old carpets of their new 4100 sq ft home. 2 years ago, Michele Hottel joined me to give advice to homeowners so that they could learn from the mistakes of others. As I reflected on the past three years in the week of my podiversary, I listened again to this episode and wanted to revisit it. A deck mounted skylight is for a pitched roof. A curb mounted skylight is for a flat roof. Don’t put a brand new roof around an old skylight, they are part of the same roofing system. We are taking a break for a few weeks and revisiting renovation stories from the past few years. This one is a cautionary tale with a happy ending, originally published as episode 88. Mitra Shahri is a well known and very successful attorney licensed to practice law in Oregon and California. After giving up on the idea of ever finding love, she bought her first ever property, a 2 bedroom 2 bath penthouse unit in a sought after downtown highrise in Portland Oregon with amazing views of river and mountains. She hired a general contractor with a great reputation that was highly recommended by several credible friends. A project that was scheduled to be completed in 3 months and for $55,000, turned into a 2-year nighmare that cost her over $250,000 and invited a lawsuit against her by a flooded unit 9 floors below her. The project came to a halt after she fired the second general contractor. Frustrated, she took over the project on her own. She hired several subcontractors to fix the mistakes and complete the project. Three months later, she owned a beautiful overpriced unit that she had to sell at a $400,000 loss a year later during the housing market crash. Why did she have to sell? Because she had fallen head over heels in love with the electrical contractor she had hired to finish the project. The two bought a house together after they were married and since have purchased several residential and commerical buildings which they have renovated acting as general contractors. Mitra is an author and a women’s empowerment keynote speaker. She is the founder and CEO of Laughter-At-Law™, a humorous Continuing Legal Education Series for attorneys. Mitra is a member of the National Speakers Association (NSA) and the Association for Applied and Therapeutic Humor (AATH). Her hobby is writing legal humor and performing stand-up legal comedy.
