On Property Matters on iPropertyRadio.com this week, host Carol Tallon chats to Mary Conway, Chair of the Irish Property Owners Association to discuss the surge in rental prices that is causing concern for the broader Irish economy and how Irish rental prices rose by a record 13.7% in Q4 2022 compared to the same period in the previous year, with some cities seeing increases of up to 20%. 


The shortage of available rental homes is a significant factor contributing to the problem, the fewer than 1,100 homes available for rent on February 1st, 2023, down 20% from the previous year and far below the average of 8,500 homes between 2006 and 2021.

Joining host Carol Tallon on the first 'Property Roundup' show of 2024 is Pat Davitt, CEO of IPAV and advocate for Ireland's property market. Pat shares insights from IPAV's Conveyancing Survey 2023 - 97% of auctioneers say that they are either frustrated by the conveyancing process or that the delays in the process are having a detrimental effect on business, and 73% of consumers said conveyancing caused a problem when purchasing a home.


He also discusses the legislative Bill underpinning the new Sellers' Legal Pack (currently at committee stage), which proposes to cut conveyancing times by 50%.

On #PropertyRoundup host Carol Tallon chats to Setanta Landers, Partner at Setanta Solicitors. Setanta joins Carol to discuss the “Locals Only” Rule and the Sustainable Rural Housing guidelines established in 2005. 


This rule prioritises local residents in rural construction projects to protect rural culture and integrity. Its potentially discriminatory nature has been criticised, with the European Union highlighting legal concerns reminiscent of the 2013 'Flemish Decree' case in Belgium. The Court of Justice of the European Union found such rules restrictive, potentially infringing on EU Free Movement principles. While many Irish authorities maintain the rule, efforts to reconcile it with EU Law are ongoing, indicating a complex balance between local preservation and EU standards.

Kieran joins Property Roundup to discuss the rising house prices and rents across Ireland. He explains that despite 30,000+ houses expected to be completed next year, demand will reach 35,000-40,000 units and that social and affordable housing is crucial for lower-income households without State support.


We need to brace for rising house prices as price decline is unlikely. He also states that we may not see a decline for another 12-24 months.
