It sounds so logical that you feel like an idiot for even thinking about renting.

Today, John continues the show’s mini-theme from last week of digging deeper into the ‘shortage supply’ explanation for increasing housing unaffordability.

Given the similarities between Canada and Australia housing markets, John interviews Cameron Murray, an Australian economist at the University of Sydney, well known for challenging the housing supply narratives that dominate the debate about high house prices in Australia.

In contrast to last week’s episode, which focussed on the argument that building more homes is key to solving Canada’s housing affordability crisis, Cameron discusses how the data he tracks in Australia doesn’t always support the ‘supply shortage’ argument we ‘feel’ is happening on the ground.

What can the banana market tell us about the housing market? Will increasing housing density really make homes more affordable? And can we look to other countries like Singapore for better policy ideas?

In 2020 Move Smartly host John Pasalis raised an important concern about Toronto’s pre-construction condominium market – that investors were paying a very high price when compared to what existing units were selling for. What would happen if those units were not worth what the investors paid for them when they were done?

Many of those units are now completed, and in many cases, they are not worth what investors paid. But why are we not hearing about distressed investors who can’t get a mortgage because they overpaid for their condos?

In today’s episode, John asks if our government and big banks are propping up these condo investors to prevent condo prices from falling.

To paraphrase the Nobel prize winning economist Robert Shiller: Bubbles are situations in which just hearing stories of friends and family benefitting from home prices going up, attracts more people to buy through a combination of envy and gambler’s excitement.

To measure this, Shiller and his long time collaborator Karl Case sent out surveys to buyers and sellers in a number of US cities and identified a number of red flag responses that are indicative of a housing bubble.

As a key leader in Toronto’s YIMBY (the “Yes, in My Backyard”) movement and the “More Neighbours Toronto” volunteer organization, Eric is very knowledgeable and thoughtful about how things need to change if we are to build the number of homes experts say are required to make a dent in easing our housing availability and affordability crisis in all sectors — market, affordable and shelter, a view embodied by the ‘More Neighbours Toronto’ call to action that “Every Level of Government Can Do More.” 

Eric and Urmi talk about what needs to be done at all levels of government, what solutions Eric thinks are most promising and how he responds to criticisms of these approaches.

In today’s episode, John talks to Murtaza Haider about rent controls in Canada and their potential impact on rental supply. Murtaza is a professor of Data Science and Real Estate Management at Toronto Metropolitan University.

 

In the lively chat, we discuss why Ontario has seen very little growth in rental housing even though the new rental supply is not rent controlled. We also discuss the differences in approach to rental housing between North American and European economists and governments. North Americans lean more towards a free market approach to rental housing, while Europeans have coupled adequate rental supply while maintaining policies that protect tenants.

When buyers start their home search, they typically start by developing a home buying budget which, in theory, tells them what they should be spending on a home.  

Now let’s ignore for a moment the fact that studies have shown that 97% of home buyers underestimate future expenses when developing home buying budgets - often missing big ticket items like property taxes and home maintenance.

The bigger problem with this approach, which I see most home buyers making, is that their budgets are not a reflection of who they actually are and how they actually live, they’re a reflection of who they think they should be financially.
