Allan is back once again to continue on from last week's episode on his investment strategy to ensure he doesn't have to retire on a state pension. In this episode of More Than Just Property, Allan focuses on his property investment strategies. He’ll talk you through the importance of cash flow, buy to let, BRR, and HMOs.

Then you’re in luck because today Allan will be discussing the different types of tenants, tenancy agreements, and the different ways you can have people staying in your property. He’ll also be touching on his experience with student flats versus professional HMOs, evicting tenants, and background checks.

  • A common law tenancy, also known as a non-assured or non-regulated tenancy, refers to a type of tenancy agreement that is not governed by the specific provisions of the Housing Act 1988.
  • Excluded tenants, also known as licensees, do not have the same legal protections as other types of tenants. They usually live in accommodation where the landlord also resides, such as a lodger arrangement.
  • The first step in eviction proceedings is to serve the tenant with a formal notice, typically either a Section 21 Notice or a Section 8 Notice, depending on the circumstances. These notices specify the grounds for eviction and the date by which the tenant must vacate the property.
  • If the tenant does not voluntarily leave by the specified date in the notice, the landlord can apply to the court for a Possession Order. This involves submitting the necessary paperwork and paying the required fees.
  • A court hearing will be scheduled where both the landlord and the tenant present their case. The judge will consider the evidence and determine whether to grant a Possession Order.

Consistency in all aspects of life will set you up for success and allow you to live your life in a healthy way where you are in control of your time. Today on More Than Just Property, Allan will be talking you through how setting consistency in your diet, exercise, sleep schedule, diary management, and even what you wear is so important to driving you forward quickly in life which translates to your business.

  • Decision fatigue is “the idea that after making many decisions, your ability to make more and more decisions over the course of a day becomes worse,” said Dr. MacLean, a psychiatrist. “The more decisions you have to make, the more fatigue you develop and the more difficult it can become.”
  • Minimise distractions in life while you’re working on your business. Allan’s phone goes into do not disturb mode at 8am on a working day and only a few people will get through to him, the rest go to an answering service.
  • Once you’ve been distracted from your work, it can take up to 35 minutes to get back into your working headspace. You can’t afford to lose that amount of time every time your phone dings.

So this week on More Than Just Property, Allan will be explaining his non-negotiables in life, what they are, and the difference between discipline and motivation.

As promised from the first solo episode, Allan is back with part two where he'll tell you about his twenty years in corporate life, early working life, and through to the businesses he has now. This episode should give you an idea of where you need to get your mindset and your head for working full time and running your own business.

  • Remember, Ronaldo wasn't born one of the best footballers on the planet, he worked hard and trained hard to eventually become what he is today. It was his mindset that's allowed him to take it to that next level. 
  • Visibility. If you're in a corporate job and want to reach the top, you have to be seen and especially seen by the people who can take you up that ladder. It might not be your immediate boss, it could be someone three layers above or even someone in a different department with a better career trajectory. If you help the right people in the right way then they'll come back time after time. Make sure you're always honest and genuine and deliver what you say you can deliver.   • There will come a time of sacrifice. It's about giving up time to get what you want. For example doctors and lawyers work hour after hour to get to the top of their field. No job is truly 9 to 5, you need to go beyond that. You don't need to work 23 hours a day but you can be the first one in and the last one to leave. Establish a pattern of consistency that people can rely on.

Philip Alford first became a councillor in 2007 and now works for Wiltshire Council. He joins Allan on More Than Just Property today to talk about his views as a local councillor, how things are going generally in the county. Philip also tells us all about his life as a teacher as well as finding that all important work life balance.

While Allan is a great dismisser of New Year's resolutions, due to the fact 99.9% of people won't actually stick to them, it wouldn't be right to do a podcast in December without talking about goals and goal-setting for the next year. So today on the show Allan will be talking about how he will be setting his six goals for 2023 and how you can apply that knowledge yourself.

  • January comes around and people commit to giving up drinking or decide to get in shape. A tree is planted in one place and it grows in that place and it can't move, it can't change its surroundings. But you can, you have two feet. You can walk, you can move it. If you really need to, you can change your life and you can. This episode of More Than Just Property is all about change and emotion and how change and your emotions are driven by nobody but yourself.

  • your mindset cannot be changed and cannot be necessarily influenced by somebody else. They can give you tools towards helping you deal with situations that you are in and you can start to build on that yourself, but you cannot expect somebody else to have written a book 10 years ago that you're going to read and suddenly it changes your life. 
  • Mortgage payments are going to go up significantly this year and towards the middle of this year, it's going to start having a knock on effect across everything. Council tax is going to go up because councils have no money left. Income tax is expected to go up, we're going to be squeezed at every single point we can be.

Founder of Mitchell & Co Properties, James Mitchell joins Alan Harding this week on The More Than Just Property podcast to talk how he started in the rent to rent space then scaled up his property portfolio. Listen in to hear all about James’ life and his ambition of carving his own path and how that’s driven his business from the beginning.

  • At the beginning of his business James had about six properties within the first six months and was doing them all up himself. He even ordered beds to the properties early so he could do his painting etc and stay there overnight, something his wife wasn’t too happy about. 

 

  • During Covid, James had to diversify his business and was doing a lot in marketing. The problem was that he was getting bombarded with comments saying that he should be renting his properties for free or giving them out to people in the NHS. They didn’t see his side that he had people on his payroll who needed to pay their mortgages and feed their families. 

 

  • James sold his cleaning part of the business to the first cleaner he had ever hired in that business who became his head housekeeper. He’s so happy that she’s running the business successfully and James actually uses that company he used to own to clean his properties now. 

 

  • Remember that you are worthy of investment, James took a long time of not doing what he wanted before he tried to pitch himself. It’s about believing in yourself and believing that you as a person are worth the financial investment in. 

 

  • From working with an investor James has learned that he is worth more and that you can’t do everything in business on your own. When you build a good relationship and look after other people’s money then they will keep on investing in you in the future.

This isn’t something Allan would usually dedicate a whole episode to, but so many people have been asking what is going on with the economy? Is the housing market currently viable? What does the future of property investing look like? This week on More Than Just Property, Allan will break down all the things you need to know about the housing market and how it has and hasn’t been affected by the chancellors ‘mini budget’.

  • Energy companies registered in the UK will be making a profit of 170 billion pounds in the next five years. Even taking 5 or 10 percent of that through a windfall tax would have paid for the price rises we’ve been seeing all across the UK.
  • Interest rises usually happen when people have excess money to spend on luxuries, but the case this time is that it is directly tied to rising fuel costs. As interest rates go up, your mortgage becomes more expensive because the interest based on your borrowing has increased. This has a knock on effect as it falls under the Bank of England's affordability calculator and prevents the amount you can borrow from increasing.
  • Average rates on two year fixed mortgages were 2.2 or 2.3%. They’re suddenly 5.5%, that difference makes a huge difference to what you can afford to buy.
  • The choice in mortgage options has reduced drastically from December 2021 where there were more than 5000 mortgage products available, and this week that’s down to 2000. It’s mostly the two year fixed terms that have been removed.

In this week's episode, Allan dives into the current state of the property market and addresses a burning question on many minds: Is it the right time to invest in property? With the backdrop of July 2023, he explores the recent actions taken by the Bank of England, which raised interest rates to five percent in June, affecting mortgage rates.

This episode is going to be a little different, it's a solo one where Allan Harding tells you about himself, where he's come from, and importantly why he's started a podcast. Allan opens up about mental health in his youth, his passions in life, and how he turned his passions into a career.

  • Allan's early working life was in IT when you still had bulky PCs with printers plugged into them. This taught him about problem solving and how his troubleshooting ideas were formulated.

Last week on the show, Allan talked you through how to work with investors. This week he’ll be doing the same but on the topic of mentors. Find out what mentorship really means, how it can look different for different people, and what a mentor can do for you. Allan also shares his personal experience of working with mentors and how well this investment has paid off.

  • A mentor will help guide you when it comes to doing the right things, working in the right direction, and letting you know what to expect. You need to find someone who has been there and has an understanding of the goals you have and can help you achieve them.

Mark gave Allan access to his extensive and valuable little black book of contacts. Rob helped Allan stop seeking external validation and get out of his own head.

Allan is back with another solo episode, this time bringing you his thoughts on annual business cycles. Cycles are so important in business and Allan has especially found that true in the property business. What are those property cycles? What times of year will the property market be slow? And how can you use your time most efficiently during each cycle?

  • One of Allan’s recent property investment purchases took from the offer going in in January, to having to wait until the end of September before he had the keys in his hands. That’s more than nine months of waiting just to get one property. This is why it is so important to have multiple properties on the go at once so you’re not left sitting there waiting for that one deal to complete.
  • January, February, and March are the ideal times to get as many viewings as you can in. This is because everybody is done with the slow down that occurs at the end of the year due to Christmas etc. People are getting back up to full speed and there are no major hurdles in the calendar.
  • When you were a child at school you had terms in each year, business is a little like that too because there are parts of the year where your customers are going on holiday and so are the people you do business with. The cycle will naturally just slow down around those school holiday periods.
  • The peaks and troughs you will see throughout the year would be from late January until just before Easter, then after the Easter double bank holiday until Summer you have a period of productivity. The last window of the year is after summer, so mid September to mid December. That last window of the year is only 12 weeks long.

Allan couldn’t have got to that 8 figure sum without the help of good investors and he’s going to share his experiences with you. Everybody wants to get rich quickly, but it’s not sustainable to do so. This week on More Than Just Property, Allan will be chatting to you about his reasons for investing, how he thinks investing should be done, who he looks up to, what you can do when you’re starting out, and what his plans are for the future. Think of this as Allans deep dive into his own personal investing strategy.

  • The biggest problem we have as a society at the moment is that there are fewer people in jobs and with fewer people in jobs, there are fewer people paying tax. We also have people who have learned to make the tax system work for them and with an ageing population there are more people collecting pensions and not contributing anything back to that system. 
  • Allan realised early on that he didn’t want to retire at 65 and live off a £600 per month pension for the rest of his life. There is a lot of life to be lived, that’s why he decided to work on his investments. 
  • One of the ways you have to invest is through shares in companies. Always do your own research but here in the UK you can find a Stocks and Shares ISA and go from there. The ISA is essentially a tax free wrapper on your dividends. 
  • Look into Index Funds who track the entire market so you don’t have to. 
  • If you started investing £100 per month in your 20s in an ISA giving around 8% per month, then by the time you’d retire you would actually be a millionaire. 
  • According to the 2022 Sunday Times Rich List there are 60 people in the top 250 who have listed property as their main source of income. 
  • If you’re going to be a first time property buyer, look into help to buy ISAs. The government will essentially match whatever you save in that ISA towards your first property. That could be thousands of pounds of free money, just for saving.

Today Allan is here to talk you through the property-buying process in England. Scotland and Wales have some different rules so in this episode it’s just advice on buying property in England for buy-to-let or renovating and flipping. Listen in as Allan talks you through from finding a property all the way through to completion, he’ll also advise on what to do if you’re stuck in a chain and other issues you may encounter.

  • One of the first things you need to do is understand your mortgage affordability. You will need between 80% and 90% of the property value to come from the mortgage and the rest will be a deposit. If you see a 95% mortgage, this will often have a much worse interest rate. You can use an online mortgage affordability calculator, most will lend around 4 ½ times your income.
  • If you’re buying to invest or to let, then you’ll probably need at least 25% of the value of the property as a deposit.
  • The first £250,000 in stamp duty is now free and you’d only pay 1% on the next £50,000. If you’re a first-time buyer you probably won’t pay any stamp duty at all. You can find stamp duty calculators online.
  • Remember your legal fees could be anywhere from £500 to £2000.
  • Check your credit report before you go looking for mortgages, do you have any missed payments that will count against you? If there is something on there that might cause a problem, you need to get it sorted before you apply for a mortgage.
  • We all want a deal, some people say you want to get about 25% off for a commercial deal, but Allan disagrees with this. In some situations, he has agreed to pay the full asking price but asked the seller to wait a certain amount of time for payment until planning permission was done. Going too low can annoy a vendor.
  • When sending an offer, Allan sends over all the information they’ll need so he’s proving that he’s ready to move forwards straight away. He gives them the proof he has the funds, bank details, his solicitor's details, mortgage decision in principle, all the things they’ll ask for.
  • Communication through the process is so important. Don’t be afraid to pester the people you’re paying to do a job, to actually do the job.

  • Serviced accommodation is like a hotel room but people get to rent out your apartment for a night. It’s fully furnished and cleaned and serviced like a hotel would be.
  • At the moment Clare has 12 apartments but at one point had 33. This was partly due to covid and partly because some of the apartments they had weren’t right for them. After things opened back up they redirected back towards where they wanted to be.
  • When starting out, Clare would take photos of serviced apartments she liked and take them to letting agents pitching what she wanted to do. Once she had a few she actually had some people approach her to do the same with their apartments.
  • The majority of Clare’s clients are contractors but has shifted now towards building contractors.
  • The risk of investing in serviced apartments was much less than investing in houses for HMOs.
  • Clare has always been the kind of person who does it herself and learns what she needs to do to do the job properly. It’s a spark that may have dimmed at points, but will never go away.
  • By being loving towards yourself, it helps you be loving towards someone else.
