Today on the Listing Agent Lifestyle podcast we have a bit of a different show. I'm down in South Beach this week, and one of the things I got to do was spend a little time with my friend Frank Kern, and it reminded me of being on his podcast, ‘Your Next Million’. We talked about ‘the self milking cow’. I shared the idea that the struggle or limitation, holding back a lot of entrepreneurs back is that they're trying to be ‘self milking’. They're trying to do it all; trying to make the milk, meaning come up with the ideas, the money and the strategies, and they're also trying to milk themselves, package it, take it to market, and do the billing and clean up around the shop and farm. The sooner you realize making the milk is the most important thing you can do, and it's the thing that only you can do, the more success you’ll have. Everything else can be done by farmers, and I'm saying that not in a demeaning way to farmers, because there are people who love to be in support roles or love to do things without having to come up with the milk. I think when you're the person who can make the milk, one of the creative leaders of an entrepreneurial venture, whether it's a real estate agent, or any kind of business, the problem is we kind of take it for granted. We think that everyone can do it and it almost feels like we shouldn't be able to just do that as it seems too easy. It seems like it’s not work. That's a limiting belief, and you’ll realize not everyone is you, and that some people, in fact most people, really just want to know exactly what to do and feel like they're making a contribution to a bigger picture. We had a great conversation and I'm going to let you listen in on that entire conversation this week, and then I’ll be back next week and we'll continue with our regularly scheduled programming. He’s worked there for many years, in a market that’s very sophisticated. He's got a really great business, and today we talked through a couple of big opportunities he has. Right now, 100% of his business is coming from repeat and referral clients. We talked about the opportunities in his after-unit that could easily bump that up by 50% this year. I'm excited to see how that plays out for him. Then we talked about getting listings, and how to go into an area that doesn't have much to define it. We compared the difference to areas where it’s common to have named communities, and how easy it is to pick an area that’s very specific. But we walked through how he could do that in an area that really doesn’t have such easily defined characteristics and I think we came up with a great solution. So two things we focused on in this episode. The after-unit, and getting as many orchestrated referrals as we can, and getting listings. We focused in on the chain from getting eyeballs to his website, then people leaving their name and email address, then bonding with them over time, and finally meeting with them face-to-face. We discovered the weakest link for him is getting people to leave their name and their email address once they come to his site. This is the code to crack, because from there, he's really got a great business dialed in and has been very successful in helping people once he’s able to be in contact with them. On the Listing Agent Lifestyle podcast today we're talking with Tibor Bogdan from British Columbia, Canada. Tibor and I have known each other for almost 10 years now and I love his enthusiasm, his energy, and his approach to business. He's a very successful agent. The market in British Columbia has been very buoyant over the last 10 years, and everything has been falling into place. It's almost too easy. All he had to do was list the property and right away you'd have offers with prices going up. But now, the market has slowed down and he's got time to look around and say, 'Oh, what do I need to do to now to get things rolling again?' We had a great conversation and focused on a couple of things. First, his current listings, and what he could do to multiply those listings using our Instant Open House approach (really focusing on all the listing multipliers). If you've got listings right now and you're the only one with that listing, then you've got an opportunity that's amazing right now. You've got not just the opportunity to get that listing sold, but you've got an opportunity to find the buyer for that house. You've got the opportunity to find a buyer who buys another house if they don't buy this one. You've got the opportunity to get the next listing in that neighborhood, and you've got the opportunity to get a referral from the seller before the end of the transaction. Today on the Listing Agent Lifestyle podcast we're talking with Rene Nelson from Eugene, Oregon and Renee is a commercial real estate broker who specializes in multi-family apartment complexes in Eugene. She's had a lot of success, especially around the University of Oregon campus where a lot of investors are eager to buy multi-family homes because of the rental nature of people coming to go to school. We had a wonderful conversation about the importance of really dominating that target market because there are so few people actually control that whole space. There are only 235 owners who own 500 buildings, which can tame all of the multi-family homes over four units in Eugene. We talked about a complete strategy to dominate not only the listing side of the market but the buyer side as well. The ideas are totally transferrable from everything we talk about on the residential side, and the same applies if you're trying to dominate lakefront homes or golf course homes or oceanfront condos... multi-family is no different. We need to speak to sellers in a language that's appealing to sellers, all the while speaking to and attracting buyers with a language that's attractive to them. Then we can put them together as a market maker. This was a really great conversation, it went very quickly, and there's a lot for you to get out of it. Links:

Today on the Listing Agent Lifestyle podcast, we're talking with Jeff Jones, and this episode is a really interesting topic because it's something you may have heard me talk about on other podcasts. One of the desires I have, whenever we talk about home services, is I have a desire personally for home management for homeowners. We often think about property management for people who invest in real estate, but if you own a house, you're the property manager for your own property. Anything that goes wrong or anything that needs to be done; ultimately, you're the one responsible for it. I've been thinking about this as a category for a long time, and the way I describe it to people is 'I want to live in my house like I'm a guest in your house'. I want someone who can be the responsible adult and do all the things a responsible adult would do, proactively, to take care of a house, and I would happily pay for that service. Well, Jeff has heard me talk about that, and he's taken it on himself to put this kind of service together. So this is a great conversation to brainstorm what it might look like, the implications of a service like this, and how to start the process and leverage the referrals form people who already know, like, and trust us. Today on the Listing Agent Lifestyle podcast we have a different kind of episode because I'm calling in live, from Sydney Australia, and I'm here with Jesse Dejardin. Now, normally when we do a Listing Agent Lifestyle episode, we're talking with another real estate agent, and we're looking to figure out a plan for them to go through all of the Listing Agent Lifestyle elements, but that's not what we're going to do today because we have an expert in the house. Let me build a little background here. I've known Jesse for half of his life! He came to work with me as a young, bright eyed, entrepreneurial go-getter, but listen to what's happened since then. We worked together for several years, and when he left, he moved over to Australia and became the social media and advocacy manager for Tourism Australia. Essentially the marketing agency for the government of Australia. He's now their global manager for social and content, looking after all the organizations operation and when it comes to social and content. Impressive right! Jesse went on to become one of the 10 most influential people in travel, and just to put that in context, that ranking had him sandwiched between the CEO of Uber and the CEO of American Airlines. He turned around their social media, and particularly the facebook page of Tourism Australia and made it the number one travel destination in the world, so my idea for our conversation today is to pick his brains and imagine he's coming back to Winter Haven, Florida and I was going to appoint him the global ambassador for my real estate business in there. Knowing what he know's and what he learned from everything he did for Tourism Australia, what would he do in Winter Haven to build a really amazing outcomes for a real estate business. This is a great episode, lots of take-away actions, and you're going to get a lot out of Jesse's insights.

You can look to see where you stand on each of these elements, whether you are winning in that element, whether you're doing okay in or whether it's something that needs to be addressed and build a plan around it. We discovered the weakest link for him is in getting people, once they come to his site, to leave their name and their email address. There's nothing more revered in our society as an authority figure than someone who has written a book. It's gone on for centuries. We even have Government sponsored buildings that are filled with books where we go, and in hushed tones take in the knowledge that’s collected. That gives us an advantage. When you can package information that YOU have, specialized knowledge that you bring together and format as book, it goes such a long way in helping people putting down their skepticism and accepting what you are putting out as an authority. We’ve used this in many different ways. We have books we use as lead generation tools. We have a book called How to Sell Your House for Top Dollar Fast that we use in our Getting Listings program. One of the very first things I did as a Realtor was to package up information about where I lived, Halton Hills into a guide for people who were moving to the area. They could gather up all the information they would need to know, and discover what they could get for their money in Halton Hills. Penny Alpert, who you may remember from an earlier episode has just finished her book called Stop Your Foreclosure. A great way to identify and help anybody going through that process. You're going to really enjoy thinking through this process of what could be a book title you could use for your lead generation, lead conversion book or a specialized niche type of book for your, for your business. I'm going to let you listen in on a book title workshop I did for our 90-Minute Book clients. You’re really going to get a lot out of it, and I hope it stimulates some ideas for you, so you can really use this great tool for your business.

Today on the Listing Agent Lifestyle podcast we have a live session from our GoGoAgent academy, that we did here in Orlando a little earlier this year, and we're going to be talking today about element number three of the listing agent lifestyle, which is getting referrals. We had a whole discussion about how to make three things happen. What we want is every time your friends, your family, your sphere, really anybody who knows you, hears a conversation about real estate, we want them to 1) notice that conversation, 2) to think about you, and 3) we want them to introduce you to the person they had that conversation with. In this session we're going to share all kinds of ideas and ways to make that happen, and I think you're going to really start to see the gold standard you should aim for in your referrals. We want you to be managing your relationship portfolio for a 20% annual yield. That means if you have 150 people in that group, you're looking to generate 30 transactions. We've got lots and lots of people who are making that happen, and these are the strategies we're using to do it.

Today on the Listing Agent Lifestyle podcast, I want to share a great conversation I had with Justin Braithwaite. Justin is a newer agent. He's been a real estate agent in New York for the last two or three years, and he came to the real estate business as a way to assist in his real estate investing business to help him buy and flip homes. That mindset of coming into something and thinking about it as a capital investment is an advantage that can really serve him well as he grows and expands his business. Most of the time, people coming into real estate don't think about the work they do to find business as a capital investment providing an ROI, they think about it as an expense, which has a very different feeling. So, we spent a good portion of the time talking about how he can establish himself in an area of the 1,600 homes he would like to focus on. We talked about the ROI of that 'Getting Listings' work. Then we talked about the return on relationships with the top 150 people in his life. The 150 people who know him, like him, and trust him. Like most people, he's not necessarily in contact with those 150 people, so we had a really great scenario-running conversation, looking at the results he could see over the next 12 months if he put those referrals steps in place. Today on the Listing Agent Lifestyle podcast we're joined once again by Tony Kalsi form Ontario in Canada. You may remember Tony from his appearance as the very first guest on the podcast. Well, this September marks the sixth year of his Getting Listings case study, and the numbers are pretty amazing. We're now at over a million dollars in commissions, with a 12.2 times ROI, and it's pretty exciting to see how it all has worked out so far. We're well down the path of multiplying the investment Tony's made in that first year, and we spent a lot of the call talking really about what happened in those 12 months. What was amazing is that we found that since mailing the first year postcards, he's got 165 people to raise their hand and ask for the report, and since that time he's done 22 transactions with people who responded in the first 12 months. So over the six years, he's got 22 listings from this group, and there were another 22 people who sold their house, but not with Tony. I know people often ask, 'Are the people responding to a free house price report really selling their house? Well, clearly they are, and Tony was able to get 50% of the people who requested the report and then went on to sell their house in the next six years. It's interesting because some of them chose Tony this year, even though they responded in 2013! Today on the Listing Agent Lifestyle podcast, we're talking with Kenny MacCarthy, all the way from the North Shore & Cape Ann area of Boston, Massachusetts. I've known Kenny for many years, he's a great friend, and we had a really good conversation about essentially becoming a media company. Kenny's a very successful, long-time realtor. He got a great business that's working well. He has an established team. They've been doing Getting Listings programs for oceanfront listings right on Cape Ann, so he has everything working there, but he's looking for more. He always wants to grow. One of the things Kenny loves to do is make videos. He loves shooting video, playing with the technology, and trying all kinds of video ideas, so we had a great conversation about the possibilities to scratch that itch, and really create some bigger opportunities that he could be excited about working on.
