  • How Michael manages properties out of his area. He does plenty of investing outside of where he lives, and as many people try to invest near their homes to keep control, Matthew's really got some solid systems in place!
  • The hard work he put on to buy his first asset at 19 years old, but not as an investor. His living conditions resembled the house hacking technique. He was then advised by his teacher to become a Real Estate investor, pushing him to make this possibility a reality.
  • How he felt like a slave to his house, and that made his brain click! So he decided to get into self-storage.
  • How important it is to understand the area and the market that you're wanting to invest in; how crucial it is look at what are the main driving economic factors, and what are the main industries that are supporting that economy. 
  • To trust that gut feeling and ask yourself: does it feel right? Is there something wrong? Investigate what your feelings are towards something before fully committing to it!
  • The skill that helped him most: the ability to listen and communicate. To tell a story about he wants to happen in an area his investor, to the person who he is purchasing from.

  • Jon started out as an electrical contractor; in fact, he was at the time the youngest master electrician in Ontario's history!   • Are people able to pull out more money than they put in? Well, according to our guest: it depends on the area. It is also important to learn about costs: how to be able to run the numbers and stay within your budget. Getting to that perfect BRRRR and being able to do it the right way. 
  • Jon's piece of advice to investors that are working with contractors: Networking. Doing the work and research. It's KEY to understand what type of contract you're looking for!
  • We cover what our guest is usually looking at when looking at investors: the ones with an understanding of the local bylaws and the area. It means they did their research!
  • Being investor-friendly... and being an investor at that!
  • What would Jon tell a new investor when working with a general contractor? How does he make sure that they have an understanding of the cost and not feel gauged? Putting his reputation out there.   • Funny thing is: Alex did not find real estate... real estate found him! He got started through a family connection when he was 16, listening to a CD by Robert Kiyosaki. Last thing you know - he's dressing up to go to conferences at age 17! When studying, he started realizing that he was not too happy with the idea of finding a dream job, but more so with the idea of passive income! Finding a thing to do by yourself and being financially free... the rest is history!
  • We talk about educating yourself, just like in any other aspect. Investing is a risky subject that, if done with enough knowledge and research, can work wonders! And Alex even told us about his implementation of two strategies in one property, which is not a common approach -but a very clever one.
  • We cover the conditioning that many people have of thinking inside the box, wanting the same house and lifestyle as their parents. While there is nothing wrong with that, there are so many more things you could do for your future dream home. If you are willing to sacrifice two to three years of your life in your twenties, you might find success! Alex's advice: get a basement, renovate it and live in it!
  • Where does the money come from to renovate and do all of these shenanigans? Alex said that he uses private money... or joint venture money! 
  • Our guest's advice for people who are listening and are interested in starting out: start gaining traction, and find ways to get properties at good value.

Elizabeth, who wears many hats in Real Estate, tells us how she started working for non-profit organizations and fundraising sales, then realized with her husband that Real Estate was the best way to go for securing her retirement!   • Overwhelmed beginners who try their best to educate themselves through different mediums and yet don't know where or how to focus! With a lack of understanding of where to apply all the information they learn, a good coach is needed to help guide them towards goals and milestones! Elizabeth even gives us a 90-day focus tip you don't want to miss!
  • How it doesn't matter where you are standing in Real Estate... you might still get stuck somewhere! There is no shame in that, it's just important to recognize when you need help. And, of course, a good coach can assist with that concern.
  • How do you know it's the right coach? Elizabeth tells us how she sees a 30-minute discovery talk: as a job interview! She decides whether there is chemistry, if their values align, how communication works, and even how coachable someone is! The most important thing is: don't hire coaches just to tell you you're right!
  • Elizabeth's important advice is to slow down. Forget the noise. If being on social media is bringing you anxiety or disappointment, stop spending time, browsing it! Make measure decisions.

As a continuation of our previous episode, Fernando tells us more about Self-storage. This time, we will be focusing on learning to manage remotely. After earning 150 million in the span of three years, you definitely don't want to miss the telling of his journey!

In this episode, we cover:

  • How residential was taking a lot of his time even though he had a third party management, and he started wondering... who's passive truly when it comes to investors? His goal was to spend less than an hour a week managing his business.
  • Self-storage does not have tenants, actually. They can be considered "clients". And because of that, it cannot be guarded by tenant law. So he can take a lot of liberties with the units.
  • Fernando tells us how self-storage has a high sticky factor: If you raise the rent of a residential unit, most likely, the tenants will move out to look for something better. However, increasing a small percentage of the unit's rent, they will just comply. The cost of finding a different unit and moving everything will be way higher than the monthly cost of keeping it in the same location. He even said that he gets minimal to no move-outs!
  • He reminds us to make sure you have good visibility, an online presence (and a mobile optimized website!) . And remember to buy for cashflow. Cash is king. That's a good way to start.
  • Working your business remotely: how he does it. How does he know what markets to hit? Well, he makes sure that you're buying in a market that is under served!
  • PRO TIP: Focus on which investments will need no people present, just a phone (and he tells us all about those!).

Manjit has raised over 40 million dollars in capital since he started 14 years ago in the business. Just imagine that level of expertise. You won't want to miss it!

  • Manjit has flipped over 130 properties throughout his career. When he first got started, he had the classical snowball effect where he got a couple of scarse deals at the beginning, and then deal after deal!
  • He got started in 2008 at 23 years old. He began his way into the business through rentals.
  • No matter how slow the market is, if you start at a good price point, and you have a good product, you're gonna sell!
  • Skewing numbers when flipping. He had a great amount of luck with referrals, and has been using the same crew for over 6 years. His secret? Finding the right people at the beginning.
  • When dealing with contractors, pay them on time. Contractors can be so loyal and go above and beyond if you take them seriously and pay them first. The best part?   • The biggest issue when beginners buy their first property is how much hesitation on numbers they have. So... how did they get their level of confidence?
  • We all know it's quite difficult to do a perfect BRRR nowadays, but this lovely couple was able to.
  • When they joined a real estate investment group, they discovered the amount of networking that could help their business, which gave them an even higher level of confidence which ultimately made them pull the trigger on another 3 properties!
  • Their company has around 3 buckets: one is buy and hold, the second one is private lending, and the third one: is flips! 
  • A very important message that they highlighted: mental health when you have a full-time job is highly underrated. Anxiety in these cases may lead you to make decisions that might not be the best.

This time around, I am so happy to welcome Michael Chow with a great story of how he became this massive example of thinking outside the box. From being a refugee to building a 10 million dollar portfolio, you'd definitely want to hear all about it as much as I did.

  • How he came from a refugee camp in Hong Kong to becoming who he is today. The trajectory of coming from nothing to being truly proud of your journey and who you are today... is absolutely breathtaking.

  • Our advice: Take a step back, so you can move forward. Michael tells us how he hit many plateaus in the business. The challenges he encountered did not stop him, though: he pivoted and restarted again.
  • Pivoting is a process. Doing masterminds and exposing yourself to like-minded individuals can truly push you not only to overcome those obstacles that stand in your way, but also guide you in your future.
  • According to our guest, if you are drawn to designing and numbers, it means that your passion is definitely in that direction. For him? It's all the numbers and construction!

This week I am super duper excited to host this episode alongside Rachel Oliver, a wonderful woman who turned a nay-saying husband from saying no, to saying hello cashflow!

  • Rachel started investing in 2009, and in 2014, committed to investing full time! Her specialty? Rent-to-own. She wanted to finally break the glass ceiling, exhausted from begging for time off at a company that did not care about its employees.
  • Rachel gets into the challenges getting her hobby on board while introducing herself into real estate, where if you lose, you lose big. It took great courage, and it gave great results!
  • At the time when she was dealing with all of these challenges at the beginning, the one thing that she explains would have helped her much more is therapy!
  • How she was actively trying to explain Real Estate to her husband - but he seemed to always be distracted. Always a game on TV, never making it a priority, not attending meetings... until she found the one thing that stuck.
  • The hardest part about overcoming conflict is how much people tend to defend their position; taking that stance of not wanting to bend even one bit. Bringing a third person is the key!
  • After overcoming hardship and her husband nay-saying, how are they working through it?
  • We dive a little deeper into the rent-to-own strategy.

  • Scott has technology in place so that it's easy to collect rent! 
  • When you're too hands-on with your tenants, the problem is that it might become problematic. You get too involved, and instead of being professionalism, it's friendship!

Yakov started investing in the Toronto core in late 2019 and currently has a portfolio valued at over $5M. Even while achieving success through his career in B2B sales, he continued to create new business models, highlighted by a sports gear personalization company that ran for several years before being sold at the beginning of the pandemic. 

Despite the successes of his previous ventures, Andrew had always been intrigued by real estate and the fact that so many successful people had used it as a vehicle to create long-term wealth, allowing them to live life on their own terms. I worked as an ICU nurse across the border in Detroit lived in Windsor, ON, and invested in real estate here using the money I made from my job. I was born and raised in Windsor and went to school here from kindergarten to university. I came from a family of immigrants and I'm the first in my family to own real estate in North America. My first investment property was a 6-unit building in Windsor that I house-hacked while working my first year as a nurse. I bought another property the following year (duplex conversion) and made enough cash flow to be able to sustain my living expenses. I quit nursing after working throughout the entire pandemic and decided to pursue my career as a realtor and real estate investor beginning of 2022. I grew quickly on social media and made 300k my first year as a realtor, started my own team (the WindSocial realty team) with 3 realtors under me (and growing), ran the largest real estate investor networking event in Windsor (Windsor REI Social), and am now looking for larger multifamily projects.

About Inna
Inna Hanson was born and raised in Ukraine, leaving the country at 12 years old to join her family in the U.S. and then starting her life again in Canada in 2006. She completed an Honours Bachelor’s degree in Biochemistry from McMaster University and has worked in various roles in healthcare and stroke and cancer research since 2010.

In 2018, she attended a weekend course about Real Estate Investing, and her eyes were opened to the incredible opportunities that exist in owning rental properties, private lending, and equity investments. Since then, her portfolio expanded to a few buy-and-hold properties and a small multi-family.

Over the last two years, her goal was scaling her Real Estate business, but it was challenging as she had no clear strategy in mind. This was her biggest focus in 2022 – research and soul-searching on what she wants her business to look like. That plus the recent market changes in Ontario, Inna has since pivoted to Land Development. Now her focus is increasing density in strategic locations in Ontario with the ultimate goal of owning a free purpose-built rental apartment.
