When choosing your investment area, what can you do if you have no boots on the ground? Dubai based expat Steven Pardoe booked into a hotel in the West Midlands for a couple of weeks and walked the streets until he knew the area like the back of his hand. 

He has since returned to the UK and together with his business partner, Adam, they have built a portfolio worth £16 million, a figure he expects to rise to £22 million by the end of the year.

UK property expert John Howard’s forty years’ experience makes him the ideal investor to offer an opinion on the state of the UK property market as we head toward the third quarter of 2022.

It’s definitely something you should think about, given that Scarborough Borough Council has approved a £2.25m budget for the return of the Scarborough Fair which was last held in the 18th Century and has now been reimagined as a year-round programme of arts, heritage, culinary and sporting events funded by £1.2m from the government's Town Centres Fund.

So if you’re looking to ‘sweat your assets off’, then Scarborough is definitely an option considering that housing stock is cheaper there than in its affluent neighbour Whitby.

And if you’re looking for someone to talk to regarding luxury holiday lets in Scarborough, then you’d be hard pushed to find someone more in the know about this seaside hotspot than this week’s guest, Louise Tomlinson of LOCL Properties.

Jackie Tomes and her husband, Dave have accumulated a wealth of UK property experience through building their £15 Million portfolio in and around Thanet in the South-East of England.

After briefly falling victim to Shiny Penny Syndrome, they refocused their energy on adopting a business model consisting of acquiring and managing blocks of flats. 

By systemising, refining and adapting this model, they are now able to manage their business remotely, leaving them free to spend their time travelling around Europe in their camper van, while also helping other property investors to build their own portfolios.

Jackie argues that in the current climate of high interest rates, expats looking to build a UK property portfolio may be best advised to look to HMOs as their business model of choice and to see buying in Article 4 areas as an opportunity rather than a problem.

Jackie also has some valuable advice around how to apply structure to your business.

No amazing guests this week because I thought you might like to hear about mine and my wife's experience of buying property here in Hong Kong

 

This episode explores some of the questionable tactics developers and sales agents use to get prospective property purchasers to put their hands in their pockets, including lotteries, lucky draws and luxury amenities.

 

After several failed attempts, we finally got our feet on the Hong Kong housing ladder and bought a tiny one bed apartment off plan on the lowest floor of a new build development in the New Territories.

 

We watched on with excitement as the property gained 50% in value while it was being built giving us a potential profit of £200,000!

 

But circumstances conspired against us as Stamp Duty rules, Donald Trump and the Hong Kong protests lowered the value and we were left trying to catch a falling knife…

Michael Gerber, author of  one of my favourite UK property investment books, The Emyth Revisited, encourages entrepreneurs to aim at creating a business that is system dependent rather than people dependent.

Latoya McDonald is  a property systemization expert who writes for YOur Property Network magazine, and is host of the podcast Outsourcing Your Property Business.

Latoya shares tips on centralizing storage spaces for property business-related files using Dropbox and Google Drive, and using Asana for organizing workflows.

She also highlights the importance of documenting everything in a business if not to achieve then at least to  to aim for passive income.

Valter Pontes came from humble beginnings on a fairly remote island off the coast of Africa to being written about in Forbes magazine.

He attributes all his success to reading books. Lots of them!

 
Valter started his UK property portfolio by dropping out of university and using his student loan to sign up for a year long education course.

On the course, he learned to source property for others. And with the profits from his sourcing business. He started his own portfolio.
