15:00 - When Brad told the U.S. Marshal that the house is empty, he got upset; Brad had told him it was occupied, which is what you should do for safety
16:00 - They went in and made sure he wasn’t home; they asked if Brad knew where he was and threatened to arrest him if he wasn’t where he said
17:00 - The son had gone through the county system and had already been released from jail; the county and U.S Marshal clearly don’t communicate

14:56 – On Saturday, Missi got a call from Buyer 1 that a house was going onto the market that they’d be interested seeing
15:31 – The buyer went to the open house and they wanted to make an offer
15:54 – This particular house was priced to sell
16:10 – Missi agreed to write up the offer and that they’d submit it on Monday as the seller was holding offers until then
16:29 – Buyer 2 called Missi and surprisingly, they wanted to look at the SAME HOUSE as Buyer 1
16:44 – Missi told Buyer 2 that she was already writing an offer for the same house for another buyer and explained that she could, legally, represent both of them
17:01 – Missi also gave Buyer 2 the option of being referred to another broker to handle the negotiations—if Buyer 2 wins the negotiations, then Missi would step back in—they agreed to these terms
17:47 – Buyer 1 wanted Missi to represent them and not Buyer 2
18:05 – Buyer 2 still wanted to go with Missi during the showing because they trusted her alongside with their new agent (the agent that would write their offer)
18:43 – Both buyers’ offers were submitted to the seller and they were both Missi’s client
19:08 – What’s the common denominator here? The pool home. If you’re looking for a pool home in Northeast Florida, they’re becoming more popular and people are getting smart
19:49 – The pools are becoming more valuable than they were one or two years ago because of the demand

06:02 – She learned that the sellers and her clients had had an altercation and fight that involved police not long before the showing
07:00 – The clients and the realtor who referred them to her were friends and had set her up to show it, knowing that guy from the altercation was the seller
07:30 – The seller had just gotten his stitches taken out from the last altercation
07:40 – Laura learned that it is important to prequalify clients before taking them out to make sure they are serious about the purchase
08:18 – If that had happened now, 10 years later, Laura would’ve been better equipped to handle the escalation with the broker who referred the clients to her
08:35 – Real estate is a self-policing profession; oftentimes new realtors aren’t prepared for this
09:10 – Laura doesn’t know if that realtor is still in the business
09:28 – What Laura would say to a potential buyer/seller who doesn’t want to answer questions
09:43 – “I’d be more than happy to refer you somebody who might be more interested in dealing with this? Can recommend another agent?”
10:00 – She has lost clients over this, but she refuses to invest valuable time in people who aren’t serious about doing something and don’t understand the importance of it
10:30 – She insists on a lender letter (proof of funds letter if paying cash)
As a new realtor, be aware that you may need to self-police; if caught in a scary or serious situation, make your safety top priority.
Make sure someone is prequalified before taking them out; not just to make sure that they’re at the right price point, but to make sure they’re legit and serious.
Select clients that understand and respect your service and time investment; if they don’t, it is okay to acknowledge that it isn’t a good fit.

06:02 – The tenants caused $10,000 in damages, they not only caused damage to the house, but they also had to pay the attorney’s fees on top of having to clean the mess they made in the house
06:48 – Rosemary says the tenants did not take care of the house because they knew all along they could not afford it
06:56 – Rosemary says agents and consumers have to be very careful in letting people into their homes
07:21 – The house eventually was listed and a sale was going smoothly when Rosemary received a call from the buyer’s agent saying they were terminating right before closing, unless the offer was decreased by $10,000

14:15 – He went back to the county office to research the permits; he said the county was wrong and recorded everything on the wrong parcel number
15:00 – He had already looked inside the home, though, and had a laundry list of things to fix before move-in
16:20 – She had to tell everyone – buyer and seller – what happened; Brandi helped them through
17:45 – The county wasn’t helpful and the homeowners couldn’t move in because of all the things the inspector said needed to be done

41:03 – He had a successful surgery but the lung donor had a MRSA infection in the lung and pneumonia, so they transplanted it then treated the MRSA and pneumonia
41:41 – Had to be fed through feeding tubes, they were removed, then fluid was leaking into stomach, had to go into emergency surgery again
44:05 – A typical lung transplant is in the hospital for 2-3 weeks, then they go to a hotel to be close by while healing; he was in the hospital for 7 weeks and then was in a hotel for another 6 weeks
45:25 – It was a very trying time; it was exhausting and horrible, but got him well
46:30 – He met a transplant patient who gave up after a week and wanted to go home with pain medication; she ultimately decided to finish the treatment
47:35 – Nurses want you to get out “as fast as you can” and inspire patients to get better faster
